of
the
property
lives
in

house
and
when
his
family
first
purchased
it
the
building
had
had
three
units,

there's
the
one
unit
was
very
tiny,
so
largely
it's
been
classified
as
a
two
unit
building.
So
what
you're
seeing
is
the
main
floor
of
the
existing
house
with
the
wooden
deck,
and
you
can
see
that
there's
a
there
was
an
existing
bachelor
pad
at
the
back
of
the
first
floor.

is

request
to
reduce
the
minimum
front
yard,
and
that
is
that's
because
of
the
existing,
so
the
a5
zone
requires
a
seven
and
a
half
meter
setback,
but
the
existing
house
is
already
four
and

half
meters.
So
that's

recognition
of.
What's
there
we're
seeking
to
reduce
the
minimum
side
yard,
that
is
again
the
recognition
of
the
existing
house,
which
comes
within
0.9
meters
on
the
east
side
of
the
property,
the
requirement
is
1.2
meters.

there
any
requirements
to
to
increase
height
height
in
this
zone
is,
is
allowed
to
be
over
10
meters,
and
this
building
will
be
less
than
10
meters.
Essentially
it's
to
to
match
the
neighborhood.

keeps

additions

the
front
of
the
house.

need

increase
that
to
accommodate
four
cars
rather
than
two,
and
we
would
also

permit

single
lane
entrance
the

This
is
to

fact
that
when

have
shared
amenity
spaces,
they
are
required
to
be
greater
than
54
square
meters.

overall
is
providing
more
than
100
square
meters
of
amenity
space,
but
the
shared
deck
is
less
than
54
square
meters.
So
there's
aspects
of
amenity
that
we
need
to
reduce,
but
it's
not
overall
overall
there's
a
front
yard,
a
backyard,
a
deck,
a
patio
there's
all
kinds
of
wonderful
amenities
being
proposed
next
slide.

I
do

would
just
like
to
summarize
that
that,
as
a
land
use
planner,
I
find
that
this
project
is
consistent
with
provincial
policy
that
it
forms
to
the
official
plan
tests.

been
designed
very
carefully
to
respect
the
neighborhood
and
the
character
by
tucking
everything
behind
that
existing
dwelling,
and
it's
proposed
to
maintain
that
current
streetscape
that's
a
very
important
test
when
we're
dealing
with
stable
neighborhoods
and
it's
in
good
proximity
to
a
variety
of
of
city
uses
such
as
transit
parks
and
trails
and-
and
I
believe
it's
a
good
intensification
project
for
this
location.

wentworth
landscaping

done
both
a
landscape
plan
and
a
tree
inventory
of
the
site
and
has
actually
gone
above
and
beyond
the
usual
of
covering
covering
off
all
the
trees
and
bushes
that
are
on
the
site
and
the
there
is
only
one
tree
slated
for
removal
which
is
close
to
the
addition.

That's
proposed
it's
a
manitoba
maple
that
is
in
poor
condition
and
there's
also
a
cedar
hedge,
at
the
back,
where
the
parkings
propose
that's
in
also
in
poor
condition,
but
the
rest
of
the
trees
that
are
all
largely
on
the
property
line
are
all
being
maintained
and
there
are
additional
plantings
proposed
as
well.
So
the

don't
think,
there's
a
bush
on
the
front
lawn
anymore,
their
their
lawn
areas
that
we
do
hope
to
use
as
some
of
the
amenity
for
the
the
user
for
the
future
residents
of
this
building,

combination

plantings

privacy

being
removed
is

the
top
side

this

and
it's

circle
close

the
addition.

There
would
have

four
circles

One
of
those
is
going
away
where

manitoba
maple

in
poor
condition,
but
you
can
see
that
also
on
this
on
the
side

property,

north
side
of
this
picture.
The
top
of
this
picture
is
the
east
side
of
the
property,

that's
that's
basically,
an
area
that
would
just
be
green
space.

counted

amenity

a
bioswale
and
it'll
have
plantings

deal

storm
water

the

site

really
oriented
toward

back
patio
has
plantings,
and
all
of
that
would
just
help
with
any
cars

and
going
from
the
site

terms

light
reflecting
you

properties

this

design,
there
was
a
lot
of
effort
spent
on
compatibility.

a
two-story
build,
so

don't
have

areas,
they're
two
bedroom
units

than
the
main
one,
which
is

they're
designed
in
a
way
that
should
provide
a
number
of
people,
some
rental
options
to
consider
this.

mix

side

rentals

know
they
were
trying
to
designate
the
neighborhood
at
one
point,
and
that
is
my
greatest
fear
that
this
will
kick
off
everybody
taking
their
lots
and
infilling.
So

appreciate
what
councilor
hutchison
said:
that
is
the
mix
I
would
be
afraid
of
falling
apart
on
the
main
street.

just
very
quickly
speak
to
that,
the
planning
act
is
very,
very
explicit
and
our
staff
can
correct
any
of
these
comments
if
I'm
misspeaking,
but
we
are
not
allowed
to
zone
or
make
zoning
decisions
regarding
the
nature
of
the
tenancy.

came
about
years
ago
when,
when
communities
like
ours
were
trying
to
limit
the
amount
of
student
housing,
for
instance
and
human
rights,
have
said
that
that
is
not
a
that's
contrary
to
the
human
rights
code,
and
so
that's
a
consideration.

this

we're
very
conscious
of
your
property

a
big
part

design
feature
was
that
separation
distance,
where

zoning,

that
and
similarly
where
the
height
would
be
allowed
to
be
10.7
meters,
which
is
closer
to
three
stories,
we're
coming
in
at
two
to
respect,
staying
below
the
the
street
line

the
front

the
house
on
union
street.

look
at
the
orientation
of
your
home
at
581
and
the
fact
that
your
driveway
is
on
the
west
side
of
your
property
between
your
home
and

has
the
parking
at
the
rear
and
we
have
a
two-story
building
and

site
plan,

landscape
features
and
fencing
proposed.

this

project

clients

has
to
do

street

room

with
unique
concepts

as
the
