you
about
our
business
energy
advisors
program,
so
we'll
go
over.
What
the
program
is
why
someone
might
want
to
participate,
who
is
eligible
to
participate?
I'll
walk
you
through
a
couple
of
different
case
studies
of
past
participants,
we'll
talk
over
the
benefits.
What
participation
looks
like
and
then,
if
you
or
someone
you
know,
is
interested
in
participating?
How
you
go
about
that
so
first,
what
is
the
Bea
program?

It
is
a
program
that
assists
business
owners
or
facility
managers
in
setting
energy
goals
to
understand
their
energy
options.
Ideally,
this
would
happen
during
the
earliest
stages
of
development
and
design,
and
that's
because
it's
easiest
and
most
cost
effective
to
incorporate
Energy
Efficiency
improvements.

So
why
participate?
This
is
a
free
service
that
is
offered
by
the
county.
We
have
Grant
funds
that
we
secure
to
cover
the
cost
of
this.
It
helps
business
owners
or
facility
managers
to
understand
the
different
ways
that
they
can
save
energy
and
operational
costs.

Participants
also
get
advice
on
incentives,
different
financing,
that's
available,
there's
help
with
the
Ithaca
energy
code
supplement
and
so
oftentimes.
We
can
look
at
an
existing
project,
outline
and
kind
of
Mark
it
up
for
what
how
many
points
they
would
receive
and
then,
with
the
proposed
project,
outline
what
they
could
receive
if
they
were
to
implement
any
of
those
measures,
participants
can
gain
recognition
for
their
participant.
This
is
only
if
it's
desired
by
them.

The
program
is
confidential,
unless
explicitly
stated
by
the
participant
participants
can
contribute
to
the
environmental
and
energy
goals
of
our
community
and
over
the
life
of
the
program
we've
had
more
than
41
participants
so
getting
into
who
can
participate.
This
is
primarily
for
businesses,
considering
new
construction,
major
renovation
or
expansion.

They
have
to
attend
one
brainstorming
meeting
so
we'll
go
over
kind
of
their
ideas
for
the
project,
maybe
they're
looking
to
get
an
analysis
of
two
different
types
of
heating
technology
or
domestic
hot
water
technology,
and
so
it
kind
of
Define
some
of
their
goals,
we'll
set
some
practical
and
aspirational
goals
that
our
partners
will
go
through
will
identify
who's
going
to
be
the
point
person,
so
the
person
that
I
would
contact
with
to
to
get
the
information
to
and
from
the
engineering
partners
that
we
work
with,
and
then
they
participate
in
a
closeout
meeting
where
they,
where
we
go
over
our
energy
options
report
that
is
developed
by
one
of
our
engineering
Partners,
which
is
Tatum
engineering
or
me
engineering.

And
so
during
that
closeout
meeting
we
kind
of
go
through
all
of
the
different
options.
They
ask
questions
and
then
they
are
sent
on
their
way
with
the
report
that
they
kind
of
choose
what
to
do
with
from
there.

This
small
business
was
opening
a
restaurant.
They,
you
know
weren't
really
familiar
with
technology
or
Energy
Efficiency.
They
are
located
in
a
gas
moratorium
area,
so
they
were
having
to
explore
some
non-conventional
to
them,
Technologies
to
to
run
their
facility
and
at
the
time
of
entering
the
business
energy
advisor
program,
they
had
not
started
construction.

So
the
outcome
of
this
project
was,
they
went
after
and
were
awarded
twenty
two
thousand
dollars
in
incentives
and
that
helped
them
to
implement
a
bunch
of
different
Energy
Efficiency
improvements,
but
including
improved
wall
and
roof
insulation.
Air
sealing
Windows,
energy,
efficient,
Windows,
an
air
source
heat
pump
for
heating
and
cooling,
and
this
was
particularly
cool
for
this
project.

The
second
case,
study,
I'll
talk
through,
is
a
little
bit
larger
scale.
This
is
a
larger
developer,
new
construction,
multi-family
Residential
Building
about
90
to
92
units,
60
000
square
feet.
J
Their
goals
were
to
compare
the
operation,
costs
and
installation
costs
either
a
ground
Source
heat
pump
or
an
air
source
heat
pump,
and
they
were
also
interested
in
learning
their
solar
capacity
for
their
facility,
and
so
this
chart
may
be
hard
for
you
to
see,
but
what
it
is
is
an
analysis
of
Heating
and
Cooling
and
domestic
hot
water
system,
so
the
First
Column
here
is
just
kind
of
business
as
usual.
If
they
were
to
install
a
natural
gas
furnace
and
water
heaters.

This
is
kind
of
the
Baseline
that
the
engineering
firm
used
to
compare
the
different
options.
The
second
here
is
a
ground
Source
heat
pump
with
a
heat
pump,
hot
water
heater.
The
second
is
a
ground
Source
heat
pump
with
a
de
super
heater
and
then
the
last
here
is
a
air
source
heat
pump
with
a
heat
pump,
hot
water
heater,
and
basically
this
chart
just
lays
out
line
by
line
the
efficiency
of
each
of
these
products.

The
installed
cost
of
each
of
these
products,
the
incentives
that
are
available
for
all
of
them,
the
cost
after
the
incentives,
and
then
it
kind
of
talks
through
the
the
net
cost
here,
and
so
you
can
see
that
you
know
at
first
coming
in
it
looks
like
the
natural
gas
furnace
is
going
to
be
cheaper
than
any
of
the
ground
Source
or
air
source
heat
pump
options,
but
after
the
incentives
it
actually
lines
up
that
the
air
source
heat
pump
is
the
cheapest
option.

But
really
the
ground
Source
heat
pump
options
come
in
pretty
close
to
what
the
the
natural
gas
would
be
and
then,
as
you
move
down
here,
it
looks
into
the
installed
cost
of
of
the
systems
the
annual
Energy
savings.
So
you
do
see
here
that,
with
the
air
source
heat
pump,
it's
a
bit
more
to
run
on
a
year-to-year
basis
than
the
the
actual
natural
gas
system
would
be.
But
it
is
interesting.
You
see
that
the
ground
Source
heat
pump
systems
both
of
those
are-
are
actually
cheaper
to
run
on
a
year-to-year
basis.

So
this
really
gives
developers
or
business
owners
or
facility
managers
an
opportunity
to
really
get
an
in-depth
look
at
kind
of
all
the
options
and
the
month-to-month
costs
and
payback
and
and
all
of
that
so
moving
on
to
their
second
goal.
They
were
looking
to
understand
their
solar
PV
capacity,
and
so
here
there's
four
different
options
and
I
want
to
bring
your
attention
to
this
last
column
here,
so
the
max
roof
size.
This
is
actually
the
size,
the
the
max
size
system
they
could
have
on
the
proposed
projects
roof.

So
again,
really
great
option
lays
out
all
of
the
the
variables
and
then
lastly,
here
with
the
developer
case
study-
is
this
chart
which
I
apologize.
It
probably
is
coming
up
really
small,
but
this
is
one
of
my
favorite
value
ads

the
program.

drying
using
a
heat
pump,
clothes
dryer.

was
that
added
up
the
heat
pump
hot
water
heaters,
and
so
it's
just
a
really
great
way
to
make
sure
that
developers
in
the
in
the
city
and
town
of
Ithaca
are
being
compliant
with
the
Ithaca
energy
code
supplement,
and
they
can
kind
of
see
it
visually.
What
different
changes
they
they
can
make.

Okay,
then,
the
last
case
study
that
we'll
go
through
is
a
municipality.
So
for
this
example,
the
municipality
was
looking
to
do
a
major
renovation
on
their
Town
Hall
down
the
line.
They
were
interested
in
understanding
the
incentives
that
were
available
to
municipalities.
This
is
different
than
the
other
two
examples
because
they
are
tax
exempt.

They
were
looking
to
understand
ways
that
they
could
reduce
their
energy
load,
like
the
last
example
wanting
to
decide
between
air
source
and
ground
Source
heat
pumps,
and
then
they
also
wanted
assistance
in
their
timeline
and
when
to
implement
measures.

So
looking
at
this
chart,
which
I
apologize
again,
it's
probably
hard
to
understand,
but
basically
it
lays
out
all
of
the
different
measures
that
the
town
could
do
to
reduce
their
load,
talks
about
air
source,
heat
pumps
and
all
of
the
different
things
that
they
could
incorporate
and
it
lays
it
out
in
a
kind
of
those
steps
in
which
they
should
do
first
so
looking
to
reduce
load.

Then
Implement,
Energy
Efficiency,
then
Implement

new
electrified,

so
forth,

so

exactly

timeline

they
could

were
hoping

of
our
participants
have
said
that
it's

second
option,

some
of
these
larger
developers
will
have
you
know
an
engineering
firm
on
staff,
or
you
know
someone
that
they
work
with
this
program
allows
them
to
get
a
second
opinion
and
kind
of
challenge
the
status
quo.

So
if,
if
they
have
somebody
that
they
work
with
regularly
who's
kind
of
just
doing
these
cookie
cutter
designs,
this
can
kind
of
challenge
that
a
little
bit
as
I've
mentioned.

know
Aid
with
the
Ithaca
energy
code
supplement.
This
is
you
know
more
advanced
in
in
our
area
and
newer,
so
folks
found
it
really
helpful
to
kind
of
be
make
sure
that
they're
compliant
and
learn
different
ways
that
they
can
be
compliant.

program
also
provides
up-to-date
information
on
incentives,
so
this
is
really
key
with
the
Ira
coming
out.
There's

lot
of
money
out
there
and
this
kind
of
lays
out.

concern

30
feet.
It

ramp.

steep
enough
to
be
considered

ramp,
but
it
does
not
have
a
landing
within
30
feet
of
the
next
Landing,
so
it
does
not
meet
the
necessary
code
for
Ada
access,
so
we're
proposing
a
new,
more
direct
ramp
from
the
Ada
parking
spaces
directly
to
the
entrance
to
building
C.
That
would
then
also
connect
over
to
the
existing
walkway
as
it
crosses
the
bridge
to
Building
B.

have
checked
the
grading
with
the
as
built
conditions
and
survey,
and
we
do
we're
pretty
confident
we
can
maintain
slightly
more
than
eight
percent,
but
within
the
acceptable
ADA
Slope
with
handrails
and
Landings.

furniture

been
put

patio
have
not

buildings

lawn

perspective

developer's
perspective,

viable
option,

which
is
that
there
is
no
access
for
a
mowing
equipment
to
this
space.
They
would

travel
upstairs
or
through
the
buildings
with
mowing
equipment
in
order
to
perform
maintenance.

So
we
are
proposing
in
this
location
a
AstroTurf
area,
not
the
AstroTurf
that
is
currently
installed.
I
I
will
mention,
regardless
of
what
the
board
decides
on
this.
This
is
not
the
material
that
will
be
here.
However,
we
are
proposing
that
this
area
would
remain
a
an
astero
turf
or
an
artificial
turf
space.

However,
it
would
be
a
different
material.
It
would
be
installed
correctly
and
it
would
be
installed
in
a
way
that
would
allow
this
to
be
an
ADA,
accessible
space.
One
of
the
considerations
with
the
lawn
is
that
mode
grass
lawn
is
generally
not
considered
an
ADA
Compliant
surface.
The
developer
does
have
a
desire
for
this
Courtyard
space
to
serve
as
an
accessible
activity
area.

Essentially,
the
the
change
here
is
that
the
retaining
wall
that
you
see
does
not
match
the
retaining
wall,
Dimensions
or
materials
that
were
approved
on
the
approved
site
plans,
and
so
it's
Our
intention
to
find
a
way
to
essentially
meet
the
intention
for
this
space
without
necessarily
ripping
out
or
redoing
any
of
this
work,
particularly
because
this
is
a
necessary
exit,
an
egress
for
the
building
for
a
fire
evacuation
route.

So
we
are
looking
to
generally
maintain
the
the
existing
layout,
which
does
follow
close
to
the
original
design.
However,
the
retaining
wall
is
larger
and
so
we're
looking
to
encase
that
with
a
raised
plant
bed,
that
would
be
a
wooden
retaining
planter
structure
built
against
the
existing
retaining
wall
planted
with
vines
and
grasses
to
screen
the
materiality
of
that
wall
from
the
neighboring
property.

I
did
also
want
to
include
the
approved
planting.
Plans
for
this
area
did
include
some
very
columnar
plants,
we're
looking
at
rearranging
that
a
little
bit
and
we
we
will
most
likely
be
submitting
a
revised
planting
plan
for
this
area
with
a
denser
more
native
species
for
screening
along
this
Edge.
That
will
respond
to
the
changes
on
the
site
plan
as
well.

is
an
a

that
was
part
of
the
approved
drawings
back
in
2019.
No
revision
to
this
was
submitted
in
the
follow-up
packages
that
the
board
approved.
So
this
is

most
recent

system

installed,

it
has

partially

additional
technical
information
to
City
staff.

but
I
would
I
would
note
that
the
material
that
was
swapped
out
was
a
custom
color
that
was
specifically
reported
to
match
the
original
by
the
by
the
contractor.

overall
project

resounding

number
one
kind
of
aspect
of
what
they
were
looking
for
was
to
save
the
Pavilion
so

from
the
jump
really
kind

drove
all

our
design
decisions
throughout
the
entire
process,
and
you

with
all

work
that
was
going
on
on
the
waterfront
Trail
side
and
the
parking
lot
Trail
or
on
the
parking
lot
side.
We
were
very
kind
of
like
limited
to
what
we
could
do
with
the
intention
of
saving
the
overall
structure.

folded
in
with
all
of
this.
What
we
heard
pretty
much
in
second
place
was
there
was
a
number
of
critical
maintenance
issues
that
really
needed
to
be
addressed
overall,
the
market
you
know
having
been
built
back
in
the
80s
really
needed.
Some
upgrades
on
you
know:
roof
gutter
downspouts.

There
were
some
details
in
the
overall
structure
that
everybody
was
asking
to
have
addressed
so
that
they
could
get
a
little
bit
better
weatherization
and
protection
from
some
of
the
more
inclement
circumstances
that
happen
in
the
shoulder,
Seasons
or
just
in
big
storm
situations.
During
the
summer,
some
upgrades,
possibly
to
the
stall
floors,
was
another
big
one.

Overall
Improvement
of
electrical
systems,
Wi-Fi,
better
expansion
of
the
Plumbing
Systems-
and
you
know
one
of
the
bigger
issues
that
they
hit
on
was
that
you
know
we
realized
pretty
early
on
that
there
was
a
sprinkler
system
upgrade
that
was
going
to
solve
a
lot
of
problems
that
were
going
on
with
the
food
vendors
and
having
open
Flames.

Beyond
that.
Some
of
the
bigger
concerns
was
that
you
know
they
didn't
really
want
to
sacrifice
the
overall
number
of
stalls.
So
you
know
I,
think
that
was
one
of
the
the
primary
kind
of
guiding
factors
to
really
understanding
where
and
strategizing
how
we
could
add
and
expand
some
of
the
programmatic
requirements.
As
far
as
the
bathrooms
in
the
office
space
and
as
I
mentioned
earlier,
the
the
additional
kind
of
weather
protection
was
addressed
in
enclosing
the
the
upper
Claris
story-
windows
that
are
currently
open.

This
was
also
done
to
enable
the
sprinkler
system
to
become
effective
with
the
current
open
Clara
story.
Circumstance
that's
at
the
Pavilion.
There
were
some
speculations
and
concerns
that
if
we
put
a
sprinkler
system
in
enough
smoke
and
heat
couldn't
accumulate
to
be
able
to
trigger
the
sprinkler
system
if
they
actually
got
into
a
circumstance
where
it
needed
to
be
utilized.
So
in
closing,
the
Clara
stories
was
kind
of
a
two-pronged
strategy
to
be
able
to.
You
know,
help
that
circumstance
and
the
weatherization
as
I
briefly
mentioned.

Another
one
was
just
improve
overall
office
and
storage
space,
the
edition
of
additional
bathrooms-
and
this
room
was
also
a
really
high
priority.

And
then
we
also
touched
on
in
the
design
conversations
early
on
that.
The
the
circular
end
of
the
Pavilion,
while
you
know
a
really
nice
design
feature
of
the
original
layout,
it
actually
kind
of
created
a
bit
of
a
dead
end
at
that
end.

So
you
know
one
of
the
strategies
that
was
kind
of
arrived.
That
early
on
was
to
be
able
to
open
that
up.
It
enabled
us
to
extend
the
footprint
of
the
Stalls
on
that
end,
make
a
connection
with
the
actual
Waterfront,
Trail
and
kind
of
integrate
the
solution
that
we've
come
up
with
for
the
addition
of
the
two
bathroom
stalls
at
either
end
of
the
Pavilion.

In
a
way
that
you
know
our
Hope
was
to
really
kind
of
encourage
and
accentuate
circulation
through
in
connection
through
to
the
Waterfront
Trail,
while
also
preserving
the
the
stall
count,
which
was
a
high
priority,
and
then
you

last
one
was
you

I
think
I've
touched
on
that
a
little
bit
too.
As
far
as
the
flexible
wind
protection
Solutions,
you

we,
we
tried
to
enclose
and
kind
of
update
the
finishes
throughout
with
the
incorporation
of
the
Clara's
story.

acknowledged

the
three
main
kind
of
architectural
kind
of
interjections
that
we've
done
here
are
the
two
bathroom
nodes
at
either
end

has

bit

include
all
of
these
additional
programmatic
requirements

the
membership

on
the

circulation

opening

the

defensible
space
urban
planning
to
make
sure
the
building
has
got
most
security
incentive,
safety
for
residents

moving
into
the
property
and
living
within
the
property
and
so
at
its
core
in
every
single
design.

that
we've
passed.
The
professionals
with
here
in
this
room
is
to
really
keep
the
end
user
in
mind
and
keep
them
safe
and
make
it
feel
like
a
great
home
to
them,
and
so
you
know
some
slight
tweets
as
we've
been
going
through
the
process,
as
we've
been
trying
to
hear
out
the
folks
in
this
room
folks
in
the
community
and
we'll
constantly
be
continuously
improving
things
to
making
this
a
much
better
opportunity
for
folks
to
live
in

the
future.

as

place
and
as
an
institution

couple

historic

Hall

earlier

campus
wasn't

construction

acre

parcel
that

parcel
includes
the
Arts
quad
all
of
North
Campus,

of

environmentally
sensitive

we've
done
initial
zoning
and
environmental

proposed
renovation
obviously

consistent
with
zoning
and

resides

city's
locally
designated
art

historic

we
will
be
engaging

path

Western

requested
to
just
talk
about

other
facade
stuff

going

be
dealt

a

signs

wrap

corner

higher

the
building
and

the

so
a
nice
glow
from
the
back
side

on
the

facade

the

the
current
metal
canopy
will
be
replaced
with

fabric
awning
for
this
side
of
the
building,

the
doors

this

east
side
which
is
sort

down
below
street

well

it

we
did
extensive
research
on
the
history
of
the
building
and
when
it
was
built,
and
it
was
built
during

deco
Revival
period

New,
York
state
and
so
with
the
history
of
the
building.

you
know
a
mixture
of
like
storage
as
well
as
a
horse
stall
with
other
things
that
had
happened
throughout
its
history.
We
decided
to
design
the
building.
As
the
theme
is
industrial
meets,
Art
Deco.
So,
even
though
you
see
some
of
the
art
deco
motifs,
it's
actually
not
that
art,
deco
and
strong.
It's
it
leans
more
towards
industrial
and
a
little
bit
contemporary,
and
it
actually
ties
in
very
well
with
what
we're
designing
for
the
Interiors.
It's
something
that
Ithaca
has
never
seen
before.

elevated,
it's
Sleek,
but
it
also
has
a
lot
of
Elegance
and
the
quietness
that
another
board

so
you

respectfully
disagree

some
of
the
comments
in
terms

it

burlesque
show
and
all

that,
because
there
was
a
lot
of
a
lot

thought

curation
that

class

elegance

building
