working

balconies

brackets
working
on
the

the
north
side
is

quickly
tell

what
we
have
done
with
the
site.
What
I'm
showing
you
now
is
the
site
layout
plan.

were
able
to
kind
of
pull
things
together
with
the
Pavements
and
our
curb
lines
so
that
we
could.
We
could
reduce
the
total
area
of
concrete
and
asphalt
pavement
to
the
betterment
of
increase
in
your
landscape
area
by
a
fair
amount.
So
in
economizing
on
the
pavement,
we've
been
able
to
pull
some
of
our
parking
away
from
South
property
line
and
provide
some
additional
areas
for
landscaping.

relative

the
Improvement

potential

we've
got
rid
of
one
of
the
vacuum
stations
on

back
side
of

concrete

panel,
or

horizontal

Gable
ends,

carved
out

shaped
space
where
the
storefront
on
the
ground
floor
is
going
to
angle
back

Buffalo
Street

create

opportunity,

some
outdoor
seating
or

benches
along
Buffalo
Street
as
well.

we
initially
had
heard
from
people
that
there
might
be
some
concern
of
the
of
you
know:
Buffalo
Street
having
a
tighter
sidewalk,
so
we're
trying
to
accommodate
that
in
the
planning
of
the
ground
floor,
so
we've
sort
of
held
the
Upper
Floor
line,
but
cut
back
the
ground
floor,
which
would
also
provide
a
little
sort
of
protection
from
the
elements.

The
elevations
are
we're
not
showing
you
all
elevations
of
the
building
today.
But
you
know
we
sort
of
wanted
to.
You
know,
look
at
one
elevation
as
that.
You
know
one
of
the
primary
elevations
and
and
get
feedback
from
you
before.
We
sort
of
played
that
out
on
all
elevations
of
the
building
we
are
proposing.

There
was
some
common
comments
about
materiality
and
our
you
know
part
of
our
response
is
that
we
are
thinking
that
you
know
on
the
ground
level
where
you're
at

street,
so
you
know
where
passer
buys,
can
touch
the
building
and
be
in
contact
with
the
building.
We
are
proposing
a
masonry
material.

We've
talked
a
little
bit
about
ground,
face
block
like
the
building
up
the
street,
but
we're
still
resolving
that
with
the
owner
team
and
the
design
team
trying
to
find
a
delicate
balance,
but
we
are
proposing
a
storefront.
You
know
a
window
system
and
masonry
on
the
ground
floor,
so
this
would
be
retail
on
on
Meadow
Street.
So
we're
sort
of
looking
into
an
active
storefront
and
the
upper
sections
of
the
facade.
We
are
proposing
a
five
percent
fiber
cement
material
with
a
sort
of
varying
texture.

you
zoom
in
on
this,
you
know
what
we're
thinking
about
right
now
is
some
sort
of
whether
it's
you
know
a
horizontal
fiber
cement
plank
but
varying
Dimensions.
So
you
know
say
this
bottom
piece
was
six
or
seven
inch
exposure.
You
know
the
upper
section
might
be
a
tighter
exposure,
so
we're
getting
a
little
bit
of
variation
in
the
texture,
and
then
we
are
looking
at
some
slight
color
deviation.

heard
some
previous
comments.
I
mentioned
this
before
about
you
know
from
some
planning
board
members
about
other
buildings
in
Ithaca
that
have
this
sort
of
checkerboard
pattern
in
our
minds.
We're
we're
seeing
this
color
variation
more
like
the
subtleties
of
the
difference
between
you
know
the
the
what
you'd
see
in
Limestone
the
the
sort
of
different
variations
of
Grays
or
Blues-
that's
sort
of
our
attitude
about
this,
and
not
that
it's
you
know,
checkerboard.

We
are
also
suggesting
that
the
the
corner
of
Buffalo
and
Meadow
acts
like
a
headpiece
to
the
building.
So
it
is
the
piece
where
the
masonry
comes
down
and
touches
the
ground,
and
it
would
be
you
know.
Perhaps
this
grayish
color
and
the
you
know
the
rest
of
the
building
is
sort
of
the
body
of
the
building
and
might
be
more
of
a
warmer
color.

maybe

like
a
warm
Stone
and
then
we're
beginning

play
around
with
this
idea
of
some
accent:
panels
which
sort
of
came
out
of
some
questioning
by
your
board
and
then
some
discussions
with
the
owner

the
direction

that
sort

third
level
of
articulation

the
facade.

placeholders

the
existing
buildings.
This
coloration
is
not
100
accurate,
but

sort

glass,
stair,
the
patina,
copper

building

of
the
other
building

reminder
on

ground

have

potentially
retail

in
the

that
faces

still
