There
are
amendments,
the
Land
Development
code
text
and
they
reposed
by
the
planning
department,
specifically
Heather
Ireland,
our
director.
The
request
is
to
amend
or
to
recommend
approval
for
the
amendment
of
chapter
34
of
Land
Development
code,
article
eight,
which
is
the
site
development
standards;
division,
two,
which
is
the
supplemental
standards
specifically
section
34
393,
alcoholic
beverage
establishments,
domain
inconsistency
with
Florida
Statutes
and
the
2023
House
Bill,
1561
and
house
bill
639.

Hospital
1561
was
a
bill
presented
by
the
city
to
the
state
legislature,
the
legislative
Committee
in
essence,
to
create
a
downtown
incentive
zone
for
restaurants
by
reducing
the
whole
size
requirement
and
seating
requirement
for
restaurants
to
get
a
full
liquor
license.
So
for
those
of
you
that
aren't
familiar,
there
are
what
are
called
quarter
licenses
which
basically
allow
you
to
serve
alcohol
without
any
restrictions
whatsoever.
And
then
there
are
special
restaurant
licenses
which,
if
you
can
generate

of
your
revenue
from.

So
we
proposed
a
bill
to
reduce
that
number
to
1200
square
feet
and
50
seats,
but
basically,
just
in
the
downtown
core,
we
created
an
area
called
the
downtown
investment
Zone
and
basically
that's
everything.
That's
in
the
CBD
district
and
anything
that's
in
an
RD
District
as
well.
So
basically
that
block
that
makes
up
downtown
simultaneously
unbeknownst.
As
the
State
of
Florida
house
bill
639,
they
presented
a
similar
change
but
of
the
less
magnitude,
and
this
is
Statewide.

this
would
apply
to
anywhere
in
the
city
outside
of
the
downtown
district
and
that
reduced
that
number,
from
150
seats
to
120
and
for
the
2500
square
feet
to
2000.,
and
the
implication
for
us
is
that
we
have
sections
of
the
lane
development
code,
as
well
as
other
sections
of
the
city
code
that
reference
those
sizes
and
Senior
requirements.
So
we
have
to
amend
our
code
to
match
both
our
local
build
and
the
downtown
investment
Zone
and
the
new
state
requirements
for
size
and
location
or
size
of
seats
and
building
size.

amendments

changes

the
code
that
we're
proposing

alcohol

a
larger
establishment
like
Carrabba's,
for
example,
they
have
full
Liquor
Bar
because
they
have
the
size
and
the
seating
requirements
required

the
state
statute.
