all

said,
let's
jump
into
how
the
project
has
changed
throughout
this
process,
starting
with
the
connector
street,
the
original
submittal
can
be
seen
on
the
left
and
the
new
design
can
be
seen
on
the
right.
During
the
review
of
this
new
street,
it
was
determined
that
the
addition
of
the
connector
road
between
10th
street
to
the
north
and
12th
street,
to
the
south
allowed
for
the
removal
of
the
cul-de-sac
at
the
north
of
the
property.

It
additionally
improves
vehicle
circulation
and
connectivity,
and
it
improves
the
public
safety
access.
A
thorough
analysis
of
these
benefits
can
be
seen
in
the
updated
sprc
staff
report
on
the
project
page
concerning
open
space,
the
applicant
has
agreed
to
update
their
block
plan
to
show
that
park
space
number
one
which
you
can
see
on
the
sector
plan
image
at
the
bottom
will
be
delivered
through
the
future
phase
of
development.
This
is
in
keeping
with
what
staff
has
requested
of
the
applicant.

We
believe
that
it
fulfills
the
architectural
future
requirement
of
the
sector
plan,
so
there
are
not
any
outstanding
policy
issues
that
staff
has
with
this
project,
I'm
going
to
run
through
some
of
the
changes
that
have
been
made
that
have
resolved
past
issues
that
we
had.
First,
the
block
plan
has
been
updated,
as
staff
has
requested.
In
that
interim
passive
recreation
space
is
being
provided.

two,
the
architectural
feature
meets
the
sector
plan
guidance
number
three,
the
new
design
of
the
street
eliminates
the
cul-de-sac
and
increases
the
planting
areas
on
the
site.

additional
sustainability
measures
outside
of
what
they
had
agreed
to
through
the
crystal
city
pdsp.
