of
the

work

the
renewal

revitalization

downtown

underway
right

massive
transportation

this
new
young
street
could

project

evolving

the
course
of
a
few
years.
We've
had
over
ten
meetings,
both
public
meetings,
steering
committees
and
needs
in
private
with
various
residents.
We
participated
in
a
planning
framework
study
and
it
was
done
for
the
area
under
councilor
Mallos
guidance,
and
we
we
use
that
as
a
framework
to
develop
and
design
the
site.
The
project
provides
an
on-site
daycare.
It
provides
an
on-site
Senior
Center.

has
an
affordable
housing
component
through
discussions
and
negotiations
with
city
staff
in
the
community,
we're
providing
a
public
part
and
an
additional
pops
that
represent
over
40%
of
the
site,
and
if
you
know
the
site,
what
is
there's
a
there's,
an
existing
approval
format
for
a
massive
25
story
tower
in
a
large
podium,
and
what
we're
proposing
is
a
vast
improvement
to
that,
where
the
majority
of
the
site
is
a
publicly
accessible
open
space.

we
support
the
recommendations
of
my
staff.

reviewed

continue

work

the
community

a
site
plan
approval
process

further

technical

concerns

support

exciting
process
to
work
with
the
staff
and
the
community
and
envisioning.

towers
and
given
that
it's
at
the
corner
of
two
main
streets
and

total
sense,

high
density
area
and
through
these
discussions
as
a
community,
proposed
that
there
should

their
rental
units

be
low-income
housing
available,
we're
ready
here
to
income
and
that
they
should
be
integrated
throughout
the
complex,
and
we
were
looking
at
twenty
five
percent
of
those
sweets
right
here.
Uh-Huh
and
what
we're
looking
at
is
a
very
much
reduced
opportunity.

also
for
talking
about
a
social
community
hub
similar
to
the
Davisville
kata
that
would
include
a
swimming
pool,
a
recreational
area,
facilities
for
seniors
and
a
daycare.
What
it
seems
that
we
have
now
is
the
daycare
there's
113
square
feet,
which
is
a
rather
small
space
for
a
daycare,
I'm,
sorry
meters
and
513
square
meters,
and
what
we're
also
looking
at
is
a
community
space
that
has
419
square
feet,
square
meters
and
45
on
a
different
level.
So
this
does
not
address
the
community.

community
needs
about
having
a
social
service
club,
that's
a
pretty
small
space,
given
that
they
were
given
an
extra
six
storeys,
it's
one
of
the
towers.
There
was
also
and
I
mean

it's
in
the
in
the
age
of
respiratory
pandemics.

That's
why
we're
sitting

sitting
at
City
Hall,

here
in
their
own
homes.

need
to
be
looking

Bathurst,

bus,
stop
on

narrow

especially
because
it's

bus
stop

well
as
you
have
garbage
cans

little
trees.

it's

very
narrow
area
and
I
can
tell
you
that
when
the
community
walks
along
those
streets,
it
is
quite
problematic.

item
that
should
be
looking
at
is
again
because
of
holded
situation.
It's
the
parking
arrangement
that
we
want
to
encourage
the
use
of
public
transit
and
we're
really
happy
to
hear
that
there
is
a
quarter.
That's
proposed
in
this
proposal,
but
st.
Mike's
does
have
a
huge
parking
lot.
Now
that
is
filled
and
will
be
will
be
adequately
served
there.
There
was
also
some
concern,
two
other
big
concerns,
and
one
was
the
safety
for
pedestrians
in
the
Marshall.

development
makes
me
question
of
the
seriousness
of
the
city's
commitment
to
solve
our
housing
crisis.
You've
heard
already
that
the
proposal
going
beyond
the
25
story
feed
on
30
stories
with
one
power

stories
and

base
is
also
going
to
include
only
2%
of
the
units
I
designated
as
affordable
housing.
It
should
be
much
larger.
25
words,
all
affordable
is
not
that
fun.
It
should
be
made
clear
that
this
is
an
American
income.
I
The
duration
of
rental
protection
is
limited
to
25
years,
while
the
other
amenities
are
for
99
years
in
only
the
wild
it
shouldn't
be
for
99
years
as
well.
Similarly,
the
duration
of
affordable,
rent
they're
all
so
cheap
in
1990
news.
There
is
going
to
be
grouping
of
these
minutes
and
that
can
lead
to
signify
zation.
So
they
should
not
be
thinking
contiguous.

science
of
the
affordable
units
is
six
single,
eight
and
three
bedroom.
I
think
we
should
be
concerned
more
about
the
space
for
capital.
We
should
only
be
two
singles:
nine
double
and
nine

finding
in
terms
of
the
overall
building
on
10%
of
the
minutes
are
going
to
be
better
means
if
we
really
want
to
have
housing
for
families
and
should
restrict
the
number
of
single
bed
units.

of
in
the
city
standard
approach
over
the
past
couple

that
was
the
approach
we
took
with
this

certainly
starting
to
look
at
opportunities,

in
this

the
street
on
Yonge
and

level
of
intensification
in
the
neighborhood

all

that
young

Sinclair
is

more
vibrant
before
developers

buying

by

were
interested
in

acquiring

there

an

in

community

concerning

rationale
and
why
we've
requested
the
removal
so
starting
off
on
slide
two
before
we
submitted
the
permit
for
removal,
we
did
not
want
to
get
the
tree
removed,
so
we
explored
other
options.

First,
we
first
contacted
not
far
from
the
tree
to
see
if
they
could
harvest
the
fruit
from
this
black
walnut
tree,
because
it
was
causing
some
issues
with
safety,
but
unfortunately,
due
to
the
location
of
the
tree,
it's
right
near
some
very
steep
stairs
on
a
slope.
They
can't
harvest,
there's
no
safe
area
to
place
their
ladder.
Secondly,
we
spoke
with
experts
about
using
fertilizer
to
inhibit
fruiting,
but
from
what
we
were
told
from
them.

The
main
reason
why
we're
asking
to
remove
it
is
a
safety
concern.
The
trees
located
very
close
to
steep
stairs
on
our
house,
a
steep,
concrete
staircase,
and
it's
also
on
the
slopes.
It
causes
a
significant
tripping
hazard
due
to
these
golf
ball-sized,
black
walnuts
that
are
scattered
all
over
on
the
staircase.
We
have
two
small
children
aged
three
and
six
and
they've
already
fallen
several
times
due
to
these
walnuts,
despite
our
best
efforts
and
keeping
it
clear,
it's
just
not
possible
to
stay
on
top
of
it
all
the
time.

two
instances,
luckily,
I
was
able
to
catch
my
three
year
old
before
she
rolled
is
completely
down
into
the
street,
so
scary,
but
I
was
able
to
prevent
it,
which
made
us
start
to
think.
We
need
to
look
at
making
this
more
safe,
I'll
direct
you
now
to
slide
five
as
I
discuss
some
of
the
details
about
it.

it
as
much
as
possible,
but
the
reality
is.

cannot
be
outside
all
the
time

with
couriers
and
visitors
and
grandparents
visiting
on
a
regular
basis.
