I
do
want
to
do
a
brief
overview
about
our
company,
our
services
and
a
little
bit
about
our
history,
maybe
for
a
handful
of
people
that
weren't
involved
since
the
beginning
of
the
engagement,
but
I
will
keep
this
brief,
because
I
know
you
guys.
Tom
is
very
valuable.
As
most
of
you
know,
retail
strategies,
partners
with
municipalities
across
the
country
to
help
communities
get
their
name
out
in
front
of
the
right
people
in
the
Reese
real
estate
community
and,
in
the
end,
hopefully
bring
retail
to
the
market.

We
always
like
to
say
that
our
process
really
works
best
when
we
have
a
great
partner,
the
city
of
Watertown
and
all
of
you
and
Mayor
Karen
are
obviously
the
local
experts.
We
like
to
feel
that
we
are
the
recent
retail
real
estate
expert
and
really
working
together
is
where
the
really
really,
where
we've
spawned
success,
when
it's
a
true
partnership
and
information
is
shared.

Karen

a
pleasure

work

and
very
responsive
and
helps
us
get
what
we
need,

we
have
monthly
monthly
calls
where
we
relay
information
back
to
her
and
the
team

make
sure

we're

each

a
little
bit
more
about
our
team.
As
I
mentioned,
my
name
is
Beth
Miller
and
I'm.

The
portfolio
director
I'm,
the
day-to-day
contact
with
Mayor
Karen
and
the
team
there
in
Watertown,
providing
updates
and
sharing
information,
as
well
as
reaching
out
to
property
owners
and
landlords
within
the
region.
Kate
Ryan,
who
I
have
here
with
me
as
well,
is
our
retail
recruiter
and
she's
the
one
really
day-in
day-out.

We
work
very
closely
as
a
team,
but
she's
the
one
really
speaking
to
retailers,
tenant,
rep
brokers
and
people
like
that
on
the
next
one,
you'll
see
Robert
and
Meade
are
the
two
owners
of
our
company
and
our
company
was
born
out
of
a
traditional,
real
estate
brokerage
house.
They
both
have
well
over
20
years
of
experience
in
retail
real
estate
and
they
basically
when
they
were
doing
development
and
other
projects
around
the
southeast,
they
found
a
need.
The
communities
had
to
try
to
recruit
retail
and
yes,
our
company
was
born
back
in
2011.

This
is
a
little
bit
about
our
initial
and
ongoing
discovery
phase
of
our
process.
So
when
we
initially
engaged
two
years
ago,
we've
spend
the
first
few
months
of
our
engagement,
doing
all
the
research
and
analyzing
the
market
and
running
all
the
demographics.
To
make
sure
we
really
understand
the
market,
we
also
keep
track
of
retailers,
expansion
plans
and
things
like
that.

We
changed
data
providers.
A
couple
of
years
ago,
from
ESRI
to
tetrad.
We
found
that
tetrad
was
considerably
more
reliable
and
also
the
demographic
provider,
but
a
lot
of
the
larger
retailers
were
using
in-house
and
that
gave
us
a
lot
of
confidence
in
our
choice
to
change.
So
you
guys
have
access
to
all
sorts
of
demographic
information,
we're
constantly
running
reports
and
updating
this
information
every
six
months
to
every
year,
one
other
tool
that
we
really
focus
on,
and
this
one
has
a
large
effect
for
us
and
helps
us
a
lot,
especially
in
Watertown.

It's
called
mobile
data.
Mobile
data
collection.
I'll
explain
this
briefly,
but
it's
very
it's
a
little
big
brother-ish,
but
basically
the
what
it
does
is.
This
is
replaced
what
retailers
used
to
use,
which
was
really
the
credit
card
tracking
to
figure
out
where
your
clientele
for
retailers
coming
from
so
you'll,
see
here.

What
you'll
see
here
this
is
the
traditional
way
retailers
used
to
look
at
Democrat.
This
tells
you
a
lot
of
information
and
I'm,
really
just
showing
you
to
tell
you
that
this
is
really
not
what
people
look
at
anymore,
which
is
good
and
thankful.
This
shows
radio
trains
and
drive
time
from
the
city
center,
but
you'll
see
here
what
we're
able
to
do
off
of
that.

As
you
all
know,
and
what
we're
trying
to
make
sure
the
retailers
know
that
people
are
driving
much
further
than
other
parts
of
the
country.
You'll
see
here
that
trade
area
alone.
That
I
just
showed
you
from
the
Walmart
one
hundred
and
seventy
one
thousand
people
which,
as
we
all
know
it's
much
larger
than.

just
an
example
we

We

trade
areas
regularly
when
we
send
out
information
on
the
market
to
retailers,
because
obviously
people
are
going
to
come
further
for
Walmart
than
they
are
for,
say
a
quick
service,
restaurant,
fast-food
type,
restaurant.
So
we
have
the
ability-
and
we
do
this
regularly.
We
draw
trade
areas
for
the
retailer
we're
actually
reaching
out
to
to.

Now.
I
want
to
jump
on
into
some
specifics
about
the
work
we've
jump
to
Watertown
over
the
past
two
years.
We've
made
connections
and
form
great
relationships
with
many
brokers
and
landowners.
We
also
regularly
provide
site-specific
reports,
as
that
we
just
mentioned
to
retailers
as
well
as
developers
and
we've
also
provided
mini
trend
reports
and
free
webinars
that
have
been
passed
on
for
the
team
working
with
us.

So
you'll
see
here.
Our
initial
retail
prospect
list
has
66
retailers
on
it.
This
was
run
from
a
void
report
and
us
also
come
in
and
knowing
what
seems
to
be
maybe
realistic
and
maybe
not,
and
so
you
can
see-
we've
contacted
over
66%
of
that
original
list.
We
also
have
some
tools
that
I've
actually
passed
on
to
the
mayor
of
a
new
void
report
that
we
have
access
to
that
helps
us
pull
more
regional
and
local
type
retailers
as
well.
So
we've
added
to
our
prospect
list
over
the
past
two
years
and.

Are
three
active
deals?
We
have
in
progress
we're
continuing
our
outreach
regularly,
obviously
as
well,
but
there
are
three
deals
right
now
that
we
feel
very
confident
in
and
hope
that
we
can
announce
in
the
near
future.
I
wanted
to
talk
a
little
bit
about
retailer
feedback.
We
find
this
very,
very
valuable.
These
are
just
a
few
samples
of
types
of
retailers
and
retailer
names.

This
is
obviously
not
everyone,
but
if
retailers
that
we
have
reached
out
to
over
the
past
couple
years-
and
we
also
try
to
track
what
people
tell
us,
if
there's
reasons
they're
saying
no,
we
find
that
information
valuable
as
well
and
make
sure
we
pass
it
on
to
our
team.
Obviously,
if
it's
something
that
we
could
fix,
then
that's
even
even
better
news,
but
it
is
good
to
just
know
what
the
retailer's
are
telling
us
you'll
see
here's
something
that
jumped
out
to
me
in
a
franchisee
issues.

Well,
maybe
there's
a
retailer
that
wants
to
be
here,
but
they
don't
have
a
franchisee
in
the
area.
We
make
sure
we
pass
that
along.
You
guys
may
have
someone
local
that
might
be
interested
in
purchasing
a
franchise
distribution.
We've
run
into
that.
Sometimes,
if
people
don't
have
local
stores
in
the
region
already,
sometimes
the
distribution
can
be
challenging.
So
this
is
just
a
few
examples
we
wanted
to
go
over
for
retailer
feedback
also
wanted
to
say
how
excited
we
are
about
Planet
Fitness,
announcing
to
open
at
the
mall.
We
are
very,
very
excited.

Most
importantly,
for
us,
we
are
just
really
excited
that
they've
chosen,
the
mall,
as
everyone
knows,
malls
are
struggles
this
day
and
age.
People
are
closing
a
lot
of
the
as
we've
experienced
here.
The
department
stores
are
closing,
so
gyms
are
the
perfect
fit
to
kind
of
pick
off
and
they're
really
going
in
and
taking
taking
vacant
boxes,
and
things
like
that,
so
we
hope
that
this
is
just
the
beginning
of
some
really
good
things
to
come
to
the
mall,
but
very
pleased
that
they
chose
the
mall.

Real
quick
wanted
to
go
over
retail
town
100.
The
Planet
Fitness
thing
that
deal
was
pretty
quick
for
us.
That's
what
we
normally
all
of
our
contracts.
We
do
ask
for
a
three-year
engagement.
An
average
retail
deal
takes
18
to
36
months
from
start
to
finish,
and
that's
just
the
way
it
is,
unfortunately
a
lot
slower
than
we
would
like
and
I
know.
You
would
like
that's
why
I
did
mention
this
Planet
Fitness
deal
was
pretty
quick,
so
we
were
pleased
about
that.

But
all
these
here
are
going
to
just
show
you
what
goes
into
a
retail
deal
and
why
it
does
take
so
long.
You
know
from
the
local
tenant
rep
person,
identifying
markets,
they're
going
to
expand
in
identifying
site
and
where
we
really
like
to
come
in
is
this
is
where
we
hopefully
can
speed
up
their
process.

In
they
have
to
go
to
real
estate
community,
they
have
to
visit
the
market.
They've
got
to
find
a
developer
to
maybe
do
their
store
all
before
they
open.
So
this
is
just
it's
a
process
and
the
retailer
does
make
the
final
decision.
We
can

the
right
site
in
front
of
them
and
they
may
do
something
crazy
that
we
can't
control.
Unfortunately,.

real
quick,
I
promise
I'm
going

be

rambling
shortly,
but
a
few
things
just
moving
forward
I
wanted
to
talk
about.
This
is
our
marketing
guide
here
that
the
mayor
and
the
team
have
access
to.
This
is
what
we
use
in
our
day-to-day
recruitment.
So
when
we're
reaching
out
to
retailers
or
tenant
retros,
this
is
the
document
we're
sending
out
when
we're
representing
you
at
all
of
the
ICSD
conferences,
which
is
International
Council
of
shopping
centers
across
the
country.

This

the
flyer
and
the
marketing
material
that
we
are
giving
to
the
potential
retailers
we
have
over
135
client,
now
I
believe
across
the
country.
So
the
retailers
have
really
grown
to
know
our
brand
and
know
what
these
marketing
Flyers
look
like
and
know
exactly
where
to
go,
whatever
they're
needed.
Some
retailers
need
a
certain
population.
Some
need
a
certain
income
things
like
that,
so
they
can
really
follow
our
marketing
guides
very
well.
This
was
tweaked
a
little
bit
for
Watertown
in
the
beginning,
because
we
do.

Higher
up
there
at
the
top,
we
have
much
higher
radius
ring
that
much
higher
drive
times
because,
as
we
all
know,
that's
what
makes
sense.
The
Watertown
I
also
mentioned
recon.
This
is
the
real
estate
commission
in
Las
Vegas
in
May
every
year
that
we
attend
on
your
behalf.
It's
a
great
show.
There's
over
35,000
people.
We
have
meetings,
day-in
day-out
for
three
days,
it's
an
exhausting
trip,
but
always
very
valuable,
a
lot
of
times.
You
know
we
met
with
the
Planet
Fitness
folks
last
year,
at
the
show
a
lot
of
times.

Get
face
to
face
and
really
have
some
good
meetings.
It's
super
valuable
to
us
to
our
process.
Here
you
see
again,
this
is
again
about
the
ICSD
shows
we
attend
to
all
the
regional
shows
as
well.
We
attended
the
Chicago
show,
which
is
definitely
the
show
that
affects
you
guys,
the
most.
We
were
there
in
October
this
year
and
had
a
great
show
as
well,
so
in
closing
I
just
wanted
to
let
you
know
that
we're
continuing
to
work
hard
on
behalf
of
Watertown.
We
continuously
have
been
our
strategy.

I
mentioned,
we
are
constantly
updating
our
demographics
running
new
demographics
every
year.
Also,
remember
that
we
have
access
to
all
this
data
and
research
that
we
are
happy
to
run
any
reports
that
you
guys
ever
need
just
give
us
a
couple
days
and
feel
free
to
to
reach
out.
We
also
really
focus
on
following
retail
expansion
and
trends.

as
who's
closing,
if
we
can
stay
ahead
of
that,
those
are
really
good
things
for
us
to
know,
so
we
can
get
ahead
of
the
game
and
get
those
vacant
spaces
in
front
of
the
right
people
first
so
anyway,
that
is
I
just
want
to.

there

say
the
biggest
challenge
has
been
a
lot
of
the
retailers
we
reach
out
to.
First
of
all,
maybe
the
national
guys
aren't
aren't
in
the
region
yet
or
just
have
one
store
in
Sioux
Falls
and
they
seem
they
just
can't
get
past
the
distance
for
some
distribution
purposes,
but
also
I
would
say
it
has
been
a
challenge
to
show
them
that
the
market
is
much
larger
than
we
all
know
it
is.

You
know
a
lot
of
people,
listen
to
us
and
some
people,
some
people
just
don't,
and
at
that
point
you
know
I
just
want
to.
Let
you
guys
know
that
we
we
mark
in
our
spreadsheets.
If
somebody
tells
us
no,
you
know
that
doesn't
mean
no,
we
don't
take
know
very
well.
So
we
make
sure
that
we
have.
It
noted
in
our
system
that
we
reach
back
out
in
six
months,
because
people's
expansion
plans
and
things
like
that
are
always
changing.
They
get
new
real
estate
directors
who
have
completely
different
opinions.

Then
maybe
the
first
guy
did
so
we're
always
reaching
back
out
when
they
tell
us
no.
But
to
that
point
as
well
like
I
mentioned,
we've
got
some
really
good
active
deals
going
and
in
the
world
of
what
we
do.
We
have
a
lot
of
success
in
Watertown
and
we
we've
been
very
pleased
with
the
reaction
of
the
retailer's
toward
the
market.

Planet
Fitness
feel
is
the
only
public
deal
right
now.
Obviously,
that's
a
signed
deal
that
we
were
involved
in
from
day
one
from
talking
with
the
mall,
as
well
as
the
retailer
and,
basically
handing
you
know,
handing
them
off
to
each
other.
So
that's
the
one
deal
that
is
solid
and
done.

would
say:
there's
going
to
be
a
lot
more
there's
going
to
be
a
lot
more
to
follow.

downtown
empty

on
some
of
the
things
that
you've

things

I've
researched.

bit

gone

our
downtown
empty

been
a
focus,
but,

know
it
just
from
our
perspective,
it

a
challenge.

is
something
that's

work

not
as
as
easy

of
its
easy,
but
that
it's
just
not
as
easy
to
get
those
things
done
and
again.

backfill-

a
little

also
kind

leapfrogging
over
areas

lot
of
real
estate,
that's
empty

may
need
to
be

perfect

a
company
we've
had
that
happen
before
where
a
business
says
hey
that
building
is
perfect
rather
than
build
a
new
one,
we're
just
going
to
move
over
there
across
the
street.
So
we
have
that's
works.

a
lot
of
focus
on
some
of
the
existing
retail,
not
necessarily
just
downtown,
but
obviously
the
mall
and
a
couple
of
other
regions
of
town
that
that
we
have
focused
on
and
we've
really
pushed
hard
for

vacant
spaces
at
the
mall.
Then
you
know
sometimes,
as
we
said
earlier,
the
retailer
is
going
to
make
the
final
decision
and
we
can
push
them
and
point
them
in
certain
directions,
but
in
the
end
they're
going
to
do
what
their
business
model
says
and
what
they
think
is
best.

However,
I
did
also
mention
the
prospect
list
and
and
I
had
sent
this
to
Mayer
and
the
team,
probably
four
or
five
months
ago,
maybe
even
a
little
longer,
but
we
do
have
access
to
a
new
tool
that
creates
a
prospect
list
and
a
void
list
for
the
market.
That
has
a
lot
more
than
the
the
original
prospect
list.
There
the
void
analysis.
We
did
have
the
top
500
national
retailers
in
the
country.

So
this
new
tool
that
we
have
access
to
it
pulls
a
lot
of
regional
people
which
those
types
of
people
also
are
going
to
be
much
more
willing
to
to
consider
a
downtown.
Maybe
we
can
we
can
take
this
forum
to
where
it
basically
says
you
know
somebody
that
has
five
or
more
stores.
So
we
really
like
that
number,
because
five
or
more
stores
means
that
the
people
for
the
most
part
know
what
they're
doing
they
have
multiple
locations.
They
might
be
willing
to
do
another
location.
However,
they
might
look
at
some
downtown
option.

that's
a
new
thing
that
we
have
access
to
and
Kate
and
I,
both
especially
Kate,
hasn't
spent
a
lot
of
time
really
trying
to
drum
through
that
list.
We've
also
sent
it
to
the
team
to
maybe,

sort

lot

the
regional

there
may
be

communities

hits

restaurant
losses
very
little
coming
back
in
what

you
seeing
in
other
communities
that
are
not
attached
to
a
larger
metropolitan
area
or
but
but
standalone
communities
like
a
Watertown?
What
do
you
seeing
happening
in
those
communities.

The
outgoing
of
so
the
retailer's
leaving
the
market
right
well,
it
seems
pretty
similar
across
the
board.
You
know,
there's
there's
definitely
a
lot
of
it's
the
type
of
retailer,
that's
closing
and
there's
different
types
of
retailer
that
it's
opening
you
know
you're,
seeing
a
lot
of
the
full
service
restaurant,
a
lot
of
the
full
service.
Restaurants,
they're,
not
expanding
they're,
not
really
doing
anything.
A
lot
of
them
are
closing
the
category.
Restaurant
wise.
That
really
seems
to
be
growing
is
limited
service.

Those
guys
kind
of
in
between
folks
between
the
fast
food
and
the
limit
in
the
full-service
excuse
me
a
lot
of
growth
there.
A
lot
of
growth
in
the
discounter
world
clothing
is
a
very
tough
category.
That's
been
a
lot
of
focus
of
ours
as
well
as
we
know
that
there's
a
void
in
the
market.
Unfortunately,
there's
just
not
a
lot
of
clothing,
retailers
that
are
expanding
the
ones
that
are
need
a
lot
larger
population,
but
we're
we're
still
digging
and
trying
to
find
find
those
guys.

there
much
activity
on
an
expansion
taking
place
because
I
look
at
it
and
if
we
don't
get
a
restaurant
in
town,
then
I
can
go
someplace
else
to
eat,
but
where
we're
at
today
is
I
really
have
almost
no
place
to
go
to
buy
men's
clothes,
for
example,
so
I'm
looking
at
it
more
from
true
retail
and
not
the
food
service
industry.
So
where?
Where
is
that
market
at
is
there?

this
is
something
that
is
just
a
struggle
in
the
retail
world.
Unfortunately,
there
are
people,

they're.
Just

far
between
is

best

are
guys,

a

for
some
of
the
bigger
guys.
Those
things
just
take
time
and
it's
just
going
to
be
us
beating
the
door
down
and
getting
their
attention.
It's
just

few

even
go
after
I
think
this
is
one
of
the
categories
that
has
been
just.

we

is
not
a
simple
it
takes
time.
So
we
really
dig
in.

really
run
these
reports.
We

sure

we
get
them

right
information,

know
you
might
have
had
I'd
have
to
look
back
at
it,
but
you
might
have
had
a
Sears
or
someone
who
who
is
not
expanding.
So
when
we
get
the
initial
void
analysis
and
we
run
through
that-
we
go
through
first

all

make
sure
what's
very
realistic.

really
doing

back
work

out
to
all
these
retailers
and
that's
very
important

we
do,
because
the
retailer's
trust
us
and
they
know
us
and
they
respond

us,

we
don't
willy
nilly

send
them

want
to
make
sure
that
it
it's
competent
and
it's
correct
and
it's
a
real
possibility
for
them
and
it's
an
ongoing
thing.

new
round
of
big
applications
