The
property
is
zoned
c-2
general
commercial
district
is
located
on
the
east
side
of
point
prairie
road,
approximately
350
feet.

would
be
pods
that
they're
proposing
to
place
on
the
site
of
just
south
of
one
of

larger

the
site.
So
staff
has
reviewed
the
application
with
the
criteria
of
the
unified
development
ordinance
for
conditional
use
permit,
and
we
are
recommending
approval.

there
have
all

the

been

approved

the
north
of
further
north
of
the
site,
there's
also
been
a
stable,
approved
and
promising

so
we
are
recommending
approval.

indicated
that
the
clinic
will
utilize
on
the
existing
buildings
and
the
pavement.

there
for
parking.
The
entrance
will
have
to
be
moved
further
north
from
where
it's
located.
They
can't
see
it
on
that
slide.
Sorry

recommending

moved
north

northern
end
of
the

and
we
think
that

from

conditions

approval
have
been
met
and

four.

where
conditional
use
is
not
in
place
in
an
active
use
within
two
years
from
the
date

granting
and
are
in
accordance
with
the

quickly,

further

this

brad.
We
both
graduated
from
veterinary
school
in
mizzou
in
2005.
We
worked
a
few
years
in
emergency
medicine
in
st.
Louis.
Before
opening
our
other
clinic,
we
first
opened
a
small
animal
mobile
veterinary
practice
in
2009,
and
then
we
opened
crossroads
veterinary
hospital
in
October
of
2010.
The
location
of
this
is
at
the
corner
of
highway
d
and
highway
double
D.

So
as
with
most
business
plans,
and
especially
with
veterinary
hospitals,
we
feel
we
need
to
be
within
a
one
to
two
mile
radius
to
satisfy
our
current
clientele
and
currently
there's
no
commercial
properties
available
within
this
area.
So
the
property
of
102
53
highway
DD,
is
a
little
less
than
one
and
a
half
miles
north
from
our
current
location.

We
fill
this
with
better
service
clients
because
there's
more
area,
and
we
also
feel
that
parking
would
be
great,
a
lot
safer
for
the
clients
and
their
animals
getting
in
and
out,
because
the
location
were
right
now
we
share
a
parking
lot
with
the
gas
station.
So,
as
she
said,
our
current
plan
is
to
use
the
existing
structures
on
the
veterinary
clinic.
We
have
no
current
plans
to
develop
the
surrounding
land
area
with
it.
As
she
said,
it's
also
zoned
agricultural
on
26
acres.

We
spoke
to
most
of
the
immediate
neighbors
on
sweetie
road
and
on
highway
didi,
and
no
one
voicing
concerns
or
opposition
to
a
veterinary
clinic
being
there.
The
one
concerned
voice
was
asking
if
we
were
going
to
build
an
outside
kennel
and
if
there
would
be
a
lot
of
dogs
barking,
and
we
assure
then
we
weren't
going
to
build
any
outside
kennels
I'm
due
to
weather.
So
this
shouldn't
be
a
concern.

The
existing
house
should
be
easily
converted.
We
plan
on
the
outside,
doing
some
landscaping
and
lighting
and
repairs
on
the
inside
we're
working
on
the
interior
building
plan,
but
we
plan
to
obviously
about
he
kept
bathroom
redo
the
floors.
We
do
the
electrical
system
and
add
some
dividing
walls
inside
to
make
some
smaller
rooms
for
the
exam
rooms.
As
she
also
said,
we
plan
on
removing
the
existing
entrance
and
exit
to
the
kind
of
the
top
of
the
hill
about
30
yards
in
order
to
allow
better
visual
visualization.

are
aware
that
there
is
much
opposition
and
controversy
to
this
property
being
developed
previously
with
the
winery.
All
of
the
main
concerns
were
late
night
noise,
large
amounts
of
traffic
hundred
spot
parking
areas
don't
feel
like
any
of
these
should
be
concerned
for
a
veterinary
hospital
at
peak
business
times.
We
have
9
to
10
cars
in
our
parking
lot
and
those
include
our
vehicles,
our
employee
vehicles
also-
and
we
are
only
open
during
normal
business
hours,
sanitation
and
sewer
treatments.
We
plan
to
use
or
do
the
same
way
as
we
currently
do.

We
produced
about
the
same
amount
of
trash
as
a
residential
household.
We
currently
have
one
trashcan
one
recycle
bennett's
picked
up
only
once
a
week.
There
is
a
septic
system
on
the
property
we
plan
to
have
it
inspected
and
maintained
our
water
consumption
is
fairly
low,
I
think
our
monthly
averages
about
900
gallons
a
month
so
overall,
we
just
feel
that
going
from
running
to
buying
a
location
will
greatly
improve
the
hospital
and
that
going
from
a
vacant
property
to
a
veterinary
hospital
would
be
able
to
better
serve
the
community
in
our
current
location.

business

the
neighbors

think
it's
good
for
the
community
right
across
the
street.

to
one

the
neighbors

networks

about
250
other
people
that
surround
from
sick
Park.
