continuing
to
go
on
there
with
more
and
more
construction
traffic
that
wears
down

everything

southern
part

city

off

developments

this
additional
construction,
everything
additional

that
will
come

South

we're
already
addressing

concerns

plan

2021
to
be

But
we
have
all
this
continued
growth

infrastructure,

it
already
so

something
we

meantime

shoulder

safety
widen
the
road
anything

be
happened

that
it's
safer

hold
off
on
some

this
until

approval

the

told

they

property

us

there

duplexes
and
single-family
homes
and
then
in

Planning
Committee

we
had
the
other

They
had
eight
plexus
four
plexus
and
that
in
there

not
part
of
the
agreement
and
as
I
understand
it
as
a
property
owner
there
that
we
have
a
right
to
veto.

or
say
that's
not
gonna
happen.

with

I'm
not

plat

space

the
trail
system
meandering
throughout.

what
the
trail
system
is
gonna

like

define
meandering

concern

mass
housing
coming
in

open
space

able
to
be
allowed.

flaw
in
the
code

street

is

loads

made

park

of
the
children
that

coming

recreate

their

where

would

coming

residences

nicer
homes,
because
that
increases
the
home
value

preference

what
is

motivation

approve

drives

approve

understand

developers

property
rights

completely
understand
that.
But
at
the
same
time
we
have
property
rights
too,
and
the
difference
is
we
lived
there.
The
developer
doesn't
even
live
there.
They
don't
even
work
there.

They
hire
other
people
to
work
there,
so
it
impacts
us
and
that's
why
you
see
so
many
of
us
here,
because
it
makes
a
difference
to
us
in
our
lifestyle
and

think
we're
asking
for
free
to
go
way
out

the
way
we're
just
asking.
Can
we
slow
it
down
the
pace
a
little
bit
until
we
can
figure
out
what
you're
going
to

200

if

approve
it

going

dinner

the
American
Fork
high
school
and

there
had

have
been
about

actually

dinner
in
the

lunchroom,

they
went
into
the
cultural
art
into
the
auditorium
for
a
concert
from
a
local
band
and
it
was
almost
full
and
it
was
just
seniors
from
within
our
city.
They
ranged
from

benchmark

and
we
made
note
of

I
was
able
to
speak
with
him

minute

overlay,

they're
utilizing

existing
zone,
which
is
pr3.
One
of
the
development
options
in
that
pr3
zone
is
a
conservation
subdivision,
which
is
what
they've
opted
to
go
for.
Typically,
we've
seen
conservation
subdivision
projects
where
there
are
areas
that
are
not
buildable
or
such
as
wetlands
or
maybe
there's
a
power
cord
or
something
it
could
also
be
used
for
steep
slopes.

We
don't
have
too
many
of
those
in
the
city,
but
that's
just
another
possible
scenario.
The
code
does
require
that
any
unbuildable
area
be
set
aside
as
open
space
and
the
density
or
the
basically
what
they
get
off
of
that
unbuildable
area.
They
don't
get
that
base
density
of
3
in
its
per
acre.
They
only
get
half
the
base
density,
which
is
one
and
a
half,
so
what
they
do
is
take
the
area
that
has
no
limitations,
as
the
code
says,
plus
the
area
with
limitations
at
a
lower
base
density,
and
they
add
those
together.

So
for
this
area,
it
comes
out
to
eighty
total
units.
What
they're
proposing
with
the
existing
home
is
79.
Yes,
the
the
Lots
are
smaller.
The
code
allows
that
for
this
zone
there
was
a
question
on
the
trail
and
the
trail
location.
It's
noted
on
the
plat
and
in
some
of
the
additional
sheets
with
the
plat.
So
it's
not
just
kind
of
up
in
the
air.
Where
is
it
going
to
be?

Ultimately,
700
West
is
proposed
to
go
up
and
over
the
tracks
and
then
tie
in
to
pioneer
crossing
and
then
further
over

15
and
into
the
meadows,
so
access
I
know,
there's
been
discussion
of
200
South
and
the
concerns
there.
But
when
the
report
states
that
access
to
this
subdivision
comes
from
700
west
and
350
south,
what
we're
looking
at
is
those
immediate
access
points.
Of
course
people
are
going
to
drive
on
570,
west
and
200
south
to
get
here,
but
immediate
access
points
into
their
subdivision
or
off
of
those
two
roads.

Really
depends
on
the
zone
if
it's,
what
I
call
a
straight
zone,
which
is
like
an
r1
9000.
Those
have
a
base
of
nine
thousand
square
feet
or
7500
square
feet.
If
it's
an

75,

PUD
options

zone
are,
in
the
code,
allow
for
a
range
of
lot
sizes,
typically
they're
on
the
smaller
end,
because
what
you're
trying
to
do
in
the

DS
is
preserve

that
open

of
having
the
homes,
I
guess
with
larger
standard
Lots,
what
you're
doing
is
clustering,
those
and
then
keeping
another
area

Another
PUD
option
in
this
zone
which
we're
not
seeing
tonight,
but
it
allows
attached
housing
and

believe
up
to
six
units
attached,
which
would
be
like
a
townhome
type
of
structure,
they're
not
proposing
to
utilize
that
they're
still
using
single
family
lots.
They
are
a
little
smaller
but
they're
within
the
confines
of
the
code.
So.

the
same
questions
on
that
I
was
just
looking
around
on
the
city
map
and
val
vista.
Those
properties
are
actually
on
1190
on
the
east
side,
smaller
lot
sizes
than
being
proposed
here,
they're
about
5,500
square
feet,
we're

don't
think
I
saw
anything
lower
than
6,000,
but
I
was
just
taking
a
quick
look,
also
north,
where
we
have
the
Murdock
development,
just
south
of
the
trail
on
North
County.
That
also
is
the
pr3,

then
we
go
down
off
the
hill
from
the
temple.
