everybody
for
coming
and
listening
to
what's
going
on
in
and
around
our
city,
I
want
to
acknowledge
our
two
City
Council
members
that
are
here
and
I.
Don't
see
anybody
else,
but
Christina,
Hensley
and
Linda
Westergaard.
Thank
you
both
for
coming
and
for
your
service
to
this
city.

We
try
to
improve
our
trails
and
our
connections
so
that
people
can
actually
go
from
neighborhoods
connect
to
a
trail
even
get
to
the
middle
of
the
city,
go
to
work
and
then
get
home
safely,
and
in
many
case,
especially
if
they
use
the
trail
system,
they
can
do
it
without
even
having
to
be
on
a
street.
Sometimes
the
connectivity
to
get
exactly
from
your
house
to
the
trails
is
the
only
place
where
you
have
to
be
overly
careful
and
make
sure
that
we
we
as
drivers
and
bicyclists
and
runners.
A
We,
our
economy
in
this
city,
is
the
our
building
permits
last
year,
were
three-quarters
of
a
billion
dollars
and
of
that
a
hundred
in
16
million
of
that
3/4
of
a
billion
was
an
increase
over
the
year
before
and
that
year
before
was
a
record
year
as
well.
So
it
just
more
and
more
things
are
happening
in
and
around
the
city,
that's
making
it
better
and
keep
in
mind
in
terms
of
infrastructure,
streets
and
sewer
and
all
the
other
things
that
we
don't
want
to
think
about
or
look
at
the
city.

And
let
me
quickly
read
a
couple
of
these.
We
are
one
of
the
best
places
where
Millennials
are
buying
homes
around
the
country.
We're
number
two
best
affordable
place
to
live
in
the
United
States
we're
115.
There's
been
some
publications
that
have
pulled
this
out.
Look
at
farmers
markets.
They
say
there
are
15
incredible
farmers
markets
in
Des,
Moines
has
been
named
as
one
of
those
and,
quite
frankly,
I
think.
We're
I
think
we're
number
one,
but
that's
I
hope
that
media
is
listening
because
we've
got
a
great
great
farmers
market
and
been
growing.
A
It
we're
the
number
seven
hippest
midsize
city
in
America,
we're
the
number
one
city
for
the
middle-class
were
the
number
11
best
place
to
live
in
the
United
States
of
America,
with
a
number
four
best
midsize
city
to
make
a
living
and
we're
in
the
top
10
best
cities
to
live
and
work
in
the
list.
Just
keep
going
on
and
on
and
a
great
deal
of
that
I'd
like
to
in
for
our
elected
leaders,
we'd
like
to
take
full
and
complete
responsibility
and
tell
you
that,
that's
why
it's
happening
and
we
did
all
the
work.

But,
quite
frankly,
we've
got
a
great
staff
in
a
great
city
manager
and
I'd
like
to
bring
Scott
Sanders
up
here
now
and
let
him
go
into
some
of
the
detail
of
what
we've
been
doing
with
our
budget
with
our
dollars,
how
it's
affected
growing
patterns,
and
maybe
some
of
the
great
things
that
we
have
in
mind
in
not
only
that
but
keep
in
mind.
We've
got
a
great
bond
rating.
We
are
at
the
top
of
our
of
our
class.
A
There
we've
got
a
great
fund
balance
and
Scott
will
go
into
a
lot
of
these
details,
but
this
city
is
financially
responsible.
We
have
been
for
many
many
years,
and
otherwise
we
wouldn't
have
the
level
of
of
bond
rating
and
acceptance
in
the
financial
community
that
we
do
if
it
wasn't
managed
in
a
superior
way.
So
let
me
introduce
to
all
of
you:

our
city
manager,.

Thank
You
mayor,
thank
you
for
having
us.
This
is
a
great
event
to
come
back
to
each
year
and
what
a
great
new
venue
as
well
see
if
I
can
get
the
technology
work.
Excellent.
Okay,
so
again,
thank
you
for
having
Scott
Sanders
your
city
manager.
I,
know
that,
with
this
group
in
particular,
get
a
lot
of
questions
about
the
different
projects
that
are
going
on
around
town.
B
So
we
tried
to
leave
most
of
the
time
actually
for
some
of
the
explanations
of
the
different
projects,
so
I
only
have
about
four
or
five
slides
that
deal
with
our
finances.
Talk
about
the
city
status
there,
as
well
as
the
policy
discussions
that
we
are
underway
and
have
recently
accomplished
so
I'm,
going
to
start
right
off
with
the
financial
status
of
the
city.
We
just
recently
a
couple
weeks
ago
had
in
front
of
the
council
our
annual
budget
for
fiscal
year
2018,
and
that
was
approved
within
that
budget.
Obviously,
it's
balanced.
B
We
have
very
strong
reserves
and
both
are
operating
in
and
our
capital
funds.
We
look
to
have
about
15
percent
of
annual
spend
in
reserves
we're
a
little
over
16%.
So
we've
matched
what
our
goal
was
there.
Some
of
the
challenges
I
when
I'm
asked
to
talk
about
the
City
of
Des
Moines
budget
I
often
use
the
word
perseverance,
because
it's
important
to
understand
that
every
year
it
seems
like
a
new
set
of
challenges
come
towards
us
with
with
revenues,
potential
expenses
or
maybe
even
legislative
changes.
B
What
we
dealt
with
in
the
next
budget,
the
2018
budget
was
just
approved,
was
1.9
percent
growth
in
our
property
tax
values.
That's
not
very
impressive,
and
so
it's
been
several
years
that
we've
known
our
challenges
on
our
revenues,
growing
about
that
2%
a
year
with
our
expenses,
typically
growing
at
about
3%
and
we've
got
to
find
a
way
to
make
up
that
difference
each
year.
So
again,
this
was
a
typical
budget
for
us,
just
under
2
percent,
on
the
revenues.
B
If
we
left
it
all
alone,
what
we
went
through
is
a
lengthy
process
with
the
public
speak
up.
Dsm
was
was
the
tagline
where
we
brought
in
several
hundred
citizens
were
came
in
in
our
public
meetings
to
discuss
our
budget
with
us.
Obviously,
we
continue
to
have
access
through
the
website
as
well
and
then
just
other
workshops
with
the
council
to
have
that
budget
discussion
out
there
broken
down
in
pieces
that
were
consumable
with
the
different
budgets
that
we
do
have.
B
B
So,
with
our
expenses
growing
at
that
3.2
3.3
range,
we
have
to
make
that
up
with
fee
revenues
and
other
non
property
tax
revenues,
and
that's
what
we
went
after
the
general
operating
budget
for
this
next
cycle
actually
was
approached
three
and
a
half
percent.
There
were
opportunities
to
actually
add
staff,
and
most
of
that
again
was
in
keeping
our
current
service
levels
in
a
growing
community
right.
B
The
mayor
did
a
great
job
explaining
that
not
only
our
building
permits
at
all-time
highs
and
that
causes
workload
for
our
community
development
staff,
but
our
population
continues
to
grow
and
spread
out
more.
So
we
have
firefighters
being
added
to
our
budget
as
well
to
maintain
all
our
apparatus
at
95%
level
on
a
daily
basis,
because
it's
there's
nothing
as
discouraging
as
having
apparatus
and
equipment
available,
but
no
staffing
available
to
actually
run
it,
and
we
found
ourselves
in
that
situation
with
our
fire
Department
over
the
last
several
years.
B
The
other
area
that
we
were
able
to
add
to
is
near
and
dear
to
me
in
the
neighborhoods
is
we
have
contract
sales
quite
a
bit
in
the
City
of
Des
Moines
and
what
we've
had
in
the
past
and
our
current
ordinances
is
that
there
is
an
inspection
that
needs
to
be
done
each
time.
There's
a
contract
sell
so
that
the
buyer
at
least
knows
what
they're
getting
in
that
inspection.
But
that
only
takes
it
so
far,
because
a
lot
of
times
that
might
just
be
kind
of
warmed
over
and
not
fully
explained.
B
Revitalization,
if
you
will
infrastructure
projects
are
very
busy
in
that
area
as
well.
Hopefully,
most
of
you
are
aware
that
our
southeast
connector
otherwise
known
as
East
Martin
Luther
King
jr.,
was
opened
up
all
the
way
to
East
30th,
a
great
way
to
get
in
and
out
of
the
fairgrounds
and
into
actually
downtown
from
points
east
and
southeast.
It's
very
well
traveled
and
the
city
intends
to
continue
that
on
from
East
30th
up
to
the
interchange,
with
with
the
highway
five
bypass
as
well.

Our
Grand
Avenue
bridge
is
under
construction
and
should
finish
up
by
the
end
of
the
year,
you're
going
to
see
a
few
projects
here,
jumping
kind
of
on
down
with
City
Hall
renovations,
also
being
completed
by
the
end
o
70.
All
of
these
projects,
the
Grand
Avenue,
the
the
parking
garage
and
Hall
will
be
done
by
the
end
of
this
year
and
those
coincide
on
purposes.
You
might
imagine
with
the
City
Hall
employees
relocated
right
now.
B
We
need
to
have
parking
available
to
us
when
we
move
back
into
the
city
hall
facility
and
it
sure
be
nice
if
Grand
Avenue
Bridge
was
reopened
for
that
access.
So
those
three
will
get
done
by
the
end
of
this
calendar
year.
The
other
bridges
need
to
be
addressed
as
well
over
the
Des
Moines
River,
so
you'll
see
here.
I've
got
court,
Avenue
Bridge,
the
locust
Southwest
first
and
even
Scott
that
need
to
be
improved.
The
court
Avenue
I
wanna,
make
sure
I
get
this
right
as
well.
B
Court
Avenue
is
a
repair
rehabilitation,
but
locust
will
need
to
be
a
complete
replacement
as
well.
We
also
have
Indianola
Avenue
that
was
just
completed
down
to
Army
Post
Road
and
a
walnut
streetscape,
which
is
open
back
up
as
well.
Between
that
5th
and
8th
Street
portion
as
well,
the
Walnut
Street
streetscape
will
continue
on
in
both
directions
all
the
way
to
the
river
and
further
points
west
over
time
as
well.
This
is
just
a
very
small
fraction.
I
know
that
the
time
is
limited
again.
B
So
what
about
policies?
We've
been
pretty
busy
at
the
city
working
with
the
council
and
even
our
regional
partners
on
opportunities
to
collaborate
in
policies.
That
is
the
theme
right
now
and
we're
going
to
continue
that
on
Ford
with
several
different
topics,
we
recently
completed
our
comprehensive
plan.
It
was
right
after
the
luncheon
last
year
that
we
were
able
to
finish
up
and
approve
the
plan:
DSM
Comprehensive
Plan
at
the
city,
our
central
Iowa
code
consortium.
What
a
great
initiative
this
was.
B
So
all
the
metro
area,
fire
and
building
code
officials
got
together
to
try
and
make
the
codes
consistent,
because
we
know
that
our
vendors
working
with
construction
I
would
like
to
see
that
consistency
from
one
community
next,
and
so
they
actually
got
that
accomplished
with
a
set
of
codes
that
Des
Moines
and
as
I
understand
in
West,
Des
Moines
have
already
passed
and
the
other
communities
are
taking
up
with
their
individual
councils
so
that
we
have
this
consistent
building
code
and
fire
code.
What
a
great
advancement
that
is!
B
It
also
opens
up
the
doors
for
other
collaboration,
so
kudos
to
all
that
all
the
suburbs
working
with
us
on
that
our
abatement
schedules
were
approved
a
while
back,
but
they
actually
became
implemented
with
the
one
117
values
that
will
all
start
to
hear
about,
as
through
March
and
through
the
rest
of
the
spring,
they
will
be
applicable
to
the
next
budget
cycle,
not
the
one.
We
just
approved
a
strategic
communications
plan.
There
was
another
update
on
that
just
yesterday.
B
Actually,
at
the
council
meeting
policies
such
as
noise
ordinances
have
been
updated,
we're
looking
at
several
others,
another
collaborative
opportunity.
We've
had
section
8
discussions
with
the
suburbs,
that's
of
the
funding
through
the
federal
government
for
housing,
rental
vouchers,
that's
something
that
the
city
has
run
for
a
lot
of
years.
But
at
this
point
the
federal
funding
has
dropped
to
a
level
where
there
needs
to
be
a
local
subsidy.
B
That's
a
little
hard
for
the
City
of
Des
Moines
to
be
asked
to
pay
with
tax
funds
for
the
entire
county,
because
the
program
is
a
countywide
program.
So
we
had
discussions
with
their
local
suburbs
about
how
important
this
voucher
program
was.
They
totally
agreed,
and
so
we
are
working
on
an
agreement
such
that
we
all
are
participating
financially
in
this
County
program.
Very
vital
Johnston
rejoined
our
homeland
security
program
as
well,
so
we're
seeing
a
great
momentum
of
working
together
with
our
with
our
suburban
partners,
other
project
policy
discussions
that
are
in
progress.
B
The
dark
governance
is
a
big
deal
right
now,
that's
being
discussed
looking
at
how
that
needs
to
be
revamped
again,
another
participation,
but
our
suburbs
as
well.
The
Des
Moines
Fire
Department,
is
working
with
Altoona
in
a
northeast
portion
of
our
city
to
see
if
there
isn't
some
collaborative
opportunity
there,
which
is
another
great
opportunity
to
work
with
one
of
our
neighbors.
So
we've
got
our
comp
plan
finished
up.
B
The
next
phase
of
that
was
the
zoning,
the
real
fun
part
of
the
legal
aspect
of
that
that
there's
a
couple
meetings
both
tonight
and
tomorrow,
night
for
the
open
to
the
public
over
at
the
river
place,
I
believe
and
6
o'clock
to
8
o'clock.
It
kind
of
hones
in
on
the
the
need
for
public
interaction,
especially
when
it
comes
to
land
use
and
zoning.
Our
speak
up
to
DSM
did
a
great
job
with
our
budget
discussions.
B
We
need
to
keep
that
momentum
going
with
our
public
interaction
with
our
zoning,
so
I'd
love
to
have
those
many
people
show
up
to
these
meetings
as
well.
Zoning
is
very
critical
to
us
and
we've
got
some
new
changes.
These
are
remakes
that
are
what
forty
years
in
the
making
since
the
last
been
change
or
more.
We
have
several
other
plans
that
are
underway
in
policies.

Our
part
parks,
Comprehensive,
Plan,
a
transportation
plan
that
will
look
citywide
in
our
walkability
I
want
to
thank
the
Greater
Des
Moines
partnership
for
helping
us
out
in
this
respect
and
our
private
partners.
The
walkability
is
a
an
initiative
that
there's
a
great
partnering
between
looking
at
the
desires
of
our
business
partners
in
downtown
and
wanting
more
walkability
kind
of
looking
at
the
planning
aspect,
and
then
the
city
stepping
in
and
saying
okay,
what
does
it
take
engineering-wise?
B
What
is
the
impact
on
traffic
if
we
go
this
route
and
so
we're
using
our
expertise
that
we
have
best
in
each
partner
partnering
together
to
make
sure
we
move
this
initiative
forward?
We
have
a
pilot
project
on
East
Grand.
That
will
be
one
of
the
first
that
will
introduce
walkability
to
our
community.

Well,
I,
probably
taken
up
enough
of
the
time,
because
I
know
again
you're
anxious
to
hear
about
all
the
development
that's
going
on
around
the
community,
so
I'm
going
to
invite
Matt,
Anderson
or
assistant
city
manager
to

up

that
as
well,
and
if
there's

and

I
generally
do
a
lot

lunch
club
presentations.
So
this
is
a
unique
opportunity
for
me.
So
what
Scott
went
through
is
kind
of
like
your
lunch,
that
was
the
meat
and
potatoes
of
city
government.
That's
you
don't
have
a
strong,
healthy,
functioning
City
without
all
the
things
that
Scott
just
went
through
I'm
your
dessert
and
drink
tickets.
So
this
is
going
to
be.

This
is
a
lot
more
fun.
This
is
these.
Are
the
shiny
pictures
everybody
likes
to
see
and
talk
about?
These
are
the
kind
of
front
page
of
the
business
section
of
the
paper
type
stuff,
so
real
quickly.
A
few
trends
2016
as
Scott
mentioned,
was
a
record
year
for
building
permits
for
us.
Also
in
that
in
those
building
permits
was
a
record
in
new
dwelling
units
over
1,600
dwelling
units.
That's
citywide
not
just
not
just
downtown
downtown's,
our
real
focus
for
us
from
a
housing
standpoint.
C
It's
our
fastest
growing
neighborhood,
it's
probably
the
fastest
growing
neighborhood
in
the
state.
We've
got
23
hundred
units
in
the
pipeline
about
20
or
so
you
to
meet
3,300
the
pipeline
about
2,300
are
going
to
come
online
and
be
occupied
this
year.
So
if
you
kind
of
put
that
2300
number
in
perspective
figure
30
over
3,000
new
residents
in
the
course
of
12
months,
we're
going
to
add
more
residents
than
are
in
our
downtown
that
are
in
most
most
cities
in
Iowa,
most
towns
in
Iowa.

So
it's
a
big
impact,
the
other
the
other
thing
worth
noting,
particularly
as
we
talk
about
downtown
development,
but
this
holds
true
for
around
around
the
Metro.
Actually.
Is
that
we're
really
clicking
on
all
cylinders
all
segments
of
the
real
estate
market
right
now,
not
just
housing
office
markets
coming
back
hotel,
hospitality,
retail
warehouse,
so
we
haven't
been
able
I
haven't
been
able
to
stand
up
here
and
say
that
different
periods
in
our
in
our
growth.
C
So
it's
really
nice
to
have
such
a
well-rounded,
diverse
growth
going
on
right
now,
so
we've
had
a
nice
repopulation
of
a
lot
of
our
vacant
office
space.
That's
generally,
that
vacant
kind
of
that
that
second
third
generation
space
has
been
really
suppressing
office
rents,
so
getting
that
repopulated
either
converting
into
housing,
development
or
hotels
or
repopulated
as
office
space
has
been
a
nice
trend.
That's
really
starting
to
pick
up
in
the
last.
C
In
the
last
couple
months,
our
economic
development
office
has
been
working
with
three
large
downtown
employers,
and
there
was
at
one
point
we
thought
we'd
probably
lose
two
of
them
to
the
suburbs
and
in
just
in
the
last
few
weeks,
we've
kept
all
three
downtown.
So
that's
a
that's
a
big
trend.
We
weren't
we
didn't
used
to
have
those
that
that
type
of
measurement
is
a
success.
C
Other
trends
we're
picking
up
development
in
our
business
parks,
not
just
in
our
downtown,
but
in
our
region,
our
neighborhood
corridors
and
commercial
centers.
You
start
to
see
the
success
of
downtown
radiating
out
of
downtown
on
Ingersoll
southwest
ninth
of
the
Indianola
corridor,
places
where
we
hadn't
seen
a
lot
of
development
now
you're
starting
to
see
that
radiates
outward
also
we're
starting
to
finally
get
an
uptick
in
single-family
home
subdivisions.
C
That's
always
been
where
Des
Moines
is
lagged
the
suburbs,
but
with
recently
annexed
areas
in
the
Northeast
and
southeast
we're
starting
to
see
an
increase
in
single-family
homes,
we
suddenly
have
an
interest
in
towers.
In
fact,
I
have
one
more
Tower
than
I
know
what
to
do
with
right
now.
So
the
the
Blackbird
Tower,
which
is
at
the
vacant
corner
where
Yonkers
used
to
sit,
should
be
rising
out
of
the
ground.
C
Yet
this
spray
or
the
late
late
spring
early
summer,
as
they
close
on
their
financing,
really
a
dramatic,
dramatic
change
to
the
skyline
on
that
corner,
a
very
important
corner.
If
you
think
of
that
corner,
the
other
four
corners
are
anchored
by
kind
of
iconic
buildings
in
our
skyline
hub,
Tower,
Financial,
Center
and
EMC,
and
to
get
a
nice
residential
new
modern
tower
anchoring
that
corner
really
starts
to
round
out
that
that
area
along
walnut
v.
This
is
the
Mandelbaum
proposal,
mixed-use,
really
an
exciting
project.

That
kind
of
fills
that
bridge
between
the
central
business
district
and
the
entertainment
district
really
nicely
with
the
theater
on
one
end
and
residential
on
the
other
and
and
a
parking
garage
sandwiched
in
between
this,
as
I
mentioned,
is
an
area
where
we
now
have
some
competition.
So
we
follow
a
pretty
transparent
disposition
process
at
the
city.
So
we
in
the
course
of
the
next
couple
weeks
will
be
coming
forward
to
the
City
Council.

With
the
recommendation,
we
have
a
competing
proposal
from
Blackbird,
so
we're
going
to
give
that
full
due
diligence
and
be
making
a
decision
in
the
next
couple
weeks
moving
forward,
so
we're
a
bit
under
a
time
crunch.
Here
we
need
to
get
this.
We
need
to
get
the
skywalks
connected
and
opened
as
soon
as
possible
and
get
some
parking
back
in
that
location.
The
garage
is
currently
closed.
C
Nice
block
this
is
so
named
for
Mies
van
der
Rohe,
who
was
the
architect
for
the
catholic
diocese.
This
is
a
7th
and
grand
it's
a
nelson
construction
project,
a
kind
of
a
mid-rise
mixed-use
project,
I'm,
going
to
go
kind
of
fast
without
a
lot
of
slides,
so
I
want
to
try
to
make
sure
I
leave
enough
time
at
the
end
for
Q&A
I
can
dive
in
deeper
on
any
of
these.

If
you
want
to
grab
me
after
work
or
if
you
have
one
just
want
a
public
question-
afterward
cross,
Gateway
Center,
the
steel
has
been
going
up,
you
can
really
start
to
see
the
building
take
form.
The
amount
of
steel
in
concrete
in
this
building
is
incredible.
If
you
talk
to
people
in
the
construction
or
architecture,
industry-
and
many
of
you
are,
this
is
a
really
amusing
him
quality
building
and
will
really
set
the
bar
I.

Don't
think
we'll
see
an
office
building
built
to
this
back
in
probably
in
my
generation
or
at
least
my
time
at
the
city.
It's
also
very
symbolic.
Mr.
Krauss
had
the
opportunity
to
locate
anywhere
in
the
metro.
He
specifically
chose
downtown
from
West
Des
Moines,
which
is
a
real
reversal
for
us.
We
had
over
the
course
of
the
early
2000s
lost
a
lot
of
particularly
mid
smaller
mid-sized
firms
to
the
sub
to
the
suburbs,
and
that
trend
we're
kind
of
following
the
national
trend.
C
That's
coming
back
of
companies
wanting
to
relocate
downtown
and
it's
really
about
where
they
can
attract
and
retain
the
best
talent.
Everybody
is
in
the
same
talent
pool
trying
to
try
to
recruit
for
employees,
and
you
can
either
do
it
in
an
anonymous
suburban
office
park.
But
mr.
Kraus
realized
it's
going
to
be
easier
to
do
when
you
are
you,
when
you're
located
downtown
across
from
a
world-class
sculpture,
garden
and
the
chances
he
says
for
collisions.
C
So
you
have
the
opportunity
for
your
employees
to
not
just
sit
in
their
cubicle
all
day,
take
a
half
hour
lunch
at
their
desk
and
then
go
home.
But
it's
the
opportunity
for
them
to
your
employees
to
have
a
more
depth
and
breadth
of
their
experience
when
they
come
to
work.
It's
not
just
about
going
and
sitting
at
their
cubicle
they're
out
having
those
collisions
with
other
colleagues,
they're
bumping
into
an
old
high
school
friend
at
the
coffee
shop
down
the
street
and
they're
collaborating

register
building
and
the
equitable
building
is
now
open.
So
three
historic
rehabs,
the
also
in
the
downtown
core,
the
midland
building,
has
been
purchased
and
is
proposed
for
hotel
development.

Griffin
building
currently
an
office
building
proposed
for
residential
redevelopment
and
the
Clemens
building,
which
is
where
Bubba
is
they're
nearly
done
with
their
residential
renovation.

the
downtown
core,
we
have

number
of
kind
of
a
diversity
of
projects
for
Tunick
14r
walnut,
some
of
the
grand
the
Maxwell
formerly
known
as
well.

in
we
talked
earlier

hotel
owner

local
ownership
and
by
local,
and
it's
a

a
big
benefit
that
we
have
such
a
strong
crop
of
local
developers.

them
on

attractiveness

opened

weeks

surpassing

be
a

downtown,
we
kind

scratch
their
head
and
really
didn't
know
what
that
meant.

could

kind
of
pictured
a
smaller,
suburban

it

truly

new
model
by

V
and
we
couldn't
be
more
excited.
You've
got
a
lot
going
on
south
of
MLK.

kind
of
it's
still

that
Court
Avenue
district
with
the
Harbach
lost
their
historic
rehab
and
the

the
confluence
on
3rd,
which
is
opening

phase

soon,

county

the

thought
that
that
we

to
be
a

tremendous
retailers

cluster

each

here
we've
had

fastest-growing

choose
the
East
Village
over
West
Des
Moines.
They
looked
at
West,
Des
Moines.
They
realized
this
is
where
they
wanted
to
make
their
home
base.
This
gives
that
development
team,
the
the
firepower
when
they're
going
out
and
talking
to
national
brokers
to
go,
recruit
other
retailers
in
the
neighborhood,
and
there
are
other
new
developments.

They
can
wave
that
West
Elm
lease
around
and
it's
going
to
carry
them
very
far
as
they
try
to
recruit
other
tenants
bridge
district.
This
is
Hubble's
development,
just
on
the
north
edge
of
the
East
Village
you're
heading
up

Botanical
Center.
It's
a

a
mix,
density,
residential,
neighborhood,
purely
residential
under
construction.
Right
now,

a
first
phase
with
some
really
nice
three-story
row
homes
and
a
very
large
apartment,
complex
called
the
Verve
you
can,

them
both
coming
up
out
of
the
ground
right
now,.

this
is
the
areas
south
of
the
East
Village.
It's
technically
is
these
villages.
Part
of
these
village,
neighborhood
associations
been
dubbed
the
market
district.
The

have
a
lot
of
residential
interests
happening
there.

projects
ready
to
kick
off
the
district
on
sixth
and
commonly
lofts,
and
then
an
office
building,
currently
underway
by
PD
and
precast.
That's
what
it's
really
already
fully
framing
they're
doing
the
interior
work
on
the
office
building
right
now,
a
federal
courthouse.
So
we
are
in
line
for
a
new
federal
courthouse
in
des
moines.

have
a
appropriate
137
million
dollars
for
the
city.
It
will
be
an
architectural
icon
that
will

the

and

building

courthouse,

kind
of
like
the
Krause
Gateway

museum
quality
building,
that's
meant
to

going
to
make

the

run

in
their
early

been

Sherman
associates
will
be
breaking
ground
in
the
next
month
or
two
on
a
new
spec
office
building

75,000
square
feet.
They
have

third
of
it
under
the
letter
of
intent
right
now,
a
great
station.

south
of
that

great
landing
area

I

showed

it's

acres
of
former
railroad
land

Hubbell
Realty
has

contract.

are
meeting
with
them
daily
on
working
out

urban

it'll
be
a
mixed-use,
primarily
housing

really
multiple,
multiple
densities.

from
the
five
six
story-
apartment
complex
as

kind

indicative
of
like
the
East
Village
down
to

development

we're
excited
about
what
the
row
houses
can
bring
from
an
ownership
standpoint.

hubble's

artisan
row
across
the

Meredith

to
Gray's

the
ability

bring

new

capturing
downtown,

mainly

haven't

radiate
outward

really
doing

in
the
multifamily

projects

pioneering
locations

to
do

development

townhomes

their

development

right
next
door,
Mercy
Hospital
expansion,

or
have
already
started
tearing
down

former
housing
complex
on
the
corner
of
University

we'll
be
doing
a
pretty

on

significant
architecture

Village

Drake,

great
news

cusp

has

selected

storage
has

large
new
facility
underway

of

Moines

the
Agri
merchants,
Technology

twos,
expansion
on

south
side
and
then
Kevin
industries

the
research
facility
and
their
corporate
headquarters.
Just
off
the
southeast
connector
right
across
the
street,
the
Des
Moines
Airport
terminal
really
exciting
project.

it's

big
economic
development

talked
about
our
town.

airport

and

pull

our

by

have

market

downtown

running
about

percent
vacancy,

healthy

projects

confluence

its

rest
of
the

niche

see

They
understand

national
retailers
weren't
committed
early
on
and
now

know

store

store
block

block
all
over

entrepreneurs,
innovators,
local

see
them

really

when
I
see
young
people,
local
investors,
putting
their
money

being
successful

that
part

this
housing
market
is
making
that
happen
because
downtown

place

it

downtown,

parked

car

was
sort

the
demise
of
downtown

going
to
have
to
improve
our
regional
public
transportation.
We're
going
to
have
to
continue
to
improve
our
pedestrian
friendly,
walkability
aspects.
We
want
people
to
feel
safe,
coming
and
going
from
school
to
shopping
to
public
transportation
and
make
those
corridors
important
and
make
it
a
little
easier
for
public
transportation
to
to
plan.
Often
those
quarters
need
to
be
more
dense,
so
we
have
to
think
about
that.

is
a
fairly
broad
answer
and
not
the
professionals
that
you've
been
listening
to.
But
you
know,
as
I've
watched
this
I
think
Des
Moines
has
a
chance
to
really
be
one
of
those
iconic
international
cities,
and
we
have
made
huge
leaps
in
that
direction.
That
is
being
noticed
by
the
media
and
all
those
that
happen
to
come
here
for
business
or
pleasure,
or
just
happened
to
drive
through
or
fly
through
it,
but
I
think
we
have
to
keep
moving
on
and
thinking
together
in
the
public
and
private
sectors.
