the

the

neighborhood
or
in
instances

it's
not
within
a
historic
district.

with
the
character
of
the
subject,

minor
modification
from
the
southwest
Florida
Water,

District.

the

receiving
90
plans
from
the
project
architect,
hopefully
in
July,
if
if
everything
holds
City
Hall,
which
I
don't
think
is
on
your
agenda,
but
I
do
want
to
mention
real
quick.
We
do
have
a
meeting
with
the
project
architect
and
team
today,
just
to
discuss
some
some
site
issues
and
and
try
and
figure
out
the
best
course
forward
on
that
piece
of
the
project.

thing

the
agenda.
We
had
Land
Development
regulation
update
yesterday
at
city
council.
They
discussed
Land,
Development
regulations,
again
Building
height
residential
density
and
development
mitigation,
really
good
discussion.
There.

with
developer
mitigation.
The
maximum
Heights
will
be
80
feet
for
the
downtown
and
the
Waterfront
overlay.

Those
figures
that
80
foot
figure
will
include:
what's
below,
I
will
exclude
what's
below
base
flood
elevation,
so
we
will
measure
building
Heights
starting
at
base
flood
elevation
plus
free
board,
and
then
there
will
be
some
further
discussion
at
a
future
council
meeting,
hopefully
the
second
meeting
in
July
regarding
how
to
better
structure
exclusions
above
the
the
roof.

the
habitable
envelope
of
the
building
to
account
for
elevator
towers
and
attics
and
mechanical
addicts
and
those
types
of
things,

well
as
architectural
features
to
have
a
varied
Skyline
so
that
we
don't
end
up

everybody's

it's

flat
box
like
some
of
the
buildings
are
in
town.
So
that's
on
the
horizon
in
the
very
near
future

discuss
that
again,

The
final
thing
is
the
comprehensive
Plan
update,
which
is
in
the
hands
of
Brittany,
and
she
has
been
rocking
and
rolling.
She
gave
presentation
yesterday
to
City
Council
on
the
first
three
elements
that
she
has
updated
internally.

As
previously
discussed.
There
are
five
elements
of
the
of
the
comprehensive
plan
that
are
being
updated
by
the
consultant.
The
first
two
of
those
housing
and
transportation
will
start
going
through
the
process
in
sort
of
July
August
next
Planning
Commission
on
Monday
and
City
Council
on
the
on
July
12th.
We
have
four
more
elements
going
that
Brittany
has
worked
on
public
schools,
intergovernmental
coordination,
Capital,
Improvements
and
property
rights,
so
those
are
pretty
straightforward.

They're
on
the
website
and
available
for
comment,
then
the
last
three
elements
that
will
be
going
are
all
from
the
consultant:
that's
future
land
use,
Coastal
management
and
historic.

So
we
have
to
transmit
all
of
the
proposed
changes
to
the
State
of
Florida,
so
that
has
to
go
to
the
local
planning
agency,
the
Planning
Commission.

Then,
to
city
council
and
they'll
be
transmitting
it
to
the
state.
If
there's
no
comments
at
the
state,
then
it
comes
back
to
us
for
a
final
adoption
to
city
council
and
that
we
anticipate
because
of
the
timelines
regarding
at
the
state
level,
that
the
final
adoption
would
be
in
Jan,
February
or
March
as
they
get
time
to
review.

that's!
What's
on
the
horizon
big
picture
wise
with
the
planning
activities
and
then
those
two
important
historic
Rehabilitation
projects
that
the
city
has
ongoing
and
I'm
here
for
any
questions
that
you
may
have.

not
quite
sure,
I
follow,
but
the
the
comprehensive
plan,
changes
and
Land
Development
regulations
are
are
being
written
in
unison,
essentially
so
that
there's
no
Gap
or
overlap
that
that
everything
lines
up
the
way
it
should
regarding
the
historic
preservation
portions,
certainly
as
well
as
Land
Development
regulations
and
future
land
uses
and
all
of
those
things.
So
everything
is
designed
or
intended
to
to
line
up
and
be
consistent
with
each
other,
which
is
actually
required
by
for
our
statute.
