Description
Salt Lake City Planning Division Administrative Hearing for October 28, 2021
A
A
They've
all
been
really
supportive
and
yeah
they're
they're,
all
included
in
the
staff
report.
A
I
guess
I
can
go
ahead
and
share
my
screen
he's
here.
C
C
C
Tim,
I
don't
know
what
kind
of
device
you're
connected
with,
but
you
do
not
have
the
ability
to
be
muted
and
unmuted
or
moved
into
the
panelist
list.
Maybe
try
going
out
and
reconnecting
or
connecting
with
another
device.
A
C
B
Aubry
can
you
unmute
tony
crazel
just
make
sure
we
can
hear
him
tony.
C
D
Hopefully,
muted,
so
that's
not
technically
true,
okay,
I
am
working
on
the
project,
but
not
as
the
architect.
Oh.
D
C
C
A
C
A
E
B
All
right:
well,
let's,
let's
formally
start
this
meeting,
I
think
I
think
we
have
everybody
here
that
that
we
need
hold
on
for
just
a
second.
B
We
just
have
one
item
on
the
agenda
today:
it's
a
conditional
use,
requests
to
expand
an
existing
small
brewery,
tavern
and
add
a
bar
establishment
to
the
properties
located
at
312,
west
800,
south
and
774
south
300
west,
which
directly
about
the
existing
fisher
brewery
located
at
316
in
324,
west
800
south.
B
This
will
be
a
public
hearing,
we'll
start
off
by
having
the
staff
planner
at
england.
Give
a
presentation,
then
we'll
open
it
up
to
the
applicant,
provide
any
additional
information
and
then
open
a
public
hearing.
A
Thanks
joel,
so
this
is
a
conditional
use
for
the
fishery
brewery
expansion.
What
they
want
to
do
is
they
want
to
expand
into
the
two
parcels
that
are
east
of
their
existing
brewery.
Our
small
brewery
right
here
at
774
and
then
312..
A
Currently
the
312
parcel
is
empty
and
774
south
300
west
is
does
have
a
coffee
shop,
and
then
it
has
like
a
a
small
artisan
food
business
that
isn't
open
to
the
public.
It's
just
where
someone
just
prepares
food
and
sells
it
off
premise,
and
it's
in
a
d2
zoning
district.
A
They
also
are
looking
into
adding
a
bar
establishment
license
as
well.
So
I
guess
they
want
to
sell
spirits
along
with
it
with
the
beer,
and
it
is
in
a
d2
zone
and
a
staff
recommendation
is
approval
with
conditions.
A
The
next
condition
would
be
to
remove
an
existing
parking
space
that
doesn't
really
have
any
curb
cut.
They
have
to
end
it
cuts
across
the
coffee
shop
here
and
there's
some
outdoor
dining
in
this
area.
This
is
the
parking
space
that
we're
referring
to
and
then
having
the
other
off
street
parking
area
here,
limited
for
views
for
deliveries
and
that
type
of
stuff
where
they
can
go
ahead
and
keep
the
curb
cut.
A
They
just
shouldn't
be
using
it
for
parking,
because,
again
it's
blocking
pedestrian
flow
and
that
type
of
thing
there,
and
then
we
also
are
recommending
that
they
take
out
this
curb
cut
as
well,
which
they
are
proposing
to
do
with
their
application.
They
did
propose
to
do
with
their
application
and
adding
street
trees
with
it.
And
so
those
are.
A
The
recommendations
is
to
remove
the
two
or
discontinued
use
with
one
of
the
the
off
street
parking
sites
in
front
of
three
or
774
south
300
west
and
eliminate
the
other
one
and
then
and
then
again
removing
the
curb
cut
in
front
of
312,
west
800
south
and
then
also
the
lot
consolidation.
B
Great,
thank
you
anna
mr
dwyer,
we'll
open
the
the
floor
for
you
now
is.
Is
there
anything
you
would
like
to
add.
E
Yeah,
thank
you
for
the
time
and
anna
for
your
help
in
going
through
this
process.
As
far
as
I
do
have
a
question,
or
I
guess
a
clarification
on
the
on
the
curb
cut
and
I'm
not
sure
if
you
can
go
back
on
your
your
slide
there.
So
in
this
slight
pan,
there
is
there's
two
curb
cuts
on
the
south
side
of
the
building.
E
Currently,
one
of
them
that
we
are
certainly
planning
on
taking
out
which
basically
dead
ends
in
the
building
which
is
312
west
and
then
the
second
one
which
you've
highlighted,
which
we
are.
We
are
hoping
to
keep
for
access
for
private
events
and
for
catering
businesses
and
things
like
that
to
be
able
to
access
kind
of
that
western
or
sorry.
The
eastern
portion
of
the
building
is
this.
E
So
our
plan-
you
can
see
it's
dashed
right
now
there
is
a
there
is
there's
two
curb
cuts
that
are
immediately
adjacent
to
each
other
and
we're
certainly
planning
on
removing
the
western
one.
We
are
hoping
to
keep
that
eastern
one,
that
is,
that
is
shown
in
white,
but
you
can
see
a
red
dashed,
one,
that's
just
to
the
west
of
that.
One
that
we
were.
We
were
certainly
planning
on
getting
rid
of
are.
A
E
Yeah,
so
we
were,
I
guess,
the
the
only
other
I
mean
this
is
the
condition
to
move
forward.
We
can
certainly
remove
both,
but
we
certainly
see
a
utility
to
be
able
to
utilize
that
second
curb
cut
the
one
that's
to
the
east,
that's
shown
on
the
plan
still
to
be
able
to
pull
up
private
food
trucks
or
catering
businesses,
or
to
load
and
unload
like
seating.
For
that
private
event,
space.
E
We
do
see
utility
in
that
and
we
would
basically
utilize
a
gate
only
when
we
were
doing
loading
and
unloading
to
try
to
do
the
loading
and
unloading
on
our
property
and
not
on
the
public
right
of
way.
The
sidewalk
there.
B
Okay,
so
so
the
easternmost
curb
cut,
you're,
you're,
proposing
to
keep
and
and
that
can
be
used
where
you
can
pull
trucks
or
vehicles
in
and
not
block
the
sidewalk
correct.
Not
you,
okay,.
E
At
least
that's
our
that's,
as
as,
as
proposed
we'd
like
to
do
that
again,
you
know,
I
understand
the
conditions
are
what
they
are
and
we're
happy
to
to
comply
with,
whatever
the
commission
here
plan
or
the
planning
commission
decides,
but
we
do
see
really
good
utility
for
that.
Second,
curb
cut
for
our
intended
use
of
that
space.
A
E
Correct,
but
so
if
you
were
to
drive
into
that
driveway
you're
going
to
be
able
to
continue
to
go
into
an
overhead
door.
So
the
idea
is
that
we
would
be
able
to
use
that
as
a
loading
and
unloading
zone
only
pulling
pulling
whatever
truck
all
the
way
on
to
our
property.
There.
A
E
Yeah
effectively
we'd
like
to
proceed
with
it
as
it's
drawn,
where
we
remove
the
the
westernmost
curb
cut,
we
have
a
tree
there.
We
have
planting
underneath
that
and
then
we're
adding.
You
know
the
trees
along
the
south
side
in
planters
of
the
patio
area,
but
we
do
have
like
a
an
access
gate.
Essentially
for
this
loading
and
unloading
for
the
pre
to
service
the
private
event,
space.
A
E
Other
than
that
yeah,
the
we've
we've
done
gone
through
a
lot
consolidation
process
before
with
316
and
324,
which
is
now
320
west.
At
our
current
place
and
we're
planning,
we
actually
have
a
application
in
on
that.
Removing
the
other
two
parking
places,
I
think,
is
a
really
great
thing.
That's
gonna
allow
that
coffee
shop,
tenant
who's
in
the
front
of
of
774
south
to
fully
utilize
the
sidewalk
area
there
and
I
think,
that'll
be
ultimately
good
for
the
frontage
for
their
business
and
for
our
ongoing
tenants.
There.
A
E
And
that
might
also
be
utilized
by
that
coffee
shop
as
well.
That's
kind
of
a
nice
little
nook,
that's
off
the
street
and
they've
indicated
an
interest
in
that.
If
we're
not
going
to
be
using
it
so
we'll
be
negotiating
that
with
our
our
tenants
and
figuring
out
what
the
best
use
is,
but
you
know
overall
we're
looking
to
really
activate
you
know
from
the
from
the
street
level.
E
What's
going
on
there,
people
being
able
to
you
know,
be
sitting
there
and
either
having
a
having
a
beer
and
food
from
the
food
truck
or
you
know,
having
coffee
from
the
coffee
shop
in
that
space
immediately
to
the
west
or
to
the
east.
Excuse
me
of
of
774.
C
B
Tim,
let
me
look,
this
is
joel
patterson.
Let
me
just
quick
question
so
on
the
site
plan
that
that
anna
has
up
now
on
that
curb
cut
that
you
would
like
to
keep
it
it
should.
This
plan
shows
a
street
tree.
There
am
I
reading
that
correctly.
A
B
E
Correct,
okay,
great
and,
like
I
say,
we'd,
have
that
gate
so
that
you
know
if
we
had
like
a
taco,
cart
or
something
that
a
private
party
wanted
to
bring
in
that
we
could
have
that
dropped
off
and
operating
separate
from
the
rest
of
the
brewery
and
basically
utilize
that
space
and
have
it
closed
off
to
the
street
and
part
of
that
private
event
space.
E
So
we
see
yeah,
like
I
said
like
if
there's
a
catering
company,
that's
bringing
in
food
or
someone's
hosting,
you
know
a
party
where
they
want
tables
and
chairs
that
they're
bringing
in
you
know.
We
just
see
a
lot
of
utility
and
being
able
to
load
and
unload
through
that
side
entrance
rather
than
being
in
the
public
right
away
on
third
west,
which
is
a
much
busier
street.
You
know
this
is
a
really
nice
place
to
be
able
to
tuck
off
the
street
and
be
able
to
service
that
space.
B
Right,
okay,
all
right!
I
understand
now
all
right
tim
do
you
have
any
additional
input.
E
No,
I
think
at
this
point
you
know
I
I
I
can
be
fully
agreeing
on
the
the
other
conditions,
and
you
know
we're
looking
forward
to
expanding
our
business
and
doing
some
different
things
here
and
continuing
to
be
a
driver
of
you
know:
commerce,
in
the
area
and
in
in
the
corridor
here
that
leads
into
the
rest
of
the
granary
district.
B
A
A
B
You
all
right,
I
am
now
going
to
open
up
the
public
hearing
to
allow
any
comments
and.
B
D
Yeah
no,
I
mean
I
submitted
a
formal
written
comment,
but
I
mean
yeah.
I
just
I
think
fisher
is
a
really
good
business
community
partner
to
have
in
the
neighborhood.
I
live
across
the
street
and
it's
been
they've
been
great
they're,
a
great
neighbor
they're.
D
B
Great
thank
you
tony
and
with
that
I'm
going
to
close
the
public
hearing,
since
we
have
no
one
else
in
attendance
and
we'll
make
it
the
following
decision
based
on
the
information
in
the
staff
report
and
the
the
analysis
and
findings
for
the
conditional
use
and
the
input
provided
during
this
public
hearing.
B
That
leads
to
the
that
service
door
can
remain
and
be
used
for
temporary
access
for
for
services
to
the
building.
E
Well,
thank
you
joel.
I
appreciate
it
aubry
and
anna.
Thank
you
as
well
for
your
work
on
this
project
and
thanks
for
getting
us
through
this
process.
I
really
appreciate
it.
