our
play
spaces,

kids

one
side
and
about

on
the

to

from

chicagoland

play
where
you

drop
in
at
any
time
during
our
open
hours
to
play
as
a
family.

current
location,
kids

with
their
parents

caregivers
to
grab
a
coffee,
sweetie
service,
especially
coffee
drinks,
intelligentsia,
coffee,
paninis

other
food
in
our
cafe,

they

play

the
play
space
with
their
kids.
The
police
space
is
an
imaginative
village,
so
it's
a
meant
to
bring
out
imaginative
play
for
kids
and
it's
a
great
family
gathering
place.

the

we're

driver
is
strictly

to

meant
to
just
be
a
quick

our

its
size

point
in
our

the
play

the
cafe

they
can
buy

staff
members
in

parent

to
be

a
pretty
extensive,
build

empty
space
as
of
now

walls

be
removing

most

we're
pretty
simple,
build
out

walls,

good
amount
of
windows
between
the
spaces,

we'll
have

general
corridor.

the
big

glass

it's

lot
of
walls,
new
carpeting.

area
is
a
build
out,

pretty

restricted

drywall,

cafe

and

then
we
bring

houses

custom

they're

the
city
and
those

built
off-site

to
be

up

grabs,
we
might
be
able

utilize
it
where
it's

this

conceptual
planning
will
still
might
be
able
to
make
some
changes
back
on
the
east
side,
we
shift
the
existing
pharmacy
pick
up
to
the
north
for
the
for
the
cafe.
It
keeps
it
on
the
east
side
of
the
building,
there's
infected.
It
helps
with
the
stacking
the
car
stacking
in
the
plans
that
you
receive.

show
four
cars
which
is
minimum
required.
We
feel
there
could
be
as
many
as
six
more
cars
for
a
total
of
ten
to
twelve
cars,
possibly
without
interfering
with
any
vehicular
circulation
other
than
that
we're.

will
be
proposing
signage
for
the
building
on
the
east
side
and
the
north
side,
and
we
will
be
doing
some
basic
repairs
to
the
exterior.

biggest
issue
is
the
shingles.
These
encoded
shingles
will
be
working
with
the
manufactory

to
keep
them.
We
can
use
signage
to
help
us
hide
some
of
the
faded
areas.

hours

operation

generally
take
out

places

location
and
in

opinion

isn't
a
terribly
commercial
place.

corner
is
commercial,

beyond
that,
it's
residential,

sure
that

set

hours,
those
hours

we
normally
give
for
that

a
food
place
makes
sense.

first

is
one
of
these
special
uses
listed

the
zoning
ordinance,

we

find

type

a
use
is
permitted
within
this
zone
so
that
this
standard
has
been
met.
Number
two,
the
requested
special
use,
is
in
keeping
with
the
purposes
and
policies
of
the
comprehensive
general
plan
and
zoning
ordinance.

we
look
at
where
this
fits
in
to
the
neighborhood,
this
is
obviously
a
commercially
zoned
space.
It
is
served
well
with
major
streets
coming
into
it.
So
therefore,
traffic
and
people
can
arrive
and
not
impede
smaller
residential
streets.
So
I
believe
that
this
location
is
one
that
would
serve
as
a
good
is
a
good
location
for
this
type
of
a
business.
So
I
believe
this
standard
has
been
met.

the
special
use
will
not
cause
a
negative
cumulative
effect
when
its
effect
is
considered
in
conjunction
with
the
cumulative
effect
of
various
special
uses
of
all
types
in
the
immediate
neighborhood.
As
we
mentioned,
this
space
has
been
vacant.
For
some
time,
which
probably
has
had
a
more
negative
cumulative
effect
on
the
neighborhood
than
bringing
in
a
very
viable
business,
that
seems
to
be
successful
in
Chicago
and
I
think
also
would
be
successful
in
this.
This
neighborhood
everything
that
I
have
heard
in
meetings
that
I've
been
in
through
8th
and
9th
Ward
meetings.

requested
special
use
does
not
interfere
with
or
diminish
the
value
of
property
in
the
neighborhood
again
I'm,
going
to
what
I
just
said,
the
fact
that
the
building
has
been
vacant
for
a
number
of
years

started

fall
into
some
disrepair
having
any
sort
of
a
viable
business
in
here
definitely
would
would
increase
property
values
as
opposed
to
diminishing
them.
So
I
believe
this
standard
has
been
met.

served

public
facilities

services
because
of
the
fact
that
we
do
not
see
this,
this
type
of
use
requiring
any
sort
of
special
facilities

any
sport
any
sort
of
special
services
provided

believe

standard
has
been
met.

six.
The
requested
special
use
does
not
cause
undue
traffic
congestion.
The
fact
that
this
is
located
at
two
major
streets,
asbury
and
oakton
means
that
it
can
be
adequately
served
by
people
who
want
to
get
to
this
location
without
having
to
cut
through
residential
streets.

drive
straight
into
the
city
and
arrive
right
to
this
location.
I
believe
this
standard
has
been
met.
Number
seven,
the
requested
specially
used
preserve
significant
historical
and
architectural
resources.
I
am
unaware
of
any
historical
architectural
resources
related
to
this
particular
property
and,
as
I
mentioned
before,
the
building
has
started
to
show
somewhere,
since
it
has
been
sitting
vacant
for
some
time.
So
I
believe
standard
number
seven
has
been
met.

eight.
The
requested
special
use
preserve
significant
natural
environmental
features.
Again
this
this
particular
location
doesn't
seem
to
have
much
in
terms
of
environmental.

natural
features
we've
heard
some
discussion
on
the
landscape.
Most
of
what
is
there
seems
to
be
kind
of
beaten
up
and
neglected,
so
the
fact
that
we
probably
will
be
bringing
in
some
more
environmental
features
to
this,
this
particular
property
I
believe
this
standard
has
been
met
and
number
nine.
The
requests,
especially
is
complies
with
all
other
applicable
regulations
or
the
district
in
which
it
is
located
and
other
applicable
ordinances.
