development

a
site:
that's
east
of
bathurst
on
the
south
side
of
steele's
avenue
west.
The
original
application
that
was
filed
in
2014
was
for
a
14-story
condo
building
and
a
block
of
stacked
town
houses.

Over
the
past
six
years,
our
client
worked
with
city
staff
to
revise
its
proposal
in
response
to
comments
from
planning
and
from
the
local
community.
The
height
of
the
buildings
was
reduced
from
14
to
10
stories
to
fall
within
a
45
degree,
angular
plane
from
the
neighborhood
to
the
south.
The
unit
camp
was
reduced
by
39
units.
The
floor
plate
of
the
building
was
reduced
significantly
to
remove
the
southwest
section
of
the
building
in
order
to
provide
for
an
increased
open
space
on
the
site.

proposal
that's
before
you
today
includes
606
meters
of
public
park,
which
is

full
satisfaction
of
our
clients,
section

obligations,
as
well
as
an
1100
square
meter
pop

be
secured
for
public
access.
We've
reviewed

of
the
comments
that
were
submitted
for
members
of
the
public
that
the
proposal
is
taking
away
green
space.

fact,
it's
quite
the
opposite.

concern
about
building
code
compliance
while
we're
only

the
rezoning
stage
right
now,
when
our
client
submits
working
drawings
to
pull
a
building
permit.
They
of

ontario
building

concern
about
sanitary
capacity.

clients
engineers
submitted
a
report
that
recommends
up
sizing
eight
legs
of
the
sanitary
sewer
in
the
area
to
ensure
there's
a
significant
capacity
with
this
new
development.

cities
of
engineers
have
reviewed
and
signed
off
on
this
recommendation,
and
the
cost
of
this
will
be
fully
paid
for
by
my
client.

existing
surface
parking
spaces
being
lost.

service
parking
spaces
are
all
going

be
relocated

underground
garage,

loss

community
to
develop

constructive

purposely
trying

slowly
deface
the
area

stripping
down

property

its
appearance.

village
residents
and
ratepayers
association
invited
our
counselor.
Then
counselor
passed
an
act
to
view
the
area
he
was
visibly
taken
back
and
was
astonished
by
the
small
side
of
the
area
in
1998.

ontario
municipal
board
rejected
this
developer's
application.
I
urge
you
to
read
their
findings.
There's
a
lot
of
thought
out
wisdom
in
their
in
their
final
decision
denying
any
further
development
of
the
site.
Please
read
it.
It
is
not
it's
not
a
one-sided
decision,
but
it
said
it,
as
I
said,
was
well
thought
out
and
it
talks
about
a
small
block
of
open
space.

street

at
rush
hour
and
adding

least

more
cars
will
be

real
challenge

creating

daily
traffic
jam
and
make
us
impossible

exit
from
our
street.

develop

citizen
in
the

put
money

somebody's
coffee.

on
what
mrs
jessica
smush
cottage
said.
She
defined
it
as
a
modest
development.
I
really
really
doubt
of
this
definition,
because
I
I
think
we
do
have
valid
reasons
to
believe
that
the
development
is
extremely
intensive
for
for
this
small
area,
for
this
small
land
of
that
is
at
755
steels.
I
The
proposed
buildings
are
extremely
close
to
the
street
line
and
to
the
apartment
building,
and
I
know
that
the
distances
will
be
reviewed
at
a
later
time.
But
when
you
look
at
the
plan
that
was
proposed
by
the
developer,
you
will
see
lots
of
things
that
you
will
question,
because
the
developer
does
not
indicate
the
emergency
exit
at
the
eastern
side
of
the
building
and
then
at
the
same
time,
the
proposed
building,
that
is,
a
commercial
building,
is
only
three
meters
from
that
and
the
emergency
exit
is
four
meters.

So
how
they're
going
to
build
it
they're
going
to
block
it
like
it's
really
like
really
questionable,
because
their
architectural
plan
was
resubmitted
couple
of
times,
and
this
thing
is
persisting
there.
So
why
would
you
not
indicate
the
emergency
exits
on
the
in
the
building
and
strangely
enough,
on
the
south
side,
the
emergency
bill
exit
is
indicated.
However,
on
the
east
side,
where
the
commercial
building
is
proposed
to
be
just
three
meters
from
the
755,
the
emergency
building
is
missing,
so
that
is
really
concerning
like.

Why
is
it
so
the
kind
of
inaccurate
representation
right
and
then
so
that
that
poses
serious
health
and
safety
concern?
In
case
we
have
emergency
in
the
building,
how
people
are
going
to
evacuate.
So
this
is
yeah.

new
answers
for

We
also
have
some
concerns
about
sewer
and
plumbing
system
condition
in
the
area,
and
we
know
that
the
developers
submitted
some
reports
just
recently
as
well,
but
if
we
refer
to
the
inflow
infiltration
reduction
proposal
that
the
developer
did
in
2018,
the
developer
mentioned
that
the
existing
municipal
sewer
system
in
the
area
has
been
operating
about
capacity,
which
is
very
true
right.
I
We
also
agree
that
the
developer,
like
it's
not
plausible,
for
the
developer
right
to
to
fund
such
improvement,
because
the
improvement
will
will
will
have
lots
of
you
know,
cost
to
it,
and
we
know
that.
I
However,
if
the
improvement
is
not
made
to
the
sanitary
system
and
the
city
has
no
capacity
to
improve
it,
then
adding
more
buildings
in
the
area,
and
I'm
talking
about
this
huge
building
of
10-story
building
and
other
proposals
are
here
in
place.
For
example,
our
neighbors
at
765
is
going
to
propose
another
high-rise
buildings
and
the
others
as
well.
So
we
know
we're
pretty
much
aware
what's
going
on
in
the
community,
so
adding
those
things
to
the
old
sewer
sanitary
system.
I
I
don't
know
how
plausible
it
is
if
it
is
already
working
above
capacity
and
the
city
has
no

or
whatever
the
developed
dimension
there.
What
is
the
number
here,

was
the
estimated
cost
in
2008,
