we

meeting

the
June
27th
meeting
and
I
think
the
county
was
Jared's
coming,
but
I
think
he
was
unsure
if
it
was
hardyville
or
Bluffton.

the

next
big
project
that
we
can
do
regionally
and
it's
just
looking
at
our
growth
boundaries
and
the
zoning
and
all
getting
together
to
try
to
get
a
handle
on
where
we
connect
each
other.

be
on
the
same
page
with
this
Uprising
development
all
around,
so
we
have
a
new
committee
put
together.

Howard
is
going
to
lead
the
committee
until
they
all
choose
someone,
but
she
stepped
up
to
get
it
going.
We
are
going
to
discuss
the
structure
and
the
goals,
and
this
is
Alice
and
I-

of
go
back
and
forth
on
this.
But

the

think

us
between
the
city
and

Don't
want
to
speak
for
Port
Royal,
but
I
think
pretty
satisfied
with
the
Northern
Regional
plants.

sort

reinforce
the
commitments
we
all
made
on
some
of
the
suggested
items.

ask

recommend
bike
head
trails
to
connect
jurisdictions

County's

recall
the
city
approving

forget
what
you
call
the
thing:
Greenways,

of
under
the
impression
that
for
Beaufort
County.

larger

thought

identified
potential
traffic
bottlenecks
and

recommended

suggest
that

is

the
sort
of
the
Clearing
House
for
us
to
bring
transport
Regional.
Transportation
issues
discuss
priorities
and
funding
mechanisms
and
all

jurisdictions
are

the
room

sort

clear

this
committee's
looking
at
that
too,
is
that
a
bit
duplicative

we

that

large
goal
set

and

terms

what
we're
asking

staff
members

busy
folks
with
busy
daily
responsibilities,

bandwidth

the
committee
and
so
to
that
point,

you

back
to
the
Northern
Regional
plan,
which
I
think
we
probably
should
send
out
to
the
group
because
again
I
believe
it's
an
evergreen
document.

on
your
perspective.
We've
done
a
good
job
or
we've
done
a
okay
job
at
that,
but
but
I
I
just
want
to
sort
of
put
out
there
that
at
least
in
the
north
our
jurisdictions
are
going
to
develop
differently,

so
this
idea
of
sort
of
harmonizing
zoning
or
all
of
our
our
land
use
regulations
so
that
unincorporated
counties
match
municipalities,
I,
think
I
think
they
should
be
different
and
I
don't
want
to
tell
Jasper
County.

some
parts
of
the
county
that
rural
issue
is
gone
and
there's
no
rolling
that
back,
but
in
terms
of
how
we
do
impact
fees,

development
fees,

environmental
standards,
how
we
do
land
use
regulation.
All
of
those
things
need
to
be
working
in
concert
with
one
another
in
order
to
achieve

think
our
preferred
outcome
in
land
use,
long
term

so

committee
will
sort
of
keep
that
as
the
end
in
mind
as
they
start
putting
some
some
policy.

play

working

studies

dollars

local
buy-in
and
a
local
requirement
to
participate,

financially
or
through
staff,
to
make
these
projects
succeed
and

Think
that's
where
this
committee
may
be
able
to
collaborate
on
strategies
and
ideas
to
help
the
our
individual
local
restrictions
participate
in
executing
some
of
those
recommendations.

community

not
recommending
what
projects

being
done,

they're
identifying
how
they
can
be
actually
brought
to
fruition,

Jasper
does
or
not
it
identifies
high
priority
areas

environmental
sensitivity.

goal
and

is
it
worth
sort

taking
a
look
at

know
what
development
densities
are
out
there
now
look
at
growth
projections
for

30
years,

Northern
Regional

that
back
in
the
mid
2000s.
It's
interesting
now
to
see
you
know
where
we
missed
the
marker
or
or
exceeded
the
Mark,
but
we've
got
our.
You
know:
we've
got
developed
indicities
in
place.
We've
got
development
agreements
in
place.

it
worth
sort
of
putting
all
that
in
one
bucket?
So
we
know
exactly
what
what
could
happen
if
we
allow
sort
of
buy
right
development
to
to
keep
moving
like
it's
going,
I
mean
I
use
the
kit.
We
work
with

county
to
do,
ladies
on
plan
back
in
2017
and
did
that
exercise
and
it
was
very
informative
to
know
that
you
know
there's
like
6
000
units
on
ladies
Island
today.

future
is
8
000
additional
units
and
that
that
got
some
folks
attention
that
Transportation
infrastructure
has
really
got
to
keep
up
with
that
pace.
So
it
is
it
if
we're
gonna
have
all
this
planning
horsepower
from
the
jurisdictions
to
bring
in,
and
you
know
what,
what
sort
of
a
full
build
out
scenario
look
like.

it
worth
looking
at
what
densities
are
out
there
now
look
at
development
agreements
and
densities
to
show
what
could
happen
and
what
is
on
the
books.

as
well
as
the
growth
boundary
areas.

sense
we
have,
and
for
those
actually
that
maybe
we
haven't
relayed
this
enough.

grown
faster,

will
ever

same

committee
needs
to
know

our
part

attest

that,

anyone
on
staff
will
tell
you
they're
knocking
at
the
door
and
they
honestly
don't
care
what
happens
after
they
leave
we're
all
here
left
with

trying
to
figure
it

we
come
up
with

will
help
that
committee
make
decisions

where
those
dollars

going

proactive

nature

dovetail

at
sort
of
broad
zoning
densities
and
where
growth
can
occur.

we
look

how
the
jurisdictions
connect
and
who's
allowing
what
that
might
highlight
some
of
these
environmentally
sensitive
areas.

aside,

say,
I
know
the
open,
Land
Trust
has
formed
a
committee,
and
so
I
would
I
might
suggest
that
you're
not
a
voting
member
or
an
ex-officio,
but
they
at
least
get
invited
in
to
sort
of
participate
in
in
the
processing.
But
I've
oftentimes
find
ourselves
we're
reactive
right.
We
get,
we
get
a
project
in
the
hopper.
You
know,
a
developer
comes
out,
makes
application,
it
gets
highlighted
and
then
there's
all
this
consternation
and
tension
trying
to
figure
out
how
we
how
we
make
it
more
appropriate.

committee

could
take
a
more
proactive
sort
of
approach
of
identifying
these

pressure

hot

undeveloped
land
waiting

we

very
busy
office
because
of
that
and
and
as

mayor
knows,
we're
having
development
pop
up
throughout
the
entire
town.
