as

developer

plan
itself

2022

essentially
creates
a
framework
for
what
type
of
development
you
want
to
see
in
Pentagon
City,
including
the
river
house
property.
It
does
so
for
a
narrative,
exhibits
and
illustrations.

space
and
then,
lastly,
slightly
building
form
and
as
you'll
see
over
the
next
few
slides.

really
start
to
spell
out
what
the
expectations
are
for.

property,

River
House,

size
of
the
riverhouse
we
wanted
to
do,
is
really
start
with
the
issues
starting.
This
fall
that
are
sideline
to
really
make
sure
that
open
space
Network
Transportation
Network,
it
was
bigger
topics
to
address.
First,
before
we
get
into
more
specifications
like
Building
architecture
or
lowing
access,
you
must
have.

those
examples
included
a
lot
of
coverage
which,
in
that
plan
and
speak
to
the
states
that
needs
to
be
set
aside
for
vegetation
in
the
Landscaping
tree
canopy,
and
also
the
space
that's
left
over,
which
could

occupied
by
future
buildings.
So
these
are
some
of
the
examples,
is
the
flavor
of
what
you
can
expect
in
our
plan,
as
the
application
is.

be
very

assess
if

reaching

right
levels
and
how
do
we
feel
about
the
talent
of
their
entire

it

a

pedestrian
connectivity.

we're
going

looking

both

our

really
three
key

part

the
property
and
I
think
that's

it

communities
and

us
apart

productive
conversation.

for
a
pedestrian
halfway

publicly

connections

the
Greater
Community.
That
typically
relies
on
this
property
to
navigate.

three
miles
in
Georgia
here,
so
one
slide

particular,
is
really
going
to
help
us
deliver
one
asking
for
that
vision

lastly,
there's
obviously
a
lot
of
transportation
and
Transit
assessments

lot
of
conversations
about
the
fight,
Network,
the
nature
of
Jewish

at

property
in
this

which
is
a
significant

we

very
pretty
big
opportunity
to
improve
on
Broadway

accommodating
additional

the

tiny

terminology
just
so
we're
all
on
the

we're

first
thing
I
wanted
to
do
is
just
differentiate
between
what
a
phase
development
site
plan
or
pdsd
is,
and.

the
phase
development
site
plan
allows
for
the
coordinated
Redevelopment
of
large
sites
in
the
form
of
a
general
plan
or
land
uses,
public
facilities,
Transportation
utilities
Etc.
It
guides
future
development.
It
establishes
the
total
density
for
the
site
and
we'll
also
delineate
with
the
finals.

Plans
drilling
down
a
little
bit
these
govern
these
specific
building
and
site
design
improvements,
permit
timing
or
given
land
pay
within
that
fees.
Approval
of
the
final
site
plan
by
the
County
Board
is
required
prior
to
the
issuance
of
any
building
permits
for
any
part
of
the
pdsp.
In
other
words,
the
applicant
could.

get
approval
for
a
pdsp
and
not
a
file
site
plan
for
getting
constructed.
Lastly,
these
final
study
plans
typically
expire
within
three
years,
if
they're
not
constructed.
Unless
the
general
assembly
takes
action
to
extendability
validity
of
the
users,
they
have
sometimes
over
the
past,
so
to
jump
right
into
what
the
pbsd
summary
is
is,
as
not
mentioned,
they're
going
to
break
it
down
and
work
adjustable
bits.
So
it's
so.

four
Global
land
days,
broken
down
over
the
pdsp
of
the
South,
the
central
the
north,
of
which
a
final
Cyclone
has
not
been
filed
for
that
area.
So
I'm
not
going
to
be
speaking
about
that
tonight

terms
of
the
overall
audacity,
but
there
are
obvious
four
land
days
that
are
proposed
for
the
overall
pdsd
area
in.

the
the
unit
that
we're
using
here
is
measure
density
is
really
dwelling
in
its
earlier,
so
the
entire
site
area
for
the
pbsp
is
about
36
Acres.
The
existing
density,
which
includes
the
actually
the
Potomac
games
apartment
buildings,
are
all
proposed
to
stay.
So
that's
the
existing
density.
You
see
in
the
next
row
down
there
45.8
Millions
per
acre.
The
sector
plan
establishes
a
new
Pace
density
for
the
72
million
years
earlier.

also
sets
the
maximum
threshold
for
the
entire
site,
which
is
150
kilometers
per
acre,
so
the
applicant
is
proposing,
as
you
can
see,
the
next
line
down
92.4
billing
units
per
acre
again.
This
includes
the
existing
density
and
you
can
see
how
it's
somewhere
in
between
the
base
density
and
the
maximum
density
allowed
for
the
site.

new
retail
proposed
and
the

and
two
buildings

will

proposing

units

is

they
are
proposing

a
mix
of

request

diversity

lacking
in
the
neighborhood

of

apartment

we're

adding

multi-family

housing

neighborhood

Highlands,
so

those

guidance
