Real estate represents at $217 trillion market space that is well suited to Blockchain technology. This think tank will review the current landscape: opportunities and projects where teams are trying to simplify the workflow of real estate transactions.

just
a
student
of
blockchain
applications
for
real
estate.
So
hopefully
this
is
more
of
a
conversation
rather
than
just
me.
Speaking
for
a
little
while
real
estate
is
a
twenty
two
hundred
and
twenty
trillion
dollar
as
a
class,
it
is
the
single
largest
as
a
class
that
exists
in
our
lives.
Often
usually
is
the
most
valuable
asset
that
most
people
have
as
well.

Why
should
we
consider
using
blockchain
in
in
the
real
estate
industry?
Then
we're
gonna
talk
about
a
few
projects.
It's
still
early
days,
I
think
the
oldest
ones
are
maybe
three
years
old
now
and
they've
had
to
kind
of
go
through
an
iteration
or
two
since
they've
been
there,
because
most
of
the
work
here
is
regulated.
You
know
when,
when
we
engage
in
a
real
estate
transaction,
there
are
multiple
regulators
that
have
to
be
comfortable
with
that
transaction.

So
we'll
speak
a
little
bit
about
a
few
jurisdictions
that
have
taken
a
forward-looking
stance
on
that
and
then
we're
gonna
talk
about
a
few
people
to
keep
in
mind.
As
you,
you
know,
read:
coin
desk
on
a
day-to-day
basis,
just
keep
an
eye
on
these
few
people,
and
even
if
the
project
is
not
the
same,
there
they're
probably
going
to
be
doing
something.
Interesting
and
I
was
hoping
to
have
a
demo
for
you.
But
I
was
a
little
bit
shy.
A
Putting
sort
of
my
demo
in
front
of
a
developer
audience
so
I'm
going
to
switch
that
up
to
ask
a
question
instead
and
that
that
big
question
that
has
brought
me
from
Canada
to
Switzerland
is
as
we
go
through
this
exercise.
Do
we
need
blockchain
for
some
of
the
things
that
we
are
trying
to
do?
My
non-technical
mind
seems
to
think
the
answer
is
yes,
but
when
I
have
conversations
with
more
technically
advanced
people,
I
hear
both
I
hear
both
yes
and
no,
so
hopefully
through
the
next,
hopefully
in
the
next
half
an
hour.

can
come
to
that
conclusion,
but
if
not
maybe
we
can
get.
Maybe
we
can
get
into
it
over
the
next
couple
of
days,
so
the
first
the
first
little
bit
around.
Why
do
we
need
blockchain,
I
kind
of
rank-ordered
them
in
the
way
that
I
I
think
about
this
real
estate
user
experience
and
in
in
this
case,
I'm
really
talking
about
the
seller
and
the
buyer
is
very
disjointed.
It's
very
paper
heavy
and
it's
in
fact,
so
stress
inducing
that
one
in
three
people
that
engage
in
a
real
estate
transaction
in
the
u.s.
A
Moving
and
buying
your
home
is
the
highest
sort
of
stress
inducing
activity
that
most
people
engage
in
also,
most
people
only
do
this
a
few
times
in
their
life,
so
they
don't
have
a
lot
of
experience
where
they're
just
much
like
we
do
with
other
use
cases
that
are
often
discussed
with
blockchain
like
pay
payments,
etc.
So
the
user
experience
today
is
primarily
paper.
The
innovation
is
the
use
of
scanned
PDFs,
which
is
amazing,
but
it's
really
not
where
it
needs
to
be
in
2018.

The
picture
I
chose
at
the
front
of
my
presentation
was
was
a
chain
and,
and
all
all
the
users
really
need
to
know
is
that
the
title
that
they
are
buying
is
a
good
title
again.
Pardon
me
for
using
North
American
examples,
but
one
third
of
all
property
titles
in
the
US
are
defective,
which
is
why,
most
of
the
time,
almost
always,
whenever
you're
trying
to
engage
in
a
real
estate
transaction,
your
lawyer
forces
you
to
get
title
insurance.
It's
the
title
insurance
industry,
just
in
the
u.s.
A
pays
about
thirteen
billion
dollars
in
premiums
out
to
their
customers,
because
you
know,
there's
a
one
in
three
chance
that
the
title
that
you're
going
to
buy
is
actually
not
can
be
able
so
with
the
blockchain
network.
In
my
mind,
if
from
the
moment
that
piece
of
land
was
owned
to
today,
if
there
is
an
auditable
trail
of
who
owned
their
to
transacted
on
it,
who
made
some
changes
to
it,
what
he's
mints
are
their
word
would
make
life
a
lot
more
easier,
and
you
know
overall
to
the
system.

I
think
the
title
insurance
industry
might
need
fewer
customers,
so
I'm
part
of
my
pardon
many
title.
Insurers
are
in
the
room,
reliability
so
my
day
job
is
I,
lend
to
people
on
their
properties
on
their
businesses,
and
we
make
those
decisions.
I
make
those
decisions
based
on
the
property
documents,
the
financial
statements,
the
cash
flow
statements
of
the
property
that
people
provide
to
me.

There's
been
a
few
instances
where
people
misrepresent
the
truth
from
the
actual
numbers
that
are
going
through
that
particular
company,
so
reliability
of
that
information
would
be
I,
I
think
could
be
made
a
lot
more
effective
and
and
that
kind
of
goes
through
throughout
the
chain.
A
regulation
today
in
this
and
in
this
industry
and
everywhere
else
is
reactive.
So
you
know
I
bought
a
property,
something
went
wrong,
I
took
it
to
the
court
and
34
years
later
they
decide
that
we
are
going
to.
A
You
know,
penalize
you
or
world
you,
some
damages,
I,
don't
say
34
years,
just
as
a
number,
my
family
moved
from
India
to
Pakistan,
and
my
grandpa
got
some
industrial
land
in
1947
its
2018.
Somebody
is
quoting
on
that
land.
It's
in
front
of
courts
and
I'm
only
saying
34
years,
because
that's
how
long
I've
been
around
that
property
has
been
within
the
court
system.
So,
and
that
brings
me
to
the
next
the
transparency
piece.

So
in
today's
world,
whenever
we
engage
in
a
conflict
situation
and
often
land
is
the
source
of
conflict
for
a
lot
of
families,
a
lot
of
businesses,
a
lot
of
people
when
we
go
to
the
court,
the
court
says:
okay,
mr.
X,
please
come
up
with
all
the
information
miss
Y.
Please
come
up
with
all
the
evidence
that
you
have
and
because
we
live
in
a
paper
and
pen
format,
somebody
can
add
a
zero.
Somebody
can
make
a
signature.
A
It's
an
open-and-shut
case
pretty
quickly
for
the
most
part
and
then
in
the
simple
cookie
cutter
real
estate
transaction,
which
is
the
retail
transaction
I
buy
a
condo
from
you.
Oops
about
ten
different
stakeholders
have
to
come
into
agreement
on
a
single
version
of
the
truth
who
owns
the
property.
What
the
value
of
the
property
is,
what
the
loan
amount
on,
that
property
is
where's.
A
It
registered
all
of
those
things
to
be
able
to
get
to
a
single
point
of
truth,
so
I
think
the
low-hanging
fruit
in
this
industry
is
just
to
take
the
paper
and
organize
that
in
a
way
so
that
that
is
held
on
a
chain.
Permissioned
I
think
most
likely.
But
there
are
some
examples
that
we
will
go
to
that
are
going
into
the
public
blockchain
space
as
well.

is
a
very
important

we
make
sure?
So
the
question
was
if
I
have
a
token
or
if
I
have
a
digital
representation
of
the
title,
that
is
on
a
permission
network.

do
I
make
sure
that
it's
enforceable
in
front
of
a
court?
It's
enforceable
it
through
legal
means.
You
had
another
question.

Well,
I
guess
it
goes
back
to
the
questions
the
gentleman
asked
you
want
to
be
able
to
use
that
title
to
be
able
to
get
credit.
You
want
to
be
able
to
use
that
title
to
convey
to
the
next
person
you
want
that
title
to
be
legally
enforceable.
Just
in
case
I
show
up
and
say,
hey
that
title
belongs
to
me.

Today,
if
I
wanted
to
prove
to
you
that
I
own
my
property
I
can't
do
that
until
I,
go
to
my
lawyer,
ask
them
for
a
conveyance
certificate
who
then
have
to
go
to
the
Land
Registry
and
get
that
certificate
for
me
to
prove
in
front
of
a
court
that
I
own
my
property
I.
Think
what
you're
saying
is.
You
would
have
that
access
to
that
whole
process
in
your
hand,
right
away
and
you'd,
be
able
to
you'd
be
able
to
go
through
it.

So
we're
gonna
talk
a
little
bit
now
about
some
of
the
projects
that
have
been
in
this
space
over
the
last
little
while
and
and
what
they've
been
able
to
do.
It's
still
very
early
stages,
so
chrome
away
is
a
company
out
of
Sweden
and
they
had
they're
working
with
a
large
number
of
public
and
private
enterprises.
A
The
most
interesting
project
that
they
worked
on
was
with
the
Land
Registry
in
Sweden.
I
cannot
pronounce
it,
but
basically
what
they're
trying
to
do
is
to
test
whether
the
current
way
of
putting
titles
on
the
subtitles
went
from
paper
registers
to
relational
databases
and
now
they're,
trying
to
test
using
chroma
based
technology,
to
figure
out
whether
they
can
go
on
a
blockchain
based
network.

As
far
as
I
know,
Sweden
has
not
changed
any
laws,
but
they
are
making
some
progress
in
that
direction,
because
the
operational
efficiency
that
comes
from
not
having
paper
physical
paper
in
the
process
is
a
lot
better.
So
it
goes
down
from
about
it
based
on
the
report
that
they
put
out
it.
The
intake
time
goes
from
about
four
hours
to
less
than
five
minutes.
So
there's
there's
a
lot
of
value
saved
there.
The
second
one
is
called
poppy.

Not
ideal
certainly
should
not
be
happening
in
2018,
but
because
the
law
requires
people
to
be
in
person
in
front
of
their
lawyer.
That's
what
they
have
to
do
today.
My
radio
is
the
consensus
project
they
had
been
in.
They
are
one
of
the
earliest
and
since
2014,
in
this
space
as
well,
they
worked
with
the
Dubai
Land
Registry.
The
UAE
made
a
famous
claim
in
2016
that
all
of
their
public
expenditure
and
all
of
their
public
in
money
that
is
going
to
come
in
is
going
to
be
on
blockchain
by
2020.

It
went
into
proof
of
concept
I'm,
not
sure
if
it
went
much
further
than
that.
It's
a
lot
harder
to
do
it's
easier
to
make
the
claim
safe
chain
is
the
company
that
working
with
the
Ohio
County's
Franklin
County
in
Ohio.
They
have
passed
some
laws.
They've
passed
some
laws
that
allow
people
to
be
able
to
use
a
blockchain
signature
and
a
blockchain
record
instead
in
as
equal
to
a
record
in
their
Land
Registry
and
I
did
Anna
blockchain
based
digital
signature
to
be
as
equal
as
a
wet
signature.

So
you
know
of
all
the
places
in
the
world
on
a
day
to
day
basis.
When
you
read
coin
desk,
you
you
see
that
the
SEC
is
doing
this
and
their
CCC
is
doing
that
in
terms
of
the
cryptocurrency
space.
But
as
a
general
sort
of
you
know,
my
next
slide
is
talking
about
a
few
countries.
The
u.s.
is
definitely
more
progressive
when
it
comes
to
distributed
ledger
rather
than
harbor
is
a
compliance
protocol.

So
when
all
these
ten
people
are
coming
together
and
following
all
the
regulated
processes,
a
lot
of
rules
have
to
be
taken
into
consideration.
Is
this
person
a
resident
of
Canada?
Have
they
paid
their
taxes?
Are
they
is
there?
You
know?
Are
they
allowed
to
transact
between
this
and
this
person?
Harper
has
set
up
a
compliance
protocol
which
allows
them
to
make
sure
that
they
can
check
all
the
rules
that
exist.

Most
of
their
work
is
happening
in
the
real
estate
space
as
well,
and
then
de
Soto
de
Soto
is
led
by
Patrick
Bryan,
who
was
formerly
the
CEO
of
overstock.com
and
Hernando
de
Soto,
who
is
a
development
economist,
Hernando
de
Soto
and
many
development
economists
say
that
the
reason
the
West
created
a
lot
more
wealth
in
the
last.
Let's
give
it
a
hundred
or
so
years
versus
the
developing
world
was
because
they
had
secured
and
enforceable
property
titles.

So
they
have
not
put
out
any
public
information
about
what
countries
or
which
governments
they're
actually
working
with,
but
just
given
the
the
depth
of
resources
that
they
have
and
the
sort
of
intellectual
power
that
they
come
to
this
with
I
think
over
the
next
couple
of
years.
We'll
probably
see
them
in
the
news
a
little
bit
more
so
which
countries
are
doing
this
so
well.

The
u.s.
Switzerland,
Sweden
and
and
the
UAE
at
the
u.s.
in
the
u.s.
property,
titles
and
land
registries
are
on
a
county
level.
So
just
the
state
of
Ohio
has
80
counties
and
I
think
there
are
thousands
of
counties
in
the
US.
So
it's
hard
it's
highly
fragmented
and
things
that
are
highly
fragmented
or
usually
ripe
for
disruption
as
well.
So
the
recorders
offices
across
Ohio
are
working
on
on
this.
Franklin
County
is
one
that
has
taken
a
little
bit
of
a
lead
in
that
they
have
a
real
estate
transaction
every
half
an
hour.

So
the
the
speed
challenge
that
a
lot
of
projects
face.
They
don't
really
have
that
problem,
Florida
and
California.
They
have
bills
that
are
in
their
state
legislatures,
but
they
have
not
passed
them
yet,
but
usually
in
the
US,
when
one
state
passes
and
it
kind
of
starts
working,
others
start
to
follow
pretty
quickly
as
well.

I've
read
a
little
bit
about
Zhuge
and
how
they're
trying
to
put
their
own
Land
Registry
on
blockchain
networks
as
well.
You
know
it
is
the
sort
of
Silicon
Valley
of
this
asset
class,
so
I
think
there's
more
to
come
there,
but
so
far
today,
I
don't
know
of
a
project,
and
but
if,
if
someone
in
the
room
knows
anyone
that's
working
in
the
real
estate
space
in
in
Switzerland,
please
put
me
in
touch
with
them.
Dubai
is
still
working
on
putting
their
work.

the
gentleman
at
consensus
who
worked
on
that
project
I
spoke
with
and
I,
was
trying
to
understand
the
motivation
of
a
government
to
try
and
take
this
technology
on
and
basically
what
they
were
saying
is
that
every
time
you
do
a
transaction
I
mean
in
Canada.
We
call
it
land
transfer
tax,
but
the
government
makes
a
fee
if
that
transaction
typically
takes
90
days.
The
government
gets
paid
on
on
an
you
know,
90
day
horizon.

Wow,
that's
amazing,
so
there's
that
that
that's
pretty
cool.
Interestingly
enough,
my
radio
is
doing
that
in
New
York
now,
so
they
work
with
Dubai
Land
Office,
which
is
a
consensus.
Company
and
they've
just
released
a
leasing
platform
as
well.
So
for
the
most
part,
my
interest
has
been
on
that
line,
titling
the
conveyance
and
the
management,
but
there
are
lots
of
ancillary
projects
as
well
around
payments.

at
the
end
of
most
real
estate
transactions,
there
is
a
wire
transfer
that
happens
between
the
look
between
the
two
lawyers
to
make
sure
that
the
escrow
accounts
are
filled
up
safe
chain
is
working
on
a
project
called
safe
wire,
where
they're
trying
to
create
more
transparency
and
as
a
banker
a
week
does
not
go
by
when
a
client
doesn't
call
me
and
says
hey
by
the
way
my
wire
I
can't
find
it.
My
transaction
won't
close,
and
it
takes
a
lot
of
time
for
us
to
be
able
to
do
that.

But
you
know
these
types
of
property
is
often
where
families
split
apart
because
they
don't
see
eye
to
eye,
and
this
technology
holds
the
potential
for
us
to
be
able
to
get
to
a
place
where
we
can
have
more
equity
in
how
people
maintain
and
transact
on
their
on
the
real
estate.
So,
apart
from
my
friend
over
here,
who
knows
a
lot
more
and
I?
A
They
are,
you
know,
I,
think
all
of
the
prop
all
of
the
leaders
in
this
space.
All
of
the
projects
in
this
space
are
so
susceptible
to
regulatory
changes,
so
susceptible
to
technical
development
of
new
technology
bases
that
we
may
see
them.
Stop
these
projects
and
start
new
projects
pivot
these
projects
into
completely
new
different
areas,
but
there
is
so
much
room
for
disruption.
There
is
so
much
room
for
creating
operational
deficiency
and
creating
a
better
end-user
experience
in
my
mind
from
the
client
doesn't
care.
The
client
just
cares.

I'm
selling
my
house
sell
it
as
fast
as
possible
and
for
the
highest
price,
if
I'm
buying
a
house
make
sure
that
my
realtor
is
fantastic
gets
me
all
the
bookings
I
need
and
negotiates
amazingly
on
my
behalf
today
that
doesn't
happen.
You
kind
of
you're
stuck
with
generally
people
who
are
kind
of
looking
out
for
their
own
size
of
the
pie,
but
not
overall
equation.
So
in
terms
of
I
mean
we
spoke
about
proppy
and
Natalia,
she
is
been
in
this
space.

With
the
exception
of
the
Soto,
because
I
don't
really
know
what
they're
doing
in
terms
of
details
started
off
with
aetherium,
and
then
they
found
out
that
large
institutions
and
public
sector
organizations
weren't
quite
comfortable
with
public
clock
chains
and
so
now
they're
having
a
little
bit
of
an
existential
crisis
to
figure
out
whether
they
want
to
stick
to
their
guns
and
run
with
the
public
side
or
they
need
to
partner
with
public
prior.
They
need
to
start
looking
at
things
like
hyper
ledger
which
allow
for
digital
signatures.
I
mean
I,
know
for
sure.

I've
been
in
this
space
for
a
long
time.
I
would
not
want
to
sell
my
house
to
somebody
who
was
anonymous
or
even
sued.

pseudonymous
I
wouldn't
want
to
buy
it
from
somebody,
because,
if
I,
for
example,
if
I
didn't
know
and
I
sold
it
to
somebody
who
was
heavily
involved
in
money
laundering,
am
I
implicated
in
that
situation
as
well
and
really
I?
Don't
want
to
be
in
that
situation?

it
does
is
that
I
take
my
national
ID,
my
thumbprint
go
to
work.
I
ask
establish
myself
that
okay,

I
right
now,
every
site
using
which
is
the
government
side
using
the
single
sign-on
will
actually
use

right
and
now
they
are
doing
the
changes
in
the
legislation
as

would

blockchain.

is
much
more.

you
have
a
custom
answer.

if

people
agree,
then
we
were
able
to
do
that
today
is
not
possible,
might
be
possible
in
the
future
practically
what
some
of
these?
What
harbor
is
actually
doing
right
now
is
that
they're
trying
to
tokenize
the
the
shares
of
a
company
that
owns
a
luxury
student
residence
in
South,
Carolina
I,
believe
I
mean
you
have
to
see
pictures
of
this
student
residence.

I
was
in
an
investor,
I
have
added
one
more
intermediary
when
the
goal
was
to
try
and
reduce
intermediaries,
so
in
the
short
run,
I,
don't
think,
there's
a
good
solution
for
it
in
the
run.
Hopefully
in
my
lifetime,
all
the
as
all
the
real
estate
assets
are
tokenized,
and
so
splitting
them
35
different
ways
can
be
governed
through
some
sort
of
smart
contracts,
but
because
that
is
a
little
bit
of
a
foreign
concept.
Today,
much
like
email
was
to
my
grandfather.
