more
thanks

their
hard
work
and
bring
the
application

the

fully
support
the
conclusions
and
recommendations
in
the
staff

The
proposed
townhouse
development
will
bring
six

family-sized
housing
units
to
a
growing
desirable
area.
It
will
contribute
to
the
diversification
of
the
housing
stock,

well
as
provide
pedestrian-friendly
streetscape
improvements
to
lock
avenue
road.

second
floor
tenant
at
1165
avenue
road,
which
is
the
triplex
adjacent
to
the
subject
site
at
the
northern
border.
I
grew
up
in
toronto.
My
background
is
in
business
administration
and
community
outreach
program,
and
I
have
been
a
tenant
at
1165
avenue
since
may
2011.,
my
driveway,
which
is
used
as
a
parking
pad
borders
directly
onto
the
northern
lot
line
of
the
subject
site
and
unfortunately
it
is
a
closed
end
driveway.
I
So
that
means
that
I'm
turning
onto
the
driveway
from
avenue
road
and
often
I
need
to
drive
in
nose
first,
I'm
not
able
to
turn
around.
So
that
means
I'm
backing
out
so
reversing
onto
avenue
road.
Whenever
I
need
to
leave
my
driveway,
the
width
of
my
driveway
is
only
2.9
meters
and
the
applicant
has
suggested
a
1.5
meter
setback
from
the
northerly
lot
line,
where
he
plans
to
wreck
a
1.8
meter
height
x.
I
The
issue
that
I
have
is
that
the
1.5
meter
setback
is
not
enough
because
it
creates
the
following
issues.
Firstly,
I
feel
that
it's
going
to
be
very
dangerous
for
the
visibility
of
any
drive.
Any
drivers
well
specifically
me,
but
if
I
were
to
move
any
new
coming
tenant
because
the
pedestrian
corridor
on
avenue
is
very
well
used.
I
Counselor
cool
you'll
know
that
this
development
is
kitty
corner
to
allen
b,
public
school,
less
than
50
meters
and
there's
also
a
ttc
bus
stop
across
the
street.
So
this
means
that
literally
there
are
hundreds
of
people,
often
caregivers
or
parents,
with
their
kids,
who
are
walking
in
front
of
the
driveway
and
it's
very
hard
to
see
them
when
I
need
to
back
up
all
the
time.
I
I
New
driveway
requests
are
denied
when
they
exhibit
substandard
turning
distances
and
they
also
get
denied
when
they
have
the
removal
of
trees
and
so
to
answer
that
true
question:
if
you
look
at
the
arborist
report,
there
are
actually
12
trees
that
are
identified
to
be
either
chopped
in
or
injured
as
a
result
of
this
development.
I
So
I
would
just
ask
that
council
ask
staff
to
get
comments
from
transportation
services
because
they
weren't,
provided
at
least
I
couldn't
find
them
online,
and
I
would
also
ask
staff
to
review
the
westernly
setback,
because
in
the
planning
rationale
report,
the
development
suggests
to
be
set
back
only
two
meters
from
the
lot
line.
So
that's
avenue
road
now,
but
in
the
staff
report
on
page
17
it
says
that
the
setback
is
going
to
be
3.55
meters
to
be
in
line
with
our
triplex
at
1165
revenue
road.
I
So
there's
inconsistencies
between
what
the
applicant
is
saying.
Their
setback
will
be
and
what
the
city
has,
I
guess,
approved
in
their
final
staff
report
and
both
of
those
create
a
visibility
problem
for
me
in
my
driveway.
I
The
last
thing
that
I'd
like
to
bring
to
the
attention
of
staff
is
that
neither
the
staff
report
nor
the
planning
rationale
identify
the
current
use
of
the
existing
subject.
Subject:
site
official
plan
policy
3.2.112
states
that
new
development
resulting
in
loss
of
one
or
more
rental
units
shall
secure
an
acceptable
tenant,
relocation
and
assistant
plan
to
lessen
hardship
for
existing
tenants
is
my
understanding
that
there's
not
one
but
two
self-contained
rental
units
in
the
subject
site.
I
I
don't
understand
why
the
applicant
was
not
asked
to
issue
a
housing
issues
report
as
required
for
any
zbd
application
when
a
development
proposes
to
demolish
existing
rental
units,
and
I
would
ask
council
to
urge
the
applicant
to
at
least
be
transparent
about
how
six
2.3
million
dollar
town
homes
are
more
beneficial
than
existing
rental
units
on
the
site.

we've
got
a

highway
going
through
the
middle
of
toronto.
That's
avenue
road
and
you
know
people
are
on
their
way
to
the
401
and
beyond.

whatever
we
do
here,
it's
critical
that
we
take
those
pressures
into
account.
Also,
the
fact
is
that
this
site
backs
on
to
a
toronto
conservation
authority
land,
the
douglas
greenbelt
to
the
rear-
and
it
also,
as
I
said
before,
is
a
gateway
to
the
upper
avenue
community
there
and
the
communities.

what
I
think
is
very,
very
important
there
and
that
we
have
sidewalks
on
lawrence
and
on
avenue
road
that
are
wide
and
very,
very
welcoming
to
pedestrians,
and
you
know
other
people
and
certainly
accommodate
some
enhanced,
cycling
opportunities,
etc.
So,
and
certainly,
I
would
hope
that
the
the
application
and
planning
staff
try
to
encourage
some
kind
of
public
open
space
on
the
corner,
whether
it
be
the
public
park
right
there.

that
there
be
a
perhaps
a
plaza,
you
know
with
inviting
public
art
landscaping,
because
right
now
as
much
as
it's
very
popular,
it's
quite
ugly,
as
you
can
see
what
we
have

the
northwest
corner
of

this
intersection,
you
see
that
a

memorial
has
been
informally
constructed
there
with
the
donation
of
various
gifts,

the
collision
itself
occurred
on
june,
the
7th
2020..

this
was
a
much
beloved
girl
in
the
community.
She
had
a
wide
network
of
friends.
She
was
on
her
way
to
university
and
then
this
this
accident
occurred.
It
was
a
hit
and
run
they
did.
They

arrest

perpetrator

few
days

few
days
later.

on
the
screen

encourage
staff
and
support
staff
in

looking

potential
opportunities

this

be

make

construction

a
new
jewish
community
center
at
the
uja's
sherman
campus
on
bathurst
street.

jcc
is
an
amazing
facility
that
has
benefited
from
the
support
of
toronto
city
council
throughout
its
planning
and
construction
process.

project
is
providing
much
needed:
recreational
infrastructure
in
councillor,
pastrnak's,
ward,
6,
funded
primarily
through
private
philanthropy
and
recognized
for
its
importance
to
the
community
as
a
recipient
of
federal
infrastructure
funding.
For
this
we
are
appreciative,
given
the
unique
valley
setting
of
sherman
campus.
The
sign
which
is
before
committee
today
is
critical
to
letting
the
community
know
that
this
facility
is
open
and
offering
a
wide
variety
of
services
and
programs.
