C
Being
here
at
thumbprint,
Realty's
headquarters
to
celebrate
Giselle
jimenez's,
closing
I
would
like
to
thank
and
welcome
everyone
here
from
the
mayor's
office
from
Boston
Housing
Authority
from
Needham
bank
and
also
from
Chris
law,
for
being
able
to
make
this
happen
today,
we
thank
you.
I
would
like
to
also
introduce
Wilfred
Edwards
from
Nina
Bank,
my
colleague
Maya
Edwards,
from
thumbprint
Realty.
We
have,
of
course
mayor
Wu
here
and
the
guest
of
honor
Giselle
Jimenez
is
going
to
talk
a
little
bit
about
her
experience
of
being
a
home
buyer.
Congratulations.
C
So
we're
going
to
start
by
asking
you
a
few
questions
about
your
experience
and
if
you
just
want
to
talk
a
little
bit
about
the
Boston
home
buyers
program
through
Boston
Housing
and
how
it
was
like
becoming
a
homeowner
today.
So
we
can
start
with
mayor
Wu.
If
you
have
some
questions
for
her
I'd
love
to
just
hear
what
the
journey
sure.
C
Honestly,
this
was
a
very
short
but
long
process.
It
was
wonderful.
I
was
definitely
doing
this,
the
first
time.
It's
not
what
I
expected.
A
A
B
B
A
D
And
this
program
gave
me
the
opportunity,
not
only
for
me,
but
this
is
for
my
kids.
This
is
for
their
generations
to
come.
This
was
an
opening
door
that
it's
wonderful
and
I
appreciate
you,
for
even
you
know
this
initiative
that
you
did,
because
it's
such
an
important
thing
for
everybody
to
know
that
you
don't
just
have
to
make
a
certain
amount
to
be
able
to.
You
know,
accomplish
your
dreams.
This
is
a
dream
that
I
did
and
I'm
a
single
mother,
and
you
know
coming
from
a
single
mother.
D
What
advice
do
you
have
for
other
voucher
holders
of
making
this
achievable
oftentimes?
We
pass
on
our
vouchers
as
opposed
to
passive
on
generational,
wealthy
home
ownership
and
making
that
achievable.
We
think
the
Boston
Home
Center
and
the
City
of
Boston
for
making
this
program
available
to
you.
What
advice
do
you
have
to
other
single
moms
or
anyone
who's,
a
voucher
holder
who
may
be
looking
at
you
today
and
wondering
if
it's
possible
for
them
honestly
I
believe
just
look
at
the
resources
that
you
have.
D
D
You
know
making
sure
that
I
was
on
top
of
everything
that
I
needed
in
order
for
me
to
establish
and
having
a
home,
and
it
was
such
an
important
step
because
they
teach
you
the
responsibilities
of
making
sure
that
you're
able
to
have
money
saved
that
you're
able
to
have
money
for
a
down
deposit.
Even
though
you're
getting
assistance,
you
don't
really
know
what
entails
so
from
home
ownership
classes
to
you
know
having
a
coach
being
able
to
work
with
me
through
Compass
as
well
and
BHA.
D
It
was
good
to
have
people
who
always
helped
Megan
was
there
to
help
me
and
especially
in
this
process.
I
had
so
many
questions
for
her
apart
from
Megan
Wilfred
I
was
constantly
asking
him
questions
and
I'm.
Just
like
you
know,
I'm
a
first
time
home
buyer,
so
I
want
to
make
sure
that
things
are
going.
Okay
and
having
him
help
me
in
that
process.
D
D
We
have
Wilfred
Edwards
from
Vietnam
Bank.
You
are
well
versed
in
the
Boston,
the
the
city
of
bosses
programs,
particularly
the
FSS
program.
Please
talk
about
how
Nina
Bing
was
instrumental
in
being
able
to
not
only
work
with
Giselle
but
other
doctor
holders
who
have
been
going
through
the
process.
Can
you
talk
a
little
bit
about
your
experience
with
this
program
and
how
we
got
here
today?
First
of
all,
let
me
say
on
behalf
of
the
Senior
Management
and
team
of
Needham
Bank
Giselle.
Congratulations!
Thank
you
on
the
acquisition
of
this
American
dream.
D
We
hope
that
you
not
only
Let
It
Be
Your
Dream,
but
it
be
the
start
of
generational
about
building
within
your
family.
In
answer
to
your
question,
we
have
been
doing
the
we
have
been
doing
the
Section
8
for
home
ownership
program
for
quite
a
while,
but
it
was
true.
The
impetus
of
Megan
Ryan
says
she
came
on
board
with
the
Barbie,
with
the
Boston
Housing
Authority.
We
were
able
to
move
this
program
to
another
level.
D
Megan
has
brought
expertise
and
inquisitiveness
to
the
program
and
made
sure
that
the
process
has
been
more
streamlined
than
it
has
been
in
the
past,
because
of
that,
I
was
able
to
take
that
approach
that
she
brought
and,
with
my
experience
and
the
back
end
of
my
of
the
management
of
Needham
Bank,
we
were
able
to
Parlay
these
programs.
The
75
000
BHA.
A
Incentive
which
is
put
True
by
the
Boston
Home
Center,
and
the
one
plus
Boston
mortgage,
very
important
75
000
to.
E
Voucher
holders-
that's
75,
000
could
be
used
for
down
payment
assistance,
as
well
as
closing
closing
cost
assistance,
as
and
very
importantly,
reduction
in
this
High
interest
rate
environment.
Where
interest
rates
are
almost
seven
percent.
Persons
like
Giselle
have
been
able
to
use
the
rate
reduction
to
buy
that
rate
down.
E
What
was
what
was
the
rate
that
you
got
five
percent
five
percent
in
a
in
a
seven
in
a
six
and
a
half,
seven
percent
rare
environment,
excellent
that
afforded
her
to
be
able
to
buy
much
more
house
than
she
typically
could,
in
fact,
seven
percent.
Without
the
assistance,
the
down
payment
assistance
and
the
mechanics
of
this
program,
she
would
not
even
have
been
able
to
to
experience
home
ownership
within
the
city
of
Boston.
E
Many
of
the
persons
who
live
in
Boston
and
are
able
are
aspiring
sorry
to
home
ownership
when
they
realize
that
they
cannot.
What.
A
Happens:
they've
they
flee
to
other
cities
and
towns
outside
of
of
Boston.
They
leave
the
only
place
they
knew
as
home.
They
were
born
here.
They
grew
up
here.
They
would
like
to
stay
here,
but
they
they
can't
because
of
the
financial
and
economic
situations
so
to
the
mayor
mayor,
Wu
Administration.
Thank
you
very
much
for
putting
together
these
initiatives.
It
is
of
great
assistance
to
those
underserved
communities
and
persons
who
are
most
deserving
of
these
initiatives
and
Giselle
is
a
good
example
of
that
for
the
public
to
know.
A
There
is
a
lot
of
money
out
there,
the
one
plus
Boston
with
the
Boston
Housing
Authority,
that's
75
000.
You
can
get
another
up
to
seven
up
to
25
000
from
Mass
Rings,
that's
a
hundred
thousand
dollars.
You
can
also
tap
into
the
federal
home
loan
Banks,
another
25
to
29.
So
a
hundred
and
fifty
thousand
dollars
are
out
there
for
eligible
persons
to
tap
into
Towers
home
ownership
and
wealth,
building
generational
wealth
building
in
the
underserved
and
deserving
communities.
A
C
B
C
A
C
Programs
I
myself,
have
used
the
city
of
Boston's
program
alongside
my
husband,
and
so
generational
wealth
is
extremely
important
to
us
when
it
comes
to
being
able
to
educate
our
community
on
what's
attainable.
Home
ownership
seems
very
far-fetched
for
a
lot
of
people
in
the
community,
especially
the
black
and
brown
Community,
who
are
here.
So
it
is
our
goal
and
our
responsibility
and
our
priority
I'm
so
happy
to
have
been
able
to
walk
this
journey
with
you.
C
Thank
you
to
Wolford
for
referring
thumbprint
Realty
as
your
brokerage
of
choice
to
help
Giselle
and
on
behalf
of
thumbprint
Realty
I
would
like
to
present
you
with
a
brand
new
TV
that
is,
unfortunately,
in
my
office
at
the
moment
that
I'll
bring
out
to
you,
but
just
want
to
congratulate
you
on
your
on
your
experience.
I
know
that
it
was
a
long
journey
and
quick
story.
C
You
know
this
home
I
always
am
a
strong
believer
that,
what's
for
you
is
for
you
and
when
we
originally
put
in
the
offer
on
this
home,
we
did
not
get
the
offer
accepted,
just
all
what
a
beautiful
letter
to
the
to
the
homeowner
and
when
that
deal
fell
through.
It
was
the
letter
and
the
presentation
of
that
offer
that
had
them
come
around
and
offer
the
home
to
Giselle
to
make
it
home
for
her
today.
C
So
you
know
again,
we
are
strong
advocates
for
our
community
and
making
sure
that
we
put
our
best
foot
forward
when
it
comes
to
representing
our
clients
and
their
offers,
and
we're
so
happy
that
we
were
able
to
make
this
possible
for
her
today.
C
Excuse
me
Giselle,
wanted
to
share
the
letter
that
she
had
written
over
to
the
sellers
with
you
all
today.
C
G
G
So
just
a
little
quick
story
when
I
first
saw
the
listing,
I
immediately
fell
in
love
with
the
house.
I
had
been
to
probably
four
houses
with
Maya
and
Joanna
and
I
think
about
four
houses,
and
there
was
always
something
about
the
house
that
I
didn't
honestly
like
and
when
I
saw
this
one
on
the
listing,
I
fell
in
love
with
it
and
Once
I
arrived
and
I
was
waiting
for
her
to
come
see.
The
house
I
was
just
like
wow
God.
This
is
the
house.
G
I
walked
into
the
house
and
I
prayed
a
little
bit
and
I'm.
Just
like
I
know.
This
is
a
house
and
I
told
Joanna.
This
is
the
house
I
text,
my
sister,
my
sister
was
like
this.
Is
the
house
and
we
put
in
the
offer
I
had
my
check.
I
had
the
letter
I
displayed
the
house
then
I
received.
You
know
the
notice
that
they
accepted
a
different
offer.
I
was
discouraged,
I
was
like
wow
like
I
knew
this.
This
house
was
for
me
and
two
weeks
later
Joanna
it
was
a
Friday
and
I.
G
G
Dear
owner
of
the
quaint
Cozy
home
on
West
Milton
Street,
without
even
seeing
your
home
I,
already
know
that
I
would
love
to
own.
Your
home.
I
am
a
single
mother
of
two
boys
who
has
been
working
hard
in
the
school
system.
My
job
is
30
minutes
away
from
this
lovely
home,
and
my
kids
school
is
20
minutes
away
as
well.
Everything
about
your
home
is
so
beautiful
and
perfect.
I
am
envisioning.
How
happy
the
boys
will
be
here
playing
out
back
and
having
their
own
space.
G
G
This
is
why
we
do
the
work
that
we
do
I'm
sorry
I'm
falling
apart
thinking
about
what
it
meant
for
my
immigrant
family,
also
to
buy
their
first
home
in
this
country,
and
here
we
have
three
generations
of
a
beautiful
family
who
now
are
firmly
rooted
in
our
community,
exactly
where
they
belong
and
will
always
be
able
to
be
part
of
anything
that
they
want
to
do
in
our
schools.
G
In
our
city
we
are
working
every
day
as
hard
as
we
possibly
can
for
Boston
to
be
the
best
place
in
the
country
to
raise
a
family.
That
means
a
green
City,
an
affordable
City
and
one
with
opportunities
for
every
generation
and
we're
so
excited
and
thankful.
A
lot
of
work
has
gone
into
trying
to
understand
all
the
ways
in
which
families
like
giselle's
were
systematically
facing
very
high
barriers
previously
and
Johanna,
and
the
team
and
and
well
for
everyone,
who's
been
involved
in
this
from
the
realtor
side
or
from
the
banking
side.
G
You
know
how
hard
of
a
how
many
Hoops
everyone
has
to
jump
through,
and
so
our
approach
has
been.
What
could
we
do
just
to
make
that
a
little
bit
faster
a
little
bit
easier,
a
little
bit
more
support
a
little
more
Wind,
Beneath
Your
Wings,
to
get
you
over
those
walls
and
to
take
down
those
walls
as
well
and
with
our
incredible
team.
Here
we
have
our
chief
of
housing,
Sheila,
Dillon
and
all
of
her
team
at
the
mayor's
office
of
housing,
Karen.
F
Who
ran
the
Karen,
who
runs
the
Home,
Center,
Kate
Bennett
and
her
team
at
the
Boston,
Housing
Authority,
and
so
many
others.
We
were
really
excited
just
a
couple
months
ago
to
launch
the
welcome
home
Boston
program,
which
put
60
million
dollars
to
providing
that
down
payment
assistance
of
up
to
75
000
per
family,
to
try
to
make
a
dream
real
and
in
just
those
couple
of
months
we
are
already
seeing
the
the
interests,
the
excitement
and
and
people
finding
their
homes
in
our
neighborhoods,
exactly
where
they
belong.
F
So
Giselle
and
her
family
are
now
the
fourth
in
just
a
couple
months
to
go
through
this
program
connecting
Boston
Housing
Authority
residents
with
home,
buying
supports
and
opportunities,
and
there
are
already
in
this
moment
five
other
families
that
we
are
working
with
right
now
to
try
to
finish
that
paperwork
and
help
match
them
with
their
their
dream,
homes
and
and
properties.
And
so
we
are
looking
forward
to
a
lot
more
to
come.
F
But
a
whole
lot
of
work
has
gone
into
this
from
many
many
teams.
Many
many
partners,
our
financial
institutions,
thank
you
to
Needham,
bank
and,
and
so
many
others
who
really
take
what
is
an
incredibly
complex
set
of
things
that
need
to
be
done
and
then
break
it
down
to
how
do
I
make
it
work
for
each
individual
person
and
each
family.
F
We
are
a
city
that
has
a
chance
to
show
every
city
around
the
country,
just
what
it
means
when
people
are
empowered
to
live
their
fullest
lives
and
the
starting
point
for
that
is
having
your
dream,
home
and
and
roof
over
your
head,
a
place
where
the
kids
can
play
in
the
backyard
and
do
their
homework
at
the
table
and
dream
up.
What
what
is.
C
F
About
the
program,
hi
everybody
and
congratulations
to
Giselle
and
family,
thank
you
for
letting
us
pile
on
to
your
closing,
as
if
it's
not
anxiety
producing
enough
to
sign
all
that
paperwork.
We
thought
we'd
add
another
40
people
to
the
to
the
process,
but.
E
We're
just
so
excited
that
this
program
is
working,
that
we
have
a
healthy
Pipeline
and
that
that
we're
able
to
you
know
actualize
the
goal
of
bringing
homeownership
to
more
and
more
voucher
holders.
E
We
work
very
closely
with
them.
I
want
to
thank
Megan
who's
done
an
extraordinary
job
standing
up
this
program
in
a
very
short
time.
Thank
the
mayor
for
the
investment
that
she's
made
and
sort
of
getting
the
need
for
this,
which
is
allowing
people
to
go
straight
from
a
subsidy
to
home
ownership
without
having
to
get
a
like
a
market
rental
in
between
which
was
kind
of
the
old
path
and.
G
G
G
What's
from
Renton,
how
can
you
be
a
bigger
partner
and
to
help
yeah?
Thank
you
for
that
question.
Yes,
Megan
said
you
have
a
really
high
buyers
and
I
know
that
Megan
and
her
team
are
doing
everything
right
them,
get
them
through
the
process
and
so
I
don't
know
Megan.
If
there's
anything
more
specific,
you
would
say
I
would
say
the
biggest
thing
for
agents
as
well
as
lenders
is
just
partner
with
us
and
you
know
really
bring
on.
Let
me
join
our
workshops,
really
learn
about
how.
A
It's
actually
a
homeownership
works,
it's
not
as
complicated
as
it
seems.
So
that's
the
good
news,
but
really
really
just
you
know,
work
with
us
and
I'm
out
there.
So
I
will
say:
I
try
to
keep
a
world
record
of
responding
to
emails.
So
if
you
email
me,
if
I
told
you
that
I
usually
try
to
respond
in
point
to
zero
seconds
because
to.

Providing
funding
for
more
affordable,
rentals
and
Home
Ownership
is
a
piece
of
legislation
we
have
up
at
the
state
house.
It's
called
a
transfer
fee
home
rule
petition
and
again
it
sounds
really
complicated,
but
basically
it
means
for
properties
that
are
being
sold
over
two
million
dollars
or,
more
so
higher
end
properties
at
the
point
of
sale.
When
the
funds
are
already
changing
hands,
it
adds
a
very
small
fee
there
that
plugs
directly
back
into
affordable
housing
and
keeping
seniors
in
their
homes.
E
This
would
allow
us
to
maintain
that
same
ability
to
plug
funds
into
this
very
program
and
other
programs
like
it,
and
so
we
really
need
your
help
advocating
up
at
the
state
house
as
well.
It's
in
committee
they
want
to
hear
from
residents
and
particularly
when
they
hear
not
only
from
people
who
are
trying
to
find
homes,
but
from
those
in
the
business,
the
jobs
that
get
created
when
people
are
finding
their
homes
and
these
programs
exist.
E
E
E
I
just
wanted
to
congratulate
you,
of
course,
on
your
own.
Thank
you
also.
I
just
want
I'm
just
immensely
thankful,
because
I'm
I
myself,
I
am
Hispanic
I'm
latinx
and
there
aren't
many
of
us
who
own
homes
and
my
parents
are.
They
have
vouchers,
and
just
it's
insane
for
you
to
take
the
staff
and
own
a
home
and
I.
Don't
think
this
is
just
more
than
that.
It's
you're
starting
a
movement
and
you're
showing
us
latinx
that
we're
able
to
do
it
too,
and
hopefully,
most
of
us
following
your
footsteps
too.
