hearing,

zoning
administrator
and
I'm
also
joined
here
with
our
subdivision
committee.
So
I
would
like
to
call
this
meeting
to
order
at

The
meeting
will
be
conducted

accordance
with
the
California
government
code,
section
54953e,
as
authorized
by
resolution.

a
request

a
one-year
permit
extension
for
previously
approved
provisional
use.
Permit
and
historic
preservation
permit
to
allow
a
new
restaurant
use.

a
multi-tenant
commercial

located
on

determination
that
the
project

permit
and
development
review
permit
to
modify

previously
approved

the
conditions

findings

so

that

I

approve
that

based
on
the
conditions
that
were
posted
online,
that
permit
is
appealable
to
city
council,
and
so,
if
there
are
any
questions
regarding
that
permit
or
the
appeal
process,
please
contact
the
project.

reviewed
the

staff
has

and
I

actually

one
point
of
clarification
that
I
do
want
to
put
on
the
record

reviewing

materials,
particularly
the
findings
report

condition.

which
is
located
on
page
three
of
the
findings
report.

last
sentence
that
is
in
that
condition
should
actually
be
tweaked,
and
so
I
would
like
to
read
into
the
record
just
for
clarity
how
that

sentence
should

the
publicly
accessible
open
space,

modified
Commons
area
and
the
modified
Plaza
are
commenced
per
condition.
Number
two
prior
to
expiration
of
this
permit,
as
it
may
be
extended
in
accordance
with

thereafter
pursued

completion
prior
to
the
expiration
of
the
building.

permit

remain

effect
and
will
not
expire.
The
subsequent

will

minor
tweak.

concur
with
the
remainder

findings
and
the
conditions
made

forward
in
approving
that
again
based
on
the

that
one
edit.

appealable

the

administrator

subdivision

the
downtown
precise
plan,
the
project
is
requesting
a
one-year
permit
extension
for
a
recently
approved,
planned
Community
permit
and
development
review
permit,
as
well
as
an
associate
Associated,
vesting
tentative
map
for
condominium
purposes
to
create
seven
residential
condo
units
and
two
commercial
units,
as
well
as
a
common
lot.

additional
one-year
permit
extension
will
allow
the
applicant's
time
to
receive
their
building
permit
and
begin
construction.
The
proposed
project
conforms
to
the
general
plan,
downtown
precise
plan
City
zoning
ordinance,
while
the
vesting
tentative
map
is
consistent
with
the
general
plan,
City
subdivision
ordinance
and
the
subdivision
map
act,
staff
has
reviewed
the
proposal
and
based
on
this
analysis
and
the
findings
and
conditions,
it
recommends
that
the
one-year
permit
extension
be
approved.

speak

the
need
of
labor
standards.
Implementation
and
the
projects
are
built
in
the
city
of
Miami.

liberal
wages
is
important
because
it
helps
helps
our
working
men
and
women
be
able
to
balance
wages,
recurring
inflation
that
has
this
car
Rock
in
the
last
two
years
to
be
able
to
afford
rent
a
community
and
provide
basic
needs
for
their
families
out
there.
The
healthcare
is
a
necessity
for
humans.
We
cannot,
we
cannot
have
our
members
or
Community
seek
medical
attention,
because
the
employee
does
not
provide
any
health
care
benefits
and
instead
of
become
becoming
a
burn
into
a
toy
medical
system.

Apprenticeship
pressure
points
help
our
our
working-class
citizens
gain
knowledge
skills
partnership.
These
apprentices
can
build
their
projects
to
the
highest
degree
by
implementing
skills
that
are
learning
the
training,
centers
and
their
job
sites.
It
also
helps
developers
ensure
that
our
projects
are
completed
on
time
and
up
to
standards.
These
apprentices
are
the
future
Builders
of
America
local
hire,
higher
local
benefits
of
entire
Community,
not
not
only
from
tax
revenue,
but
also
for
money
spent
by
our
workers
in
our
local
shops.

hire
locally
Insurance
on
our
citizens
have
more
time
to
spend
other
families
being
involved
in
their
Community
instead
of
spending
time
trying
spending
its
time
on
the
road
trying
to
make
ends
meet.

recommendation,

I

a

to
approve
the
project
with

conditions

now

the
second
portion

open

up
to
our
subdivision
committee
members

any
