revenues
from
the

real
estate
side,
it
said
that
commercial,
commercial
transaction,
real
estates
were
higher
and
anticipated
I'm
just
wondering
what
what
is
the
residential
outlook
and
also
just
as
a
fault.
What
are
the
varying
components?
You
know
what
what
is
it
50/50?
Is
it

Through
the
chairs,
so
certainly
the
report
identifies
the
first
year,
revenue
for
from
municipal
land
transfer
tax,
and
it
suggests
that
we
are
thirty
million
dollars
currently
over
budget.
So
this
is
a
favorable
variance.
That
number
is
predominantly
related
to
a
transaction,
a
number
of
transactions
that
were
completed
at
the
end
of
March
31st
and
those
were
non-residential
transactions
and
they
make
up
typically,
historically,
a
non-residential
transactions
make
up
roughly
25%
of
the
overall
revenue.

In
the
first
quarter,
we've
received
a
number
of
of
those
transactions,
and
the
revenue
simply
was
much
greater
than
anticipated.
So
when,
when
you
look
at
in
the
first
three
months
of
the
year
and
the
the
residential
revenue
is
down
by
about
five
percent,
but
it's
the
non-residential
revenue
is,
is
substantially
higher
than
what
was
affected
and
that
has
created
the
favorable
variance.

Our
projections
are
that
we're
gonna
meet
budget
and
the
budget
for
this
year
is
I,
believe
eight
hundred
and
seventeen
million
dollars
again,
it's
really
early
in
the
year
to
tell
you
what
that
number
will
be,
but
we
think
we'll
be
able
to
meet
it.
We
have
historically
over
the
past
ten
years
since
the
introduction
of
ml
TT
have
actually
exceeded
budget,
but
this
year
we
think
we're
gonna
be
on
track
to
meet
budget.
So.

fact,
we've
currently
we
have
a
fifteen
I,
think
it's
forty
million
dollar
contingency,
so
we're
taking
the
first
forty
million
dollars
into
capital,
and
should
you
know,
revenues
not
exceed
or
not
meet
budget
we'll
be
able
to
defer
some
of
those
capital
expenses
and
say
the
bills?
Yes,
that
40
million
translates
into
roughly
five
percent
of
the
eight
hundred
million.
It's
all
my

we're
projecting
a
year-end
of
variance
of
0,
which
means
that
we're
going
to
be
meeting
budget
for
2019.
Our
policy
is
that
we
base
it
on
last
year's
actuals
and
2018
actuals.
So
in
fact
it
will
be,
it
will
be
flatlined.
The
budget
for
2019
will
be
flatlined
to
the
actual
revenue
that
we
received
in
2018,
and
we
anticipate
that
revenue
will
be
similar
to
budget
at
817
million
dollars
right.

if
you,

all
your,
if
your
additional
revenues
in
the
first
three
months
of
this
year,
which
and
if
these
are
these
commercial
transactions,
presumably
started
in
the
previous
year,
I
think
it's
safe
to
say,
if
you're
down
for
the
for
the
next
nine
months,
which
I
would
assume
it's
the
last
six
months
are
the
most
important.
That
shows
you.
Your
trend,
not
the
first
six
months
of
the
year
that
we're
actually
going
to
be
down,
and
that
could
be
problematic.
No
again.

It's
really
hard
to
speculate
this
earlier
near
if
you're
watching
it
all
signs
are
that
you
know
there's
there,
commercial
transactions
are
healthy.
The
real
estate
mark
in
Toronto
is
very
healthy.
Prices
have
moderated
compared
to
last
year.
Volumes
have
in
fact
decreased
the
relative
to
last
year,
but
we
still
anticipate
that
we
will
meet
budget
for.

question:
so,
if,
if
it
flatlines
as
they
say,
would
you
then
work
into
your
projections?
The
fact
that
the
last
nine
months
or
last
six
months
are
flat
and
go
from
that
as
a
poke?
My
concern
is,
if
you
take
the
whole
year,
it's
a
little
bit
misleading,
because
your
your
uptick
was
in
the
beginning
of
the
year,
and
the
most
relevant
numbers
are
in
the
last
six
months
of
the
year.

budget
does
not
have

flexibility
and
it

service,

suggested
by
the
board
members
that
we
asked

city

do
it
and
it
is
theirs
involved
the
police,
it
is
a
you
know,
a
citywide
involvement.

is
a
large
segment
of
the
LGBTQ
community
coming
forward
and

wanting
this.

our
budget
this
year
and
it
was
recommended
that
we
come
to
the
city
and
asked
for
it
in
that
fashion.

thing
is
that

police
services
board
at
the
time
we
did
council
Annunziata,
we
did
the
Morton
review
and
that
came
out
of
the
special
fund,
which
really
was
an
exception,
and
the
board
felt
that
it
was
more
appropriate
to
come
and
ask
the
city
for
it
on
this
occasion.

is
that

will
bring
forward
a
recommendation
as
to
how
to
proceed
with
an
independent
review
there

ask
a
recommend
that

we
engage
with
an
independent
review
or
it

could

heard
lots
of
the

office

the
Independent
Police
Review,
so
I
haven't
seen

recommendation

$25,000
on
a
one-time
basis,

the
tax
Stabilization
Reserve,
and
to
support
the
working
group
appointed

the
board

legal

perspectives
for
the
independent
external
review
with
respect
to
police
service
missing
persons
investigations.
So
that's
just
one

this
report
is
a
combination
of
two
things.
There
was
a
motion
at
the
board
meeting
that
increased
the
budget
for
the
TTC
to
provide
additional
services
to
address
overcrowding
and
that
at
City
Council.
There
was
another
motion
that
gave
additional
funding
to
the
TTC
to
again
address
overcrowding,
with
the
understand
that
we
report
back
to
our
board
with
a
recommended
proposal
and
the
annualized
cost
associated
with
increasing
service
this
year
and
what
it'll
look
like
for
next
year.

this

a
very,
very
important
TTC
initiative,
supported
by
by
City
Council
during
the
budget
process
to
basically
increase
services,
especially
on
our
bus
network,
and
it
is
absolutely
great
work

TTC

that
those
folks
are
mostly
in
the
Scarb
Rosanna
to--because
and
North
Yorks
of
the
world.
Frankly
get

better
service.

vacuum

worried
that,
hopefully,
with
this
long
hiatus

us

marshaled
up

next
year

e-commerce
and
many
other
things,

strips
need
to
be
looked
at
and

Mr.
Williams
is
doing
a
citywide,
but
we

helpful

that
larger
piece

transportation
there's

a
call
for
complete
streets.
Corridor
study
planning
has
a
study,
everybody
has
a
study
and
I'm
quite
worried.
It
won't
get
coordinated
well.
So
this
really
is
about
the
coordination
of
everything
that's
going
on
in
the
deferens
and
I'm
happy.
