have
planned
out
in
the
area
off
of
170
and
specific
there
at
wk
austin
as
it
relates
to
the
school
there,
so
so
as
we're
we're
looking
at
this
area,
we're
just
beaufort
county
as
well
as
the
city
of
buford,
both
have
jurisdictions
in
this
174
door.
It's
a
growth
corridor
plan
for
future
commercial.

can
see
already
some
of
that
starting
to
take
place.
That's
going
on
right
now.
The
ot's
actually
just
did
some
minor
safety
improvements
and
it's
both
called
out
in
our
comprehensive
plans,
as
well
as
in
the
lrta,
so
long
range
technical
plan,
traffic
impact
plan
for
the
area
through
our
nbo.

this
is
set
up
for
that
and
what
we're
trying
to
do
is
take
a
look
at
this
and
be
proactive
versus
reactive,
in
planning
for
growth
in
our
traffic
patterns
in
beaufort
county
and
specifically,
this
part
of
the
northern

sd-170.

There's
a
lot
of
properties
out
there,
commercial
properties
that
are
starting
to
turn
over,
and
we
thought
it
was
beneficial
for
us
to
coordinate
with
the
city
of
euchre.
Let's
put
a
pin
on

What
we
want
this
traffic
to
look
like
in
any
well-programmed
traffic
management
plan?

So
what
that
looks
like
for
us
on
paper
is
having
an
access
road
network
parallel
to
main
road,
to
give
relief
to
the
main
road.
So
if
you
need
to
get
to
a
left
turn,
have
those
left
turns
collect
on
minor
roads
to
get
to
a
major
road
signal
intersection,
that's
the
safest
out
and
then
also
safety
in
and
safety
out
as
far
as
access
is
concerned.
So
these
are
those
are
just
a
list
of
some
of
the
projects
known
projects
that
are
out
there.

you
see
five
big
projects
here:
apartment
complex
on
170,
some
medical
office,
building
some
more
apartments,
a
big
retail
center
across
from
walmart,
and
then
some
additional
apartments
down
on
old
jericho.
So
these
are
what's
known
and
what
the
city
has
or
what
the
county
has
kind
of.
In
the
hopper,
as
well
as
some
other
stuff
that
we
were
able
to
compile
so
you'll
see
that
on
some
of
our
planning
that
we
have.
So
if
you
can
scroll
to
the

little

it
goes

what
we're
doing
is
we're
trying
to
space
out

signals.

it's

spacing

optimus
spacing
on
the
170
corridor
based
off

traffic

the
speed
out
there,

more
we
can
preserve
that
the
better.
We
can
collect
cars
at
a
at
a
routine
basis
and
we
don't
have
as
much
stop
and
go.

also
maintain
the
traffic
speed
out
there,
it's

and
then
it
gets
to
55
right
past
wk
austin.
So
we
want
to
preserve
speed
as
much
as
we
can,
but
we
also
want
to
make
sure
the
speed
stays
constant

a
certain
corridor.
So,
as
you
can
see,
we
have
existing
signals.
This
is
in

right
now

approximately
a
half
mile

this
spacing.

it's

set
up
quite
nice,
but
then
as
we're
looking,

does
the
next
one
just
off
the

the
next
signal
current
existing
signal,
which

at
castle
rock?
So
when
we
start
looking
at
signal
spacing
and
we
kind
of
put
in
half
mile,
it
starts
kind
of
laying
that
out
for
us,

then
we
start
putting
that
back
into.

one

big
things

looked

what
makes
sense

far

giving
people
safe
access

right
here

austin,
this

installed.
So
this

a
future
proposed
signal
up
here

and
this
is
would

it

this

joe
frazier.

the
idea
in
the
long
range
plan
that
relax
has
as
providing
right
here
on
joe
frazier,
so
there's
a
collection
of
traffic
from
haversham
and
laurel
bay
all
coming
down
joe
frazier,
but
there's
not
a
great
access.
They
start
to
disperse
and
go
through
the
neighborhood.
If
you're
driving
back
there,
there's
direct
access
to
170.

so
trying
with
that
that
in
mind,
how
do
we
make
a
correct
access,
also
across
escopey
hill,
when
one
suddenly
got
installed?
Gopher
hill
got
cut
off
and
it
kind
of
does
this
loop
around
over
here
so
in
trying
to
connect
those
two
types
of
traffic.
Potentially,
you
have
somebody
who's
up
here,
north
of
broad
river,
that
they
could
actually
bypass
the
whole
170
corridor.
If
they're
trying
to
get
the
parasite
and
gateway
by
punching
through
here
and
then
realign
and
go
the.

That
it
t-bones
into
this
signal
and
thus
create
another
avenue,
as
well
as
on
the
back
side,
so
you
can
start
to
see
and
we'll
get
into
the
next
screen
where
you
can
start
to
see
some
of
these
laid
out
proposed
developments,
so
this
is
walmart,
and
this
is
the
proposed
development
so
again
tying
in
the
gopher
hill
and
starting
to
have
some
interconnectivity,
these
red
and
white
lines.
These
are,
are
basically
schematic.
So
what
we're
saying
here
is:
hey

developer.

When
you
come
in
and
develop
your
lot
we're
we
intend
to
have
some
type
of
access
road
there.
It
doesn't.

that,
but
we
want

maintain
that
we
can
get
connection
from
this
signal
to
that
signal.
So,
as
you
come

we'll
work
with
you,
but
be
it
known
that
there's
a
plan
out
there,
that's
prescribed
and
stamped
by
all
that
we're
creating
this
access
network
and
again,
the
whole
purpose
of
that
is
to
take
relief
off
of
170,
maintain
that
capacity
as
much

we
can
and
also
provide
safe
access
to
our
intersections.

plans

we

able

grab
as
y'all's
future
plans

buildings
start
coming
off

road

kind

plan

regardless,
whether
we
do
any
improvements

not,
this
there's
growth
coming
so
there's
really
not
an
option
just
to
be
idle
the
the
opportunity.

window

ensure
that
we
create
this
access
network
such

we're
not
in
a
much
more
difficult
situation
once
the
growth
takes
here,
we
haven't
done
anything
and
now
we're
trying
to
figure
out.
How

we

out

this
traffic
jam
on
170,
so
we're
trying
to
prevent
that
as
much
as
possible,
so
the
most
notable
points
as
you
see
these
roads.
These
are
just
again
lines

It's
just
trying
to
say
that
we're
trying
to
develop
this
access.

currently
d.o.t
installed
this
signal
and
as
you
see,
it's
got
the
big
bulb
out
and
they
also
installed
this
is
it's
called
our
cuts?

a
safety
mechanism
to
make
sure
you
can't
turn
left
out
right

only

bulb
out
would
go
away.
When
this
gets
developed,
you
would
have
a
full
access
in
on
on
wk
austin.
You
also
have
a
diverge
right
there
in
the

median,

you
come
on

that.
So
initially
there
was
going
to
be
some
improvements
required.

roads

been

options

safety
improvements

safe
access

city

the
apartment
complex
about
there's
most
likely
going
to
be
kids
at
that
school
get
into
this
school.

sure

up

signal,

they
can
get
across
additional
things
to
look

know
in
talking
with
the
school
district-
it's
always
important

impact

if
we
don't
do
anything,
travel
traffic
is
still
going
to
come

a
signal,
that's
been
installed

dlt,
more
more

joe
frazier
and
whether
this
development
takes
place.
It's
going

travel
down
this
road
regardless,
because
that's
where
the
signal
is,

we
connect

interconnection,
then
we
disperse
that
traffic,
so
the
person
that
was
going
to
come
down
joe
frazier
and
now
they're
trying
to
get
to
the
signal,
if
there's
a
signal
at
joe
frazier,
then
they
bypass,
wk,
austin
and
and
that
traffic
is
not
on
this
road.

Additionally,
things
that
we
can
look
at
and
integrate
into
the
plan
and
call
out-
and
this
is
where
I
really
like
input
from
you
all-
is
things
that
are
important
to
y'all
as
far
as
walkability
or
pathways.
We
have
a
lot
of
pathways
that
we're
developing.
As
far
as
our
current
sales
tax
program
and
our
we
recently
adopted
a
master
plan,
pedestrian
and
bicycle
master
plan.
So
in
doing
that,
that
would
be
coordination.
What
we
can
fit
within
the
existing
right-of-way.

this

just
the
interconnectivity
and

it
works
throughout
the
whole
area,

the

interconnectivity

different
parcels.

plan

trees,

doesn't
steal

now
with
the
future
development
error,

question

be,
if
there's

signal
up
there,
that
would
be
determined

having
a
signalized
intersection
is
safe
for
the
parents,
picking
up
as
much

it

anybody

going
to
use
that
traffic.

it's
the
traffic.
What

I'm
trying

is
the
traffic's
going
to
come
there,

do
improvements

not

best
avenue

protect

zone

advantages

nice

affordable,

teachers

need
teachers
and
we

affordable
places
for
teachers
to
work
and
live

know

the
developers
looked
at
that
at
all,
but
if

opportunity

preserve

units

affordable,
maybe
not
the
whole
mix,
but
a
portion
of
that
and
then
there's
there's
impact
fees
that
can
be
wasted
if
they
meet
certain
thresholds.

local
government
and
coordinating

school
district

large

encourage
some
percentage
of
that

be
held

reserve

either
teachers
or
people
that
would

ways

and

projects

the

have

on
me

them

the
location
and
purchase
of
a
school

and

surveyor

licensed
contractor
and
now
for
the
last
35

a
licensed

anyhow,

those

a
school
administrator
for
32

So
during
this
time,
too,
has
given
me

valuable
experiences
in
so
your
situation,
I
would
say
to
you-

not
unique.

involved

this

order

gain
two
access
points
to
a
school
site.

need
clear
visibility
and

probably
1400
feet
to
get
two
access
points.

all
of
these,

you
can
see
immediately
how
that
begins

the
state
department

school

well

those
approvals

the

several

and

know

middle

projection

was

use,
certainly
they
need

banked
while
there's
some
availability
of
property
in
the
bluffton
area
which
we're
looking
today.

those
are

get
the
nod

move

contact
with

owners

ourselves

and
on
behalf
of

the
discussion

agreements

criteria

I
have
a
check

list

make
certain
they
are
satisfied

particular

certainly

emphasis

wetland

the
issue
of
water
at
high
water
levels.

area,
basically
I'm
looking
at
properties
that
would
have
a
topo
of

least
probably
it
had
minimum
15,

hopefully

look
at
all

topo

detrimental
for
students
and
their
safety

neighborhood

in

different

than

drop

stick
up
of
students.

you
have
to
have
stacking
lanes
and

types
of

districts
it's
going
to
take
from

year

16
months
to
actually
be
able
to
close
on
a
piece
of
property
to
get
all

those
things
taken
care
of.
Now
things
may
fall
in
place,
you

it
done
in
eight
months
or
nine
months,
but
when
you're
coordinating
people
to
come
in
writing
proposals
for
surveying,
topos,
wetland
studies,
archaeological
studies,
all
of
those
kind
of
studies
and
getting
competitive
bids
with
it
and
then
getting
all
of
those
services
rendered.
It
just
takes
a
lot
of
time.

I'm
just
trying
to
give
you
an
idea
of
what
all
is
involved
as
we
do
this
kind
of
thing,
so
that
sort
of
gives
you
an
oversight
as
to
to
where
we

today

what
would
lie
ahead
once

approval
