and
we
came
up
with
another
solution
which
would
be
crushed
limestone
and
we
were
assured
by
the
contractor
that
the
crushed
limestone
we
wouldn't
have.
We

topsoil.
It
can
just
go
on
top
of
the
property.
The
trees
would
be
safe,
no
trees
would
have
to
be
removed.

cloverdale

their
issues

Oca

no
objection
to
either
paving
with
concrete
or
using
gravel
crush
run
for
the
driveway
located
on
the
left
hand,

parking
pad
using
gravel
crush

proposed
landscaping
plan.
While
we
would
prefer
the
walkway
to
be
brick
matching
the

we
would
ask

As

here
one
is
to
get
an
approval

removing
demolishing
existing
improvements,
and
the
other
is
for
the
approval
of
a
site
plan
and
architectural
renderings
and
the
like
for
what
we
propose
to
put
on
the
property
and
if
I
may,
I'd
like
to
first
address
the
concurrent
improvements
in
the
condition
of
those
improvements,
did
you
all
receive
the
report
from
coal
and
coal
architects
about
this?
Y'all?
Don't
have
that
they.

It
would
add
one
piece
and
then
add
another
piece
till
they
kind
of
stretched
along
that
that
full
front
of
the
block
there
has
the
appearance
of
one
building.
It's
really
in
effect,
a
number
of
structures
put
all
together,
so
there
are
different
slabs
that
are
on
grade
they
step
between
each
building
because
the
property
slopes
down
so
they're,
not
on
they're,
not
on
level
plane.

There's
evidence
of
water
intrusion
throughout
these
structures.
The
roof
is
a
wood,
truss,
roof
structure,
electrical
and
hva
are
antiquated
and
the
architect
believes
they
don't

need
code,
although
he
doesn't
give

exact
opinion
on
that.
His
assessment
of
it
is
it's.
These
are
modestly
constructed
buildings
they're
in
poor
condition.
They
have
no
architectural
significance
and,
in
his
opinion,
have
outlasted
their
original
intended
use.

current
owner,
who
is
under
contract,
to
sell
this
property
to
map
code
for
this
development,
bought
these
front
buildings
in
2001
and
they
continued
to
be
leased
to
the
to
the
furniture
manufacturing
company
there
for
16
years
after
he
bought
it.
He's
been
vacant
because
that
company
left
the
building
he's
been
vacant
for
the
four
years
since
and
he
has,
through
a
broker's
firm,
tried
to
lease
the
building
in
order
to
get
it
in
shape
where
he
thought
he
might
have
a
hope
of
leasing
it.

That
really
explains
to
us
a
large
measure
why
it
won't
work
because
of
the
condition
of
that
of
that
building
the
white
concrete
block
building
at
637
clay
was
bought
just
recently
by
the
current
owner.
It
was
already
subject
to
an
order
for
demolition
by
the
city
because
of
its
poor
condition
and
it's
in
very
bad
condition.
It's
really
not
repairable
at
all,
so
the
the
condition
of
the
improvements
on
the
site
are
such
that.

I
might
point
out
that
that,
if
the
even,
if
you
could
have
a
building
in
that
footprint,
exactly
there's
no
there's
really
significant,
there's
no
parking
on
the
site
for
it.
The
topography
rises
up
solid
from
the
back
of
that
building
toward
the
back
line
of
the
property
you'd
have
to
excavate.
All
of
that
which
is
like
20
feet
of
of
rise
and
terrain,
and
it's
just
it's
not
feasible.

If
it's
zoned,
you
know,
as
you
know,
right
now,
for
residential
if
it
were
to
be
rezoned
for
a
say,
a
retail,
commercial
or
industrial
type
site.
Our
understanding
is
that
it
would
require,
like

parking
spaces,
which,
just
don't

exist
without
totally
redoing
the
site
which
isn't
feasible
with
respect
to
the
way
the
condition
of
the
property
is
now
so.

attention

the
proposed
improvements-

assume

I'm
looking
at
on
the
big

The
the

This
is
a
more
recent
the
prepared
exhibit,

low
masonry
wall

would
come
from
the
driveway
off
of
heron
to
the
corner
and
wrap

corner

give
a
sense
of

entry

whole
area,

one
idea
is,
to
put
you

historic
cottage
hill

wall
can
be
dressed
up
with
different
kinds
of
materials.

area

divides

deserves

inserted

entire
life,

know

there
used
to
be
a
gas
station
right
across

street

it
was
very

dinky.

forward

certain
air
that
we
want
to
have
you
know
in
these
historic
districts?

fit
more
architecturally

put
something
new

this
area-
something
that's
you

ever
seen,
walmarts
look
different.
You

like
typically
they're,
blue

sometimes

go
into
other
neighborhoods
and
they're
like
brown
beige
and
they
tend
to
blend
into
the
area
because
they
want
them
to
look
more
attractive
to
that
particular
area.
They
don't
like
the
blue
and
yellow.
They
want
to
go
with
brown
tones,
so
they
they
change
it
just
ever
so
slightly.

that's
what
one

block
over
right
in
the
middle
along
clay

it's
a
commercial
site
they're

has

massing

sense
of

hill

redoing

fits
into
the
context
of
what
the
character
of
the
neighborhood
looks
like.

real
unique
style

architectural
style

thought
really
fit
well

one
other
property
that
has
the
cantilever
type

kind

appearance,
the
one
on
the
bottom
left
there,
and
so
we
really
felt
like
architecturally.

these
buildings,
you
you
can't
just
look

these,

because
a
lot
of
these
buildings,

would
probably
want,
at
this
point
in
time,
to
put
new
faces
on
these.

we

opportunity

they're
not
in
question
at
this
point,

you
all
have
the
opportunity
to
bring
something
brand
new
that
could
that
could
encompass
the
new
and
the
old
it
could
accentuate
both,
but
it
takes
design.

we
really

build
right

it

be
representative

place

extending
of
the

the
face

from
about
halfway
in
that
middle

halfway
between

of
a
presence
on
herron.
The
thought
was
that
the
building
needed
to
come
to
the
street
and
have
more
of
a
presence
there
and
that's
what
we
were
hearing
from
staff.

you
want
a
smaller
looking.

for
what
it's
worth
the
reason
they've
tried
to
put
it
like
this

bring

building
over

herron,

have

sense
of
presence
at

front

hair

thought

the

store

the
restaurant
within
the
store
are
going
to
be
important
to
the
folks.

heard
from
a
lot
of
folks
that
they
walk
across
the
interstate
to
get
groceries
and
food
and
the
like

other
side
of
the
interstate,
and
we
said
we
thought
it
would
be
a
very
positive
thing
to
have
the
store
and
the
restaurant,
where
it's
walkable
without
crossing
the
interstate
and
without
crossing
these
driveway
lines.
So
that's
one
reason
we
felt
like
the
building
ought
to
be
on
that
end
and
the
canopy
ought
to
be
out
toward
the
interstate
where
that's
the
most
intensive
use
in
town
is
the
interstate.

you
drive
up

down
the
interstate.

tall
signs.

large
signs

name

kind

gas
station
convenience
store

prices
of
their
gasoline
because
I
know
gas
is
expensive.
There's
been
bidding
wars
for
years
is
mapco,
have
any
intentions
of
putting
up
a
tall
sign
to
let
people
know
on
the
interstate
where
they're
at
and
what
their
gas
prices
are.

people
can't
predict
the
future
look
into
the
future,

you

understand

to
put
a
large
gas
station
in
a
historically
designated
neighborhood

stations
they're
also
located
in
historic
neighborhoods

day
this
has
got

pumps,
the
ones
that
I
pass.

think
one
has

taking
up
a
block,

huge
undertaking
and
it's
going
to
change
that
neighborhood.

why

put
it

is
a
prime
location

right
next
to

interstate,

clay
street
coming
from

north.

herring
street

but
certainly
this
this
is
a
historic
neighborhood.

like
about
every
other
map

and
this
is
a
historic
neighborhood

the
stations
that
I've
mentioned
in
historic
neighborhoods
are
either
very
small

they
kind
of
look
like
the
ones
you

seen

50s

the
60s
which
map
co
is
and
there's
nothing
wrong
with
progress.

mean
map
codes
and
traded
corporation
they're
here
to
make
money
nothing
wrong
with
that.
But
this

location
is,
is
going
to
be
tough.

cars
that

there

they're
their
business
model,

we
think
it
can

be
a
win-win
for
the
city
and

the
neighborhood,

the
store
that
they're
bringing

made
many

the
points

expressing

opposition

this

couple

things
it
wasn't
touched
on.
Obviously
we
were
disappointed
that
there
was
no
really
serious
consideration
of
an
adaptive
reuse.

it's
a

a
1940s
building,
but
if

really
wanted
to
do
something
with
it,

think
you
could

aside

would
be
really
cool
and
you
could
make
a
commercial

working
with
an
historic
district
doing
it,

orientation
was
a
was
a
huge
issue.

understand
that
there
are
provisions
within
historic
neighborhoods
for
both
adaptive
reuse,
but

the

buildings

it-
those
are
commercial
buildings.
They
were
built
at
a
time
when
we
did
not
have
this

not
on
the
national
register

historic

neighborhood

love
living

want

aspect
hasn't
been
talked

empty
lot
right

in

successfully

oppose

station

of

was
a

no
gas
station

There
hasn't
been
one
there
for
a
long
time
that
that
business
lasted

we've

scar
for

years
worth
of
profit
right
there.

don't
want
that

montgomery
in
the
future,

matco
has
the
ability
to

something
special

our
neighborhood.

happy
to
work
with

the
suggestions
of
rotating
the
building
now
the
other
thing
that
really
hasn't

discussed
enough
is
that
excavation
that
would
be
required.

red
roof
building

side

the
cottage
hill
school
which
stood
there
for
a
century,

it
gives
our
neighborhood

name
and
that
it
will
be
a
dramatic,
weird,

landscaping

steep
behind
the
existing
building,
but

existing
building
is
way
up
front
of
this
ring
you're
excavating
a
huge
amount
of
earth
back
there.
So
we're
really
concerned
about
that
as
well.

that
that
architecture
doesn't

neighborhood

layout

moved
down

one

reasons

chose
to
live

cottage
hill
and
predominantly
looked
at
homes
in
historic
districts
is
because
the
character
of
the
neighborhood
that
I
live
in
is
important
to
me
and

houses
around
me
and
the
architecture
I
live
with
are
important
to
me
and
one
of
the
things
I
relied
on
and
that's
important,
I
think,
is
maintaining
these
these
neighborhoods
and
these
special
sorts
of
places
and
I'm
a
huge
fan
of
modern
architecture.

drove
my
realtor
nuts
trying
to
find
a
mid-century
place.

the
even
at
the
edges

our
neighborhood,

that
this
sets
a
precedent
for
the
rest
of
our

and

keep

character
of
montgomery
the
way
it
is

district

knew

except
for
pat
dozier
and
a
very
small
handful
of
other

eccentric

he
was
kind

crazy.

back
on,
it
means
he
saw
something.
Nobody
else
could
see.

have

it's
too
expensive
to
restore
this

too
expensive
to
keep
this

costs

imagination

been

neighborhood

lot

nice
