per

proposed

the
current
udc

we're
recommending
as

approval
this

landscape
area
is
only
8
percent
of
the
overall
site

that
would
equate
to
14
706
square
feet,
but
this
pud
proposal
actually
is
providing
20
of
a
landscape
area
or
36
590
square
feet,
so
we're
increasing

landscaping
coverage
by
a
substantial
amount,
a
little
over
double
than
what
would
be
required
for
other
industrial
properties.

one
of
the
conditions
of
approval
is
that
staff
be
allowed
to
work
with
the
developer
and
prior
to
building
permit
issuance.
We
come
up
with
a
solution
to
this
area.
The
solution
would
possibly
be
moving
this
landscape
material

west
side
back
here
on
the
property
and
coming
up
with
a
different
treatment
along
this
frontage.

developer
spent
a
good
deal

with
neighbors

residents

this

proposed
several
improvements
to
the
jason
street
corridor.

are

the

plans

the
pud,
and
this
this
may
be
kind

hard

right

the
top

and
hampden
intersection.

the
proposal

reconstruct

curb
ramps
to
be

compliant
at

southwest

on

the
addition
of
the
public
involvement
and
those
same
residents
saying

has
been
a
concern.

southern
corridor
kind
of
came
into
focus
and

kind

combine
that
pedestrian
safety
with
lowering
speeds.

where
the
bulb
outs
come
from.

they
reduce

crossing
distance

visual
vertical
delineation
in
the
road

slow
motorists

southern
corridor
originated

meetings
with
staff.

happy
with
the
progress,

input
from
staff
fire
department,
traffic
public
works

better
plan
now
as
a
result
and

happy

kind

harm

impact

project

the
surrounding

highlight

those
features

biggest
dog
run
in

we've

wide
fire
lane

grass
pay,

there'll,
be
some
fencing
to
keep
them
off

rail

riding

bike

some

solution
to

discourage
trucks
from
using
that
street

slow
them
down

make
it

little
bit
safer

wade
went
into
that
pretty
well
and
rachel
will

With
regard
to
parking,
we
did
a
parking
demand.
So,
first
of
all,
we
we
sized
the
parking
based
on
sort
of
the
highest
non-transit
oriented
project.
The
the
parking
ratio
requirement
in
the
code
right
now
is
is
really
onerous.
You
know
one
guest
space
for
five
units,
but
you
know
that's
that's
just
that
just
doesn't
happen.

be

than
the

demand
we're
providing
one
in
eight,
but
we
so
we
did
two
things.

checked
actual
demand
and
then
we
actually
checked
how
much

been

people

worked
with
the
city
to
kind

outline,
this
sidewalk
and
crossings
to
make
this
connection
from
our
project
frontage
up
to
hampden
and
the
light
rail
station
a
lot
more
pedestrian
friendly
by
improving
existing,
curb
ramps,
reconstructing
existing
curb
ramps
and
then
adding
some
more
crosswalks
and
then
reconfiguring
the
existing
meeting
just
to
kind
of
direct
pedestrians.
The
way
that
they
should
go
and
not
just
the
way
that
you
know
shortest
path
necessarily
and
then
on
the
next
slide.

We
heard
all
of
the
concerns
from
the
jason
street
neighbors
regarding
the
speeding
problem
along
jason
street.
So
this
is
what
we've
worked
with
them
in
the
city
to
come
up
with
including
corner
bull
belts
on
both
oxford
and
mansfield,
to
kind
of
detour
trucks
to
as
using
that
as
a
connection,
as
well
as
a
mid-block
choker,
which
kind
of
squeezes
down
the
drive
lane
and
causes
cars
to
slow
down
as
they're
driving
along.

their

that's
the
ideal

them
out

their
car,
and
so
what
we

up

reconstructing
curb
ramps

corner
