November

close

vehicles
that
pass
through
pine
way,
Boulevard
on
a
daily
basis.

those
of

familiar

fine
way
Boulevard,
it
runs
parallel
to
Leslie
Street
and
people
use
it
as
an
alternate
route
to
commute
from
Finch
to
come
a
revenue
and
comer
to
Finch
and
they
speed
along
because
there's
no
traffic
lights
or
anything
like
that.
So
it's
it's
quite
disturbing,
and
finally
also
is
the
main
road
for
many
of
the
side
streets
like
Bernie,
but
whether
stone.

very
interesting

supportive

provincial
PPS
clearly
dictates
that
the
mixed
use
designation
along
a
long
Avenue
that
the
employment
designated
areas
area
fringes
should
be
low
to
mid
rise
developments.
2450
Victoria,
Park
Avenue
site
is
within
an
employment
designated
area
providing
employee
to
hundreds,
the
they
intended
for
it.
The
intended
for
mixed-use
development
is
not
just
retailer
stores
at
the
ground
level
within
a
mainly
residential
development.
I
The
intent
should
be
to
comply
with
the
municipal
requirement
for
employment
area
redevelopment
to
maintain
at
the
least
the
square
foot
area
of
the
current
commercial
uses,
office
and
retail
and
enhance
enhance
it
were
possible.
It
will
only
be
fair
to
ask
the
developer
to
reconsider,
increasing
the
office
employment
content
proportionally
to
the
increase
in
the
density
proposed
in
the
secondary
plan.
If
the
intention
is
to
increase
employment
from
current
18,000
to
32,000
within
10
to
20
years,
the
development
should
take
its
fair
share.
I
Currently,
there
are
several
traffic
issues
at
the
main
intersection
at
Sheppard,
Victoria
Park,
the
same
traffic
issues
reoccur
at
secondary
intersection
at
consumers,
Road
and
Sheppard
your
plant
and
Sheppard,
and
consumer
Road
and
Victoria
Park
Avenue.
Additionally,
the
first
two
intersections
are
encumbered
with
huge
developments
which
impact
the
impact
of
which
is
not
yet
fully
felt
as
the
new
construction
projects
for
these
developments
are
in
various
degrees
of
completion.
I
With
the
huge
developments
such
as
the
one
proposed
for
2450
Victoria,
Park
Avenue,
the
traffic
problem
will
be
multiplied
and
another
bottleneck
will
be
created
at
the
consumer,
Road
and
Victoria
Park
Avenue
in
intersection,
which
will
probably
negatively
impact
the
employment
employment
potential
of
the
consumer,
Road
employment
area
of
approach,
if
appropriate,
measures
are
not
taken
to
limit
the
density
and
addressing
traffic
issues.
Currently,
consumers
Road
employment
area
has
very
limited
road
grid
system
being
surrounded
by
major
highways,
although
additional
roadways
and
exits
are
client
within
the
property
boundaries.
I
However,
these
internal
grids
without
proper
exits
will
not
benefit
to
relieve
the
traffic
congestion
being
created
due
to
overloading
the
can.
Rohde
proposed
secondary
plan
partially
addresses
this
issue
at
the
whole
crown
place
by
creating
a
new
municipal

road
at
the
southern
boundary
of
2450
Victoria
Park
Avenue,

fully
developed
intersection
with
Victoria,
Park
Avenue
and
normalization
of
current
401
West
ramp
by
MTO

be

solution

major
development
will

implemented

few
things
that
I
had
put
forward
the
history.
The
church
was
established
in
1984
and
operated
out
of
the
Anglican
Church
at
Bayview
Avenue
north
of
Eglinton
than
the
congregation
decided
to
build
a
new
church
at
45
Volcom
place
next
to
the
Armenian
community
center
to
serve
the
spiritual
needs
of
the
torrent
Armenian
community.

There
are
five
Armenian
churches
within
the
former
City
of
Toronto
North,
York
and
Scarborough,
and
one
of
them
is
this
one
that
made
Armenian
Church
and
we,
the
population
of
around
30,000
people,
are
being
served
by
those
five
churches
and
10,000
of
them
really
are
members
of
this
church
back
in
1989,
when
the
plans
were
submitted
for
the
building.
Permit
there
were
height
restrictions,
there
were.
We
were
not
supposed
to
be
more
than
45
feet,
high
and
four
decades
later,
we
are
talking
about
high-rise
buildings.

that
same
area
we
realized
Toronto
being
a
modern
city.
Development
is
unavoidable
and
we
are
prepared,
as
forward-thinking
citizens,
to
follow
the
participants
and
the
requirements
of
the
area
with
the
mixed-use
promote

fringes
of
the
employment
lands
will
be
facing
new
challenges
from
traffic
and
noise
issues,

will
be
undermining
our
religious
and
development
community
functions
and

concern

proposed
secondary
plan

the

Road
employment
lands,
traffic
issues

proposed
new
Street
north
of
the
church
boundary,

road
may
have
its
advantages
to
relieve
the
daily
traffic
jam,
particularly
at
the
rush
hours.
Yet
it
is
also,
it
also
will
present
some
negative
effects
on
the
congregation.
Increased
traffic
noise
level,
increased
pollution
and
reduced
safety
and
security
within
the
neighbourhood
are
major
concerns.

the
new
road
should
be
intended
service
only
and
should
not
be,
should
not
be
access
to
the
Victoria
Park
Avenue
I'm,
trying
to
shorten
my

the
church
structure.

an
architectural
value
to

City

Toronto,

the

neighborhood,
particularly
established
sensitivity.
Neighborhood
density
of
2.0
for
mixed-use
development
should
should
generate
sufficient
interest
to
the
developer
to
come
up
with
creative
and
measured
building
concept
to
fit
the
existing
established
neighborhoods
in.

in
conclusion,
then,
although
Sandman
Armenian
Church
is
encouraged
by
the
study
of
the
consumers
Road
employment
area,
yet
we
find
that
social,
education
and
service
oriented
community
needs.

ignore
needs

in

study,
particularly
in
case
of
well-established
community
services,
education,
education
and
religious
institution,
which
are.

evaluated

economic
benefits

proposing

viable
or
guaranteed
solution.

significant
increase
in
traffic

lead
parents
to
reconsider
their
children's
enrollment
at
our
school,
as
they
will
have
difficulty
getting
to
work
in
morning's
in
going
home
in
the
evenings.
The
increased
traffic,
coupled
with
the
inevitable
frustration
that
will
exist
among
commuters,
will
also
pose
a
threat
to
the
pedestrian
traffic
that
currently
exists.

threatens
the
safety
of
students
and
parents
walking
to
or
from
school
or
crossing
the
street
between
campuses.
This
reckless
project
will
have
that
most
negative
impact
on
our
40
year
old
school,
the
only
Armenian
day
school
in
Ontario
the
school
is
established
to
not
only
deliver
academic
excellence,
but
to
preserve
the
Western
Armenian
language
currently
listed
by
UNESCO
as
an
endangered
language.
This
proposed
project
will
endanger
the
existence
of
our
school
and
thus
the
long-term
viability
of
an
already
endangered
language
and
culture.

repeat
of
what
occurred
at
John
Fisher
public
school,
where
students
were
forced
to
transfer
to
another
school
for
the
duration
of
the
construction
of
the
buildings.

as
a
community
private
school,
do
not
have

luxury

moving

students
and

body
a
school
and
student
body
to
an
alternate
location
during
a
large-scale
construction,
the
one
proposed
which
would
pose
a
safety
risk
for
the
most
vulnerable,
our
18-month
old
to
grade
12
students
and
our
children.

alumni
have
had

profoundly
positive
impact
on
the
community
at
large.

school
has
produced
leaders
in
our
communities
who
have
contributed
to
the
growth

well-being
of
our

to

concern
amongst
residents
that
follows

from

about
the
concern

for
the
infrastructure
impacts
of
development
in
the
city
and
specifically
for
our
case

17,
so
the
pace
of
development
without
regard
to
the
cumulative
impact
on
the
infrastructure
as
a
concern.

during
the
municipal
campaign,
the
mayor,
to
my
surprise,
when
I
asked
him
out
does
the
city
have
regard
to
cumulative
impact,
gave
the
example
of
City
place.
Where
you
remember
several
years
ago,
there
was
a
power
outage
in
that
large
development,
and
it
was
reported
just
as
an
electronic
electrical
failure.
To
my
surprise,
mayor
reported
to
me
that
our
to
us
that
that
reason
was
because
it
was
an
older
electrical
cable
that,
as
the
buildings
were
added
to
that
site,
gradually
got
to
the
point
where
that
cable
was
fried
and
nobody
had
realized.

soft

infrastructure,

electricity,

social

emergency

response
time

of

residents

job

residents

be
the
impacts

concerned.

food
allergies,

to
eggs,
dairy
shellfish

all
nuts.
They
are
both
anaphylactic
to
peanuts
and
must
carry
an
EpiPen
at
all
times.
My
eldest
has
asthma
and
requires
three
inhalers.
They
both
suffer
from
eczema
all
year
round.

drop

milk
lands
on
my
daughter's
arm,
she
was
develop
a
welt.

she
touches
an
egg,

a
welt.
If
an
allergen
is
ingested,
it
will
produce
hives
and
welts

skin

bodies
and
get
stomach
cramps
swelling
of
lips
tongue
throat,

will
also
affect

breathing

eldest,

she
also
has
asthma

2001

eldest
has

a
frequent
visitor

emergency
room

North
York

Hospital.

had
numerous
trespassers
on
the

and

corners
that

fence
and
loiter
on
the

residents,

furniture

removed
because
of
trespassers
loitering
in

gazebo

the

building
in

past,

to
increased
cameras
being
installed

would
make

for
trespassers
to
