support
of

understand
if
it's
not

wanted
to
thank
staff
for
all
their
work
on
reviewing
the
application

preparing
the
report
and
I'd
also
like
to
thank
the
counselor
and
the
counselors,
and
also
members
of
the
public
who
we
met
with
on
several
occasions.
We
are
fully
in
support
of
the
council
resolutions
and
I
just
want
to
give
a
brief
overview
of
what's
being
proposed.

The
the
proposed
building
is
16
stories,
high,
we're
having
a
approximate
growth
floor
area
of
about
28
000
square
meters.
We
are
proposing
303
units
rental
units,
importantly,
a
very
significant
number
of
two
and
three
bedroom
units.
Approximately
fifty
percent
of
the
units
will
be
two
bedrooms
and
seventeen
percent
of
the
units
will
be
three
bedrooms,
so
this
is
going
to
serve
a
very
important
family
component
that
is
needed
in
this
area
of
scarborough
in
terms
of
amenity
space.

In
terms
of
looking
at
impact
on
adjacent
properties,
we
did
a
detailed
track,
a
shadow
study
and
we
looked
at
the
shadows
on
the
townhouse
complex
both
to
the
west
and
to
the
residential
area
to
the
east
on
the
other
side
of
pharmacy,
and
it
has
very
limited
shadowing
impact
and
it
really
does
not.
Although
I
read
carefully
the
comments
from
the
condominium
corporation
to
the
east,
I
it
really
does
not
shadow
their
building
in
any
significant
way,
and
it
does
not
in
fact
impact
their
views
in
any
significant
way.

I
know
that
the
absolutely
the
removal
of
trees
is
also
another
matter
that
has
been
raised
by
the
public.
We
are
proposing
to
remove
50
trees,
that
is
true,
austrian
pines,
norway,
maples
and
honey
locusts,
not
special
trees.
We
are
going
to
protect
50
to
42
trees.

Eight
trees
will
be
injured,
but
importantly,
107
new
trees
will
be
planted,
and
these
will
include
maple
birch
elm
oak
tulip.
Trees
and
white
pines
so
we're
taking
out
yes
existing
trees
and
we're
putting
in
a
much
wider
selection
of
trees
and
a
better
selection
of
trees
for
for
the
property.
So
just
in
conclusion,
it
is
a
wonderful
project.
It's
serving
an
important
need.
It
will
provide
a
limited
amount
of
affordable
housing,
affordable
rental
housing
as
well
as
rental
housing,
and
we
urge
council
to
support
your
staff's
recommendations.

first
house
in

ward
in
the
1970s.

building

commend
the
park
property
management

doing
such
a
good
job
in
providing
these
kind
of
inventory

affordable
rentals

avenue

parking

massing
and
scale
the
proposed
development
is
appropriate
in
light
of
the
context
around
finch
and
brimley
and
finch
and
mccowan,
which
has
it's
a
mixed-use
note
with
a
number
of
tall
buildings
in
the
range
of
10
to
20
stories,
of
which
we
are
at
the
lower
end
of
that
range.

terms
of
the
official
plan
and
the
zoning
bylaw,
this
use
is
normally
allowed
as
a
right
within
the
designation
and
the
zone,
and
it's
only
because
of
the
former
use
of
this
site
as
the
vic
police
college,
in
which
that
was
declared
surplus
by
toronto
police
services
and
it
had
a
site-specific
zoning
on
it.
So
we're
looking
to
re-establish
that,
so
it's
appropriate.

The
property
is
subject

a
rezoning.
Currently
we're
going

be
rezoning

employment
uses

match

fabric

the
rest

a
little
bit
slowed
down.
We
had
our
public
meeting
in
february
immediately
before
global
shutdown.
We
did
get
slowed
down
a
little
bit
and
there
was
a
bit
of
market
insert
insecurity,
but
we
are
back
and
rolling.
Now
the
house
on
the
site
hasn't
actually
been
used
for
residential.
In
many
years.
It
was
actually
the
office
for
a
landscape
business
that
went
under
about
four
years
ago.

We
picked
up
the
property
about
two
years
ago
and
since
the
house
became
vacant,
it
has
become
a
favorite
spot
for
squatters.
It
has
actually
been
used
for
internally.
It
was
used
to
burn
plastic
casing
off
copper.

There's
been
a
number
of
fires
inside
the
house
that
have
made
it
an
unsafe
environment.
The
roof
is
sagging,
it's
a
pretty
rough
shape.
We've
had
the
toronto
police
services,
attend
the
site
and
removed
the
squatters,
and
they
at
that
time
asked
me
to
ensure
that
we
get
this
thing
knocked
down
as
as
possible.
It
is
unsafe.

much
else
