You
and
good
evening
the
site
is
currently
developed
with
a
split-level
single-family
home
the
previous
owner,
constructed
in
addition
to
the
rear
and
converted
some
of
the
lower
level
2
living
area
without
the
benefit
of
a
building
permit.
The
current
property
owner
is
sequel,
seeking
to
legalize
that
existing
floor
area
with
this
application,
so
the
application
that
is
before
you
is
for
a
minor
modification
for
the
276
square
foot
addition
to
the
rear
of
the
property.
No
separate
entitlement
is
required
for
the
conversion
of
the
internal
living
area.

The
side
setback
is
currently
built
right
now
without
a
building
permit
is
3
feet,
6
inches,
that's
a
continuation
of
the
original
house
side
setback.
So,
as
you
know,
currently
there
is
a
5-foot
side
setback
requirement
in
the
municipal
code
and
we
do
see
minor
modification
applications
to
continue
those
existing
non-conforming
side
setbacks.

The
Municipal
Code
allows
minor
modifications
to
be
heard
by
the
Architectural
Review
Committee
or
by
the
Planning
Commission
in
the
interest
of
time
and
moving
forward
with
resolution
of
the
code
enforcement
case.
The
application
is
before
the
Planning
Commission
tonight.
The
project
complies
with
other
developments,
standards,
including
floor
area,
lot,
coverage
and
height.
The
only
exception
to
that
is
the
site
does
exceed
the
front
yard
paving
standard,
so
it
has
more
paving
in
the
front
yard
than
it's
allowed
to
have
under
the
residential
design
guidelines.

We
do
find
that
the
addition
is
minor
and
in
compliance
with
the
residential
design
guidelines
other
than
the
front
yard,
paving
which
I
have
already
mentioned
and
would
represent
an
improvement
through
the
resolution
of
a
code
enforcement
case.
So
in
conclusion,
staff
would
recommend
approval
of
minor
modification
14001
subject
to
conditions
of
approval
1
through
21
within
the
staff
report
and
I'd,
be
happy
to
answer
any
questions.

There's
a
very
limited
landscape
area
on
the
right
hand,
side
and
you
can
see
in
the
picture
as
well,
that
the
car
is
parked
in
a
manner
that
it's
not
allowed
to
park,
and
so
we
did
add
two
conditions
and
related
to
those
two
items.
Just
get
those
numbers
for
you,
so
condition
of
approval.
Number
seven
restates
the
section
of
the
Municipal
Code,
where
cars
are
only
allowed
to
park
in
the
driveway
immediately
in
front
of
the
garage
or
on
the
short
side
of
that,
and
then
condition
of
approval
number
ten
requires
it.

Reason
for
my
question
was
that
on
the
existing
site
plan
it
shows
a
bigger
London,
I
think
there
is,
and
I
haven't,
looked
through
I
dis
qualities
and
that
grade
so
I
can't
figure
out.
There
are
other
discrepancies,
such
as
such
as
that
and
I'd,
like
the
designer
to
correct
the
plans
before
we
submit
into
building
department
of
existing
condition.

So
on
the
existing
as
built
kind
of
site
plan
and
there's
it's
basically
all
paving
in
front
of
the
entire
driveway
area
and
up
to
the
walkway
that
goes
up
to
the
front
door
and
then
to
the
side
of
that
is
a
small
landscaped
area,
but
we'll
definitely
ensure
in
the
building
permits
the
middle
that
the
existing
and
proposed
landscaping
and
impervious
surfaces
are
correct.
And
if
you'd
like
us
to
alter
any
conditions
in
that
regard,
we
certainly
could.

and
the
planning
department
already
expecting
