areas
of

property

the
south

there's
there's
kind
of
two
areas
of
wetlands.
I
did
highlight
the
cover
sheet
in
yellow
I
kind
of
drew
on
the
50
foot
and
the
orange
is
the
100
foot
you
can
see
from
the
from
the
orange
the
entire
properties.
Basically
within
100
foot,
regulated
review
area,
there's
a
little
kind
of
parallelogram
located
where
the
building
is
that's.
Also
out
of
the
100
foot
regulated
review
area.

The
wetland
to
the
north
is,
I
guess,
driven
by
a
culvert
that
goes
under
flanders,
road
into
a.

So
this
is
the
culvert
that
crosses,
though
here
there's
basically
a,
I
would
say,
an
intermittent
stream
that
runs
down
where
it
actually
enters
an
actual
wetland.

Not
to
say
this
isn't
a
wetland,
but
it's
really
driven
by
the
by
the
culvert
crossing,
so
we're
proposing
to
put
that
down
to
the
wetland
with
a
plunge
pool,
without
that
the
property
would
be
extremely
challenging
to
get
any
kind
of
development
on
we
basically
the
reason
we
highlighted
the
yellow
50
foot
because
it
just.

I
think
we
tried
to
stay
at
50
foot
with
everything
well
with
the
exception,
with
the
exception
of
where
so,
if
you,
if
we
pipe
this
and
and
the
intermittent
stream
goes
underground,
the
50
foot
would
come
across
here
from
this
wetland,
so
that
was
kind
of
our
thought
process.
You
know
we
were
a
bit
surprised
when
we
went
out
to
do
the
wetlands.

obviously
we
knew
this
and
that
there
was
going
to
be
wet
down
here,
because
there
was
some
wetlands
on
the
adjacent
property
to
the
north.
So
then,
when
we
got
into
it
and
you
know
kind
of
went
through
the
entire
site,

found
this
other
wetland
here
and
actually
just
was
kind
of
thinking
tonight.

that
maybe
an
interesting
thought-

we
can
talk

know

about
this
when
we're
out
doing
the
sight
walk,

is
is
somehow

get
this
water

kind

would
disappear
that
it's
just
a

thought

I
thought
I'd

it

I
know

we're
supposed
to
think
of
alternatives

development

the

circulation
around
the
building
that
connects

this
side

across
the
frontage.

of
this
area
is
paid.

the
contractors
potentially
a
contractor's
building
so

it

storage

the
smaller

unheated

starts

on
this
corner

ties
into
the
building

everything

a

a
very
definitive
line

50-foot

we

we
can't
pipe
this,
we'll
probably
walk
away
to
be
honest
with
you,
because
there's
just

not
enough
developmental
area.

issue

the
site

a
extension

a
culvert

stay
away
from
this
whole
side
of
the
wetlands,
and
you

this
area
pretty
well
that
again,
the
extension
of
the
culvert
is
a
big
part
of
this
project.
Without
that-
and
so
you

we'll

together
with
the
soil
scientists
get
it
into
the
report.
Specifics
about
that.
But
we
do,
we
did
submit
drainage
calculations.
We
are
zero.
You
know
zero
increase
in
in
in
all
the
storms,
two
through
a
hundred
zero
volume
increase,
and
I
can
go
through
that.

All
of
that
is
on
the
upper
within
the
within
the
walled
in
areas.
So
there's
hydrodynamic,
separators,
there's
two
of
them
at
least,
if
not
three
I'll
double
check
that,
but
which
are
all
on
the
plan
so
everything's
treated
groundwater
or
not
groundwater
roof
water
is
infiltrated
into
the
ground
prior
to
exiting.

this

underground

piping

the
existing
catch
basin

the
centers

hydrodynamic
separator
located

one

the
other
side
prior

running

treated
that
hits
the
pavement.
There's
no
direct
discharge
into
the
ground
without
being
treated.

So
any
storm
water
from
the
parking
lot
gets
treated
prior
prior
to
entering
the
ground
and
most
of
what's
going
into
the
ground
is:
there's
roof
water
from
the
two
two
buildings.
So
let
me
see
here
yeah,
it's
five
or
six
feet
along
here
and
six
five
feet
in
the
back.
It's
like
four
to
six
feet
for
the
most
part,
not
a
very
tall
wall,
but
it
makes
the
it
makes
the
property
usable
and
it
defines
a
definitive
50-foot
buffer
to
the
wetlands.

goes

it
gets
treated
prior
to

a
hydrodynamic
separator

the
most
part,

a

bit
over

this
side

enters

is
graded
away
from
you

towards

before
it
enters
an
infiltration

into
a
catch

actually
does
get

more
