was
not
clean
in
this
particular

they

we
have
the
actual
building
constructed

going

be
able
to
deliver

park

advance,

complication.

still

consultation

design
development

through

forestry

recreation.

delivery
and
acceptance

the
park

if
there's
any
ability
they
have
to
have
it
delivered
any
earlier
than
full
occupancy

Street

this
area

meetings

development
would
fully
implement
the
better
Bathurst
Street
and

aspects

what
we'd
be
looking
at
through
the
Avenue
study.
It
has
three
three
frontages.
We
are
widening
the
the
public
sidewalk
area
in
all
instances
we're
implementing
street
trees
and
landscaping
opportunities
on
the
site.

form
through
that
study,
so
encouraging
mid-rise
redevelopment.
This
is
a
mid-rise
redevelopment
of
the
property,
so
it
would
be

fit
in
very
well.

it's
pre
Avenue

ting
or
it's
actually
adding
to
the
area
in
terms
of
the
nature
of
the
redevelopment
we'd
like
to
see.

beautification
and
also

is
the

realm
safety
and
security
enhancements.
We
have

better
bathroom
and
one
of
the
things
that
a
councillor
pasternak
is
well
aware
of
this.

happened

a
great

and
so
we
want

make
sure,

Bathurst.

gets
renewed
with
this
development
as
big

reconstruction

about

take
place
this
year
that
we
include
safety

security
enhancements

public
realm

this
is
a
stone
development
right
at
the
corner
of
Glenn,
Karen

Bathurst.

by

quality
development

a
public
park
and
includes
a
mini
boutique
hotel

our
for
our
visitors
from
New,
Jersey,
etc,
and
it
is
a
very

component

we
go
forward,
because
the
other
two
corners
are
also
going
to
be
developed.
So
this
is
the
first
of
three
developments
that
the
node
of
Glen,
Karen
and
Bathurst.

this
right

the
first
one
is
critically
important.

it

parents

lived
there
since
I
believe

and
we
received
a
letter
that
they're
going
to
be
building
eight
townhomes
and
then
behind
it,
two
three-story
buildings
on
the
same
properties.

are
all
called
to
immediate
York,
Minster
Church
a
number
of
months
ago
to
speak
with
the
representative,
who
wasn't
there
and
also
to
the
planners
and
the
engineers
who
were
there.
They
took
notes
from
our
comments.
We
also
went
home
that
evening
and
wrote
letters
about
our
concerns.
We
haven't
seen
those
addressed
or
any
changes
to
the
plans.
The
first
thing
that
affects
2679
immediately
north
was
they
proposed
to
build
too
close.
Not
within
the
zoning.
I
am
NOT
a
politician,
nor
am
I
an
engineer.
I
Nor
am
I
a
planner,
so
I'll
use
my
words
too
close
to
his
property
I
think
they
were
going
a
metre
and
a
half
when
I
believe
it's
three
meters
is
the
is
the
allotted
amount
of
space
to
from
one
building
to
the
neck,
just
property,
so
that
wasn't
being
respected
in
their
plans?
We
have
not
seen
any
updated
plans
since
then,
and
so
we
thought
we're
coming
here
to
see
those.

other
height
issues
with
the
homes
they're
building

only
building
eight
townhomes
on
the
front
of
Bayview,
but
there's
a
driveway
coming
in
the
middle
of
these
two
properties
that
have
been
joined
where
they
will
park

two
large
homes,
three-story
homes
behind
it.

would
look
over
my
dad's
garden
over
his
swimming
pool.

mean
right
over
it.
We're
talking
a
meter
and
a
half
away
from
what
has
been
a
very
tranquil
property
on
Bayview
and
we
had
those
concerns.

redevelopment
of
the
two
lots

2673
and
2675
Bayview
Avenue
the
development
proposal.
That's
on
the
screen
identifies
the.

Scheme

respect
to
the
eight
townhouses
that
are
three
storeys
in
height
that
would
face
to
Bayview
Avenue
with
rear
access
garages.
The
primary
access
to
the
property
is
at
the
center
point.
It's
a
eight
and
a
half
meter
right
away,
which
would
be
inclusive
of
a
paved
area
as
well
as
the
area
for
a
sidewalk
to
extend
from
Bayview
into
the
interior
court
in
the
north.

South
is
the
common
driveway
that
will
allow
for
access
to
the
townhouses
and
on
the
east
side
of
the
site
are
proposed
to
be
developed
with
two
single
detached
residences
and
those
residents,
unlike
what
mr.
Wirth
said,
are
actually
two
storeys
in
height.
So
we
have
a
three-story
fronting
portion
of
townhouses
transitioning
to
two
storeys,
with
rear
yards
of
nine
and
a
half
meters
and
more
to
the
east
to
allow
for
the
transition
to
the
existing
neighborhood.

proposal
will
ultimately
be
developed
as
a
common
element
kondou.

the
location
of
the
driveways
to
the
single
detached
units
on
the
east
side
and
that,
if
there's,
if
there
is
a
change
to
the
plan,
that
what
you
see
on
the
screen
is
the
August
December
2019
submission
that
staff
have
reported
on
this,
and
this
is
the
alternative
that
I
presume
is
being
discussed
or
maybe
discussed
as
part
of
your
motion.
So
I'm
presuming
what
you
want
what
you
may
be
discussing,
but
this
is
the
result
which
it's
actually
the
original
proposal
that
was
filed.

eight
townhouses
and
the
single
detached
units,
each
with
three-car
garages
on
the
north
and
south
sides
now
I
know
him.
Mr.
Wirth
raised
a
matter
of
height
I
referenced
that
there
is
transition
on
the
site.
The
side
yard
setbacks
the
townhouses
on
the
fronting
portion
of
Bayview,
the
north
side
yard
setback
is
two
and
a
half
meters
along
the
length
of
the
units
and
the
single
detached
residences
in
the
scheme
as
before.

concern,

substantial
side
yard
setbacks
that
have
been
provided
for

the
alternative.

would
reduce

this

extensive
front
yards
of
seven
meters
and
more
deep
because
of
the
triangulation
of
the
of
the
front
yards
staff
have
recommended
this
to
you
on
the
basis
of
consistency
with
the
growth
plan,
the
PPS
to
City
Toronto
Official
Plan,
we
are
not
amending
the
city's
Official
Plan
and
there
are.

is
consistency
with
the
Bayview
townhouse
guidelines,
so
it's
the
landscape,
prominence
along
the
front,
the
singular
driveway
to
service
the
entirety,
the
development
and
the
parking
that's
provided
within
the
site
has
been
reviewed
and
accepted
by
city
staff.
Each
of
the
townhouses
will
have
two
units,
one
integral
one
on
the
pad.
The
detached
houses
in
either
of
the
ones
that
you
look
at
will
be
able
to
accommodate
approximately
five
spaces
per
her
residence.
So
this
has
been
a
fairly
long
exercise
all
driven
by
fit

sensed
his
frustration,

that
is
something
that's
reflected
in
a
lot
of
the
planning
issues
that
are
taking
place.

planning
is
an
extremely
complex.

responsibility
for
the
City
of
Toronto,
and
it's
constantly
changing
it's
very
dynamic.
It
is
very,
very
important.
The
decisions
are
made
but
I
just
somehow.
We've
got
to
try
and
think
of
ways
whereby

communicate
better
with
the
public
in
terms
of
how
the
planning
process
actually
works,
because
they
haven't
enough
trouble
trying
to
understand

role
and
the
processes
that
we
have
in
public
notification.

meetings,

plans
being
available
online,
the
plans
the
hard
copies
available
and
then
the
other
thing
is.

this
complex
changes

made

government

process

we
filed

first

submission
during
the
course
over
the
summer,
we
received
minor
variance
approval
for
this
development
proposal
on
this
site.

submission,

already

we
just
recently
received
comments
back
from
staff.
We
were
actually
hoping
that
this
would
be
the
final

round
of
s.p.a.
However,
there's
a
couple

minor

are
currently
addressing
and
we
plan
to
resubmit
the
SP
a
submission
our
early
next
week,
we
have
also
filed
a
building
permit
ensuring
application
for
this
site
in
October
of
last
year,

the
application
to
date
and
the
approvals

intent

the
beautification

law

some
efficiencies

safety

pedestrians
and
vehicles
at
this
intersection.

moves
towards
Bayview

Hawkesbury

believe
this

further
traffic
calming
and
road
widening
measures
will
be
required
if
the
proposal
to
redevelop
the
adjacent
Bayview
shopping
site,
swapping
Center
site
proceeds,
as
this
would
significantly
increase
truck
automobile
and
pedestrian
traffic
along
these
two
residential
streets.

know
that
to
date,
there's
a
developer's
proposal
to
widen
brought
Bayview
Muse
to
handle
the
anticipated
increased
traffic
that
there
is
been
no
mention
of
whitening
Hawkesbury
from
Sheppard
Avenue
to
baby
muse.

Hawkesbury
can
be
backed
up
at
the
Sheppard
intersection
in
front
of
the
entrance
to
the
mall
from
Hawkesbury.
We
believe
this
we
believe
keeping
this
road
as
narrow
as
it
is
now

oversight,
and
we
suggest
that
if
widening
baby
Muse
is
required
to
handle
increased
traffic,
then
Hawkesbury
requires
us
as
well.

traffic
engineers
to

issue

issue
about
Hawkesbury
