question
actually
feels
that
the
relationship
between
parks,
trails
and
transportation
and
the
question
is
the
metric
of
households
within
2.5
miles
of
a
trail
network,
but
we
designed
with
trail
network
for
citizens
to
drive
to
or
something
harder
than
integrated
transportation
network
in
the
Clarks
master
plan.
That's.

good
question,
I
think
it

to
the
level
of
service

that
we
talked
about

certain
parts
of
the
city,
there's
an
expectation
that
people
are

to
drive

charging

the
Oklahoma
City
does
a
pretty
good
job
compared
to
some
of
its
peers
in
generating
revenue
from
this

but
they're

generate
revenue
or
parks
in
terms
of
leases
and
concessions
and
facility.

actually,
a
number
of
options
that
we
have
in
the
park
semester
plan
that
cover
additional
ways

generate

cities

do

a
lot
of
reasons
why
communities
should
should
be
focused
on
that
work.
Adequate
supply
has
a
relative
to
the
wages
and
an
adequate
labor
pool
and
artistically
reasonable
opportunities
for
everyone
across
the
economic
spectrum.
So
it
should
be.
It
would
be
nice
to
have
it
in
there,
but
doing
it
complexities
of
everything
else.
We
did
not
include
instead.

what
had
a
certain
amount
of
money,
so
palaces
diversity,

affordable
housing
is
a

policy
issue

city

think
if
you're

give

we

transportation

airports
in
other
cities,
it's
when
you
get
on
at
you
want
to
know
where
you're
going
to
go.

direct
connection
to
an
inviting
open
your
drop
off
points,
but
at
least
you
know
your
hotels
included
in
that.

In
our
case,
in
the
past,
when
we
made
an
airport
action,
it's
been
part
of
a
transit
problem,
so
it's
rather
circuitous
ago
from
the
airport
to
downtown
or
routine
animal.
If
that
was
the
case,
because
we've
got
under
stops
in
between
it
takes
a
long
time
to
do
it
so
that
in
our
fixed
guideway
study,
we
did
have
a
connection
to
the
airport.
It
was
a
rubber
tire
connection
that
we
were
proposing
in
that
study,
something
called
bus,
rapid
transit
without
getting
into
a
lot
of
details.

Essentially,
what
that
is
is
a
vehicle
that
basically
runs
an
express
route
and
makes
very
few
stops
in
between
I
think
you
know
it
comes
down
to
cost.
You
know
we
talked
to
hotel
operators,
owners
and
operators
from
the
standpoint
of
their
interest
in
having
us
do
it
and
their
willingness
to
contribute
to
the
cost
of
doing
that.
We've
not
really
received
a
lot
of
warm
response
to
that.

But
until
we
start
a
commitment
financially
to
do
it
or
the
private
sector
is
willing
to
help
us.
Do
it
I,
don't
see
that
happening
anytime
soon
and
if
we
are
going
to
do
it,
we
need
to
do
it
in
a
way
that
it's
got
a
chance
to
succeed,
and
that
is
basically
a
dedicated
bus
that
goes
to
hotels
directly
and
has
a
regular
service
that
runs
back
a
force
that
you've
got
a
schedule
that
you
could
follow.
It
easily
understand.

interesting
question
on
because
the
80s
change,
presumably
their
preferences,
change
as
well.
The
question
is
the
preferences
that
are
showing
me
in
the
survey
by
Generation
Y
consumers
for
different
housing
choices,
higher
density,
housing,
transportation
choices
and
so
forth
may
change
over
image.

What
we've
seen
is
that
the
markets
that
offer
ownership
product
that
has
walkable
destinations
to
local
retail
those
are
very
compelling
to
that
kind
of
move
on
Gen
Y
market,
so
I
think
that
it
will
be
a
combination,
but
the
debt
still.
They
still
will
look
for
that
in
an
in
Greenfield
settings
and
that's
another
thing:
that's
interesting
is
just
the
role
of
a
strong
communities
in
new
town
centres
and
communal
settings.

That
is
a
perfect
segue,
the
retail,
on
to
the
extent
retail
can
be
incorporated
into
neighborhoods,
whether
they
be
existing
neighborhoods,
their
designated
for
infill
or
new
Greenfield
neighborhoods,
and
it's
tough,
because
there's
a
reason
why
the
retail
on
fabric
has
developed
the
way
we
recognize.
There's
something
about
big
box
retail,
that's
very
deficient
from
a
consumer
and
from
a
producer
on
very
efficient
labor.
Graduation
delivery.
You
get
cheaper
prices
and
it's
all
works.
So
we're
cognizant.
In
fact,
that
big
box
is
not
going
away.

talked
recently
today
about
demographics,
and
one
participant
today
raises
I
think
an
interesting
challenging
question.
By
about
demographics
accord,
many
of
the
challenges
discussed
today
is
Oklahoma
City
for
archos
panic
population
relation
to
a
lot
of
different
systems.
How
do
we
bring
a
Hispanic
population
into
the
leadership
of
the
community
into
the
into
the
mainstream
systems
of
the
community?
I
had
a
chance
to
talk
to
this
person.
Who's
talked
about
the
separateness
of.

Economically
self-sufficient
in
a
lot
of
ways
and
they're
generating
their
their
their
own
businesses,
so
it's
very
self
starting
think.
It's
not,
I
would
say,
perhaps,
is
integrated
as
other
parts
of
the
city,
but
nevertheless
I
mean
they're,
probably
a
cup
of
options
for
how
Valentino
tuvalu
understand
surgery.
So
obviously,
because
I
think
this
is
a
town
that
is
very
open
to
people
with
good
ideas
expressing
them
and
getting
involved.
That's
one
way
to
do.
It
I
think
it's
probably
a
little
harder
with
the
first
generation
a
little
more
uncomfortable
about
doing
that
answer.

That's
unless
the
second
and
particularly
third
generation,
those
people
are
very,
very
welcome
to
to
get
engaged
in
everything
is
going
on
in
the
community.
You
know
we
are
talking
to
some
people
who
want
to
play
a
more
active
role
in
the
community,
so
it's
beginning
to
happen,
and
if
you
look
at
Texas,
for
example,
which
is
had
a
stronger
than
a
population
for
a
longer
time,
they
are
essentially
acting
mayor
of
San.
Antonio
is
Hispanic
and
pretty
large
percentage
of
statics
in
that
community.

Another
wise,
it
is
to
happen,
is
really
for
you
know
something
existing
leaders
to
bring
these
people
along
and
get
them
engaged
and
show
them
around
and
able
to
connect
with
with
the
existing
power
structure
within
the
community.
It's
going
to
happen.
It's
really
a
matter
of
how
quickly
it
happens,
but
I
think
that
we're
gonna
see
within
the
next
two
years.
Quite
a
bit
of
difference.

tend
to
make
the
argument
that
that
we
tend
to
lose
historical
perspective,
and
that
is
that
the
procede
separateness
of
first-generation
immigrants
now
is
not
particularly
different
from
separately
as
a
first-generation
immigrants.
Sixty
a
hundred
years
ago,
when
the
first
generation
typically
speaks
its
own
language,
whether
years
ago
it
was
it
is
German,
Russian
or
whatever,
and
now
those
bastages
is
gone.
The
first
generation
is
busy
trying
to
make
a
living
trying
to
survive,
trying
to
figure
it
all
out
by
the
second
third
generation
that
integration
is
going
happen.
So
so
history
repeats
itself.

can
very
impatient
right
now
because
we
expected,
but
but
but
it
is
an
evolutionary
process,
a
couple
of
a
couple
of
questions
about
community
design
and
appearance.
One
is
house
community
friendly
despite
community
appearance
and
what
recommendations
might
require.

relate

you

overall
property
maintenance,

many
cases

operations
of
the

an

a
small
scale,

sufficient
for
their
own
trash
to
the

marketing
in
some
cases-
and

focuses
just
on
one

narrow
geographic
patch,

attention

quality
goes
on

people

people

matches
larger
national
demographics.

where
the

pay

get

conventional

saying
language
makes
a
difference

sprawl
is
another
person's
home

careful
about
using
other
terms
like
that.

kind
of
thing
we're
doing,

tend
to
stay
away
from

term
sprawl

development
patterns
and
we
try
to
talk
excessively
about
the
amount
of
densities
there.

neighborhood

family,

call

desirable,

tendency
for

price
of
decentralized

proximate
development

up

costs
will
start
reducing

there
is
a
market
argument
for
going
to
change
anyway

we
start
moving
through
this,
a
lot
of
people
believe
it.
The
combination
of
both
the
inability
to
keep
creating
roads
at
the
rate
that
we
have
our
oppression,
Jasmine

will
also
encourage
centralization.
There
are
a
third
counter
to
something
that
also,
but

You
know
we
just
happen
to
have
a
base
of
oil,
natural
gas
gas
based
companies
here,
but
the
world
is
challenging
and
wind
energy,
solar,
energy
and
other
forms
of
energy
generation
of
the
county.
Fair-

provide
opportunities
here
as
well.
We
do
have
a
large
number
of
wind
generators
in
the
state
already
upon.
The
city
area
is
being
very
rovers,
being
better
suited
to
solar,
rather
than
win
where
we
pull

lot
of
wind
energy
from
the
farms
of
relafen
and
the
blue

ridge.

ourselves
open
to
whatever
the
market
edge

cognizant

environmental
impacts

the
Oklahoma
City

to
play

part
in
that
discussion,
because
climate
change
is
a
reality.

people

say,
it's
necessary
for
us
to
address
any
consequences

maybe

measurable

visible
to
some
people,
but
the
trends
are
very
apparent
and
cleared
in
any
of
the
research
done
around
the
world.

we
are
every

don't
know
what
happening

think
that
the
specific
tool
that
could
be
the
most
helpful
here
isn't
so
much
design
guidelines

interpreted

design

historic
setting
or
just
a
geek
context,

think
what
we
seek
to
be
more
effective.

capital
costs

have
to
pay
attention

evidence
that

we
have
done
in
our
metropolitan
areas
and

of
work
on
transportations
on
the

is

deferred
maintenance

build
projects
and

the

maintenance.

plenty
of
engineering
evidence

costs

evidence

cycle

save

in
