applications
before
they're
reviewed

approved
by
staff.

this
is
the
first
one

all

Parcels
which

located
off
Jonesville

over

Hilton
Head
this

road

say
the
town
keeps
saying

speed
limit,

put
speed,
bumps

punish

people
who
live
on
Jonesville,
we're
gonna
get
punished

having
speed
bumps
and
that's
not
going
to
help.
People
are
still
going
to
go
at
the
same
speed.

needs
the
road
needs
widening.

bike
paths,

turn
Lanes.
We
need
some
thought
to
say
like.
Can
we
dump
that
many
more
people
out
onto
Spanish
Wells,
which
is
already
pushing
capacity
Waze,
now
takes
every
tourist
to
go
to
the
South
End
down
Spanish
Wells.

ever
notice
that
too,
like?
If
you
pull
up
ways
it
takes
them
down
Spanish
wells,
so
I
just
want
you
guys

think
about
that

think
about
all
the
people

think
about
the
safety

last

this
Planning
Commission
did
approve
the
bike
path
for
safety
reasons
along
that
road,

people
didn't
have
to
walk
down

street

placed
as

priority

calendar

year's
approval
and
funding.

hope
that
that
would
be
a
priority
that
that
stays.

cars

hard

fire
department
to
come
in

if
it
can't
be
done
to
at
least
look

as
maybe

alternate
bike

the

lady
back

was
referring

latest
development.

underway
phase
two
is
going

be
across
Spanish
Wells
roads

he

referring

those
people
that
are
living
across
Spanish
Wells
Road
have
to
cross
back
over
to
get
to
their
full
and
their
Community
Center.

county
is
currently
engaging
in
an
engineer
to
do
a
traffic
calming
evaluation
based
on
meetings
that
were
held
in
the
community,
so
the
traffic
impact
assessment,
if
there's
recommendations
that
emerge
from
the
assessment
we'll
work
with
between
the
town
and
the
county
on
improvements,
whether
they're
part
of
the
CIP
or
while
working
with
a
developer
as
needed
as
development,
occurs
along
that
stretch,
you
know
right
now.
The
the
development
that
we're
seeing
on
Jonesville
is
a
product
of
the
current
entitlements
and
the
Land
Management
ordinance.

Most
of
this
property
is
owned,
rm4,
the
the
way
that
rm4
is
currently
described
from
a
density
standpoint.
If
you
have
less
than
three
acres,
you
can
do
four
units
per
acre.
If
you're
between
three
and
five,
you
can
do
six
units
per
acre
and
if
you
have
five
acres
or
more,
you
can
do
eight
units.
An
acre
now
I
will
say
that
most
developers
when
they
buy
a
property,
they
look
at
the
maximum
density
and
try
to
get
the
maximum
yield,
while
also
providing
the
minimum
site
development
standards
with
setback
buffer
parking
impervious
right.

So
the
purpose
and
intent
of
our
subdivision
regulations
are
to
push
for
better
development,
right
value
added
developing
communities,
and
so
that's
what
we're
doing
with
this
and
the
other
subdivisions
that
are
currently
active
in
our
system
and
that's
why
we're
presenting
to
you.
We
see
a
plan
we'd
like
to
see
improvements
made
or
sharing
this
having
public
comment
to
get
some
additional
input
for
comments,
and
hopefully
consideration
of
revisions
by
the
applicant
to
do
something
a
little
different
and
I
and
I
would
agree.

The
amenity
section,
as
part
of
the
subdivision
plan,
in
my
opinion,
is
lacking.
There's
some
opportunity
to
create
a
better
subdivision
layout
and
not
the
black
and
white
on
the
on
the
site,
development
standards
for
the
purpose
and
the
time
of
what
we're
trying
to
do
with
neighborhoods
I
think
for
within
our
rights
in
the
Land
Management.
To
ask
for
these
things,
but
I
did
want
to
let
the
commission
know.
We
are
engaged
on
this
greater
traffic
impact
assessment.

may
lead
to
code
changes.

unimproved

assess

traffic
impact

if

the
town
or
the
county,

make
it

public
access
to
address
some

traffic
issues.

actively
engaged

is
a
town

CIP

out
through
this
process.
The
traffic
impact
study
will
take
a
little
bit
of
time
to
complete.
We
anticipate
that
will
be
done
late,
January,
early
February
to
have
those
results
and
then,
while
I'm
here,
the
the
pathway
we've
been
advancing
the
work
on
the
pathway
from
the
beginning
of
the
fiscal
year.

know
early
action
items
are
the
survey,
the
entire
area
to
understand
existing
conditions,
and
our
process
would
be
go
to
go
from
surveying
to
look
at
some
engineering
and
options
that
may
be
available
to
serve
bike
and
pet
facilities
along
that
stretch
and
then
to
bring
those
forward
for
consideration
and
ultimately
approve
as
part
of
our
CIP
program
for
construction.
So
that's
where
we're
at
we're
moving
through
the
process.
It's
not
as
easy,
as
you
know,
just
rolling
a
paper
in
there
clearing
and
Paving
a
pathway.
We
need
to
make
sure
we
do.

should
have
something,
and
in

spring,
as
far
as
engineering
and
options
for
for
review
and
I'll,
you
know
we'll
move
that
forward
to
make
sure
that
time,
manager
and
Council
are
comfortable
with
options,
understanding
the
the
cost

the
treatments
that
are
available
and
then
program
through
into
the
CIP.
Now
again
the
Planning
Commission
recommended
this
is
a
priority
item.
That's
why
it's
in
our
current
it's
funded,

Town.
Council
supported
it.

currently
in
our
CIP
and
we're
just
we're
moving
through
the
steps.

is
probably

18-month
minimum
to
do

diligence,
the
engineering,
the

design
work,

permitting
and
to
get
it
to
where
it's
a
construction
project
and
then

construction
period

big
it
is

could
be
three
six
nine
months
a
year
for
some
big
projects,

options

intersection

is
not
just
diminishing
values
but
they're
going
to
cause
more

situation.

already
have
it's
out

control,

Wells
intersection,

the
afternoon,
you're
doing
a
traffic
study
this
coming
week,
I'd
recommend
not
doing
anywhere
near
on
Thanksgiving,
because
half
the
people
who
are
working
on
a
daily
basis
is
not
going
to
be
on
the
road.
It's
a
wasteful
use
of
resources.

it
on

busy
day

regular

and
my

my
platform
is:

there's
an
emergency
at

afternoon

Jonesville

road

built
on
that
property
or
any
other
property
on
any
other
area
in
Hilton
Head,
not
just
Jonesville,

on
capacity

single
exit.

on

that
the
town
really
has
to
look
at

been
here

there's
been
a
lot

changes

for
good,

think
now
it's

for
water
and
sewer

school

informed
about
potential
development

can
weigh

that

of
those
permitting
and
partner
agencies
on
all
the
development

occurs
through
our
development
review
process.

subdivision
layout
is

create

functional

attractive
development

infrastructure
and
lots

sized

minimize
adverse

They
should
be
designed
to
promote
health

and
future
residents
of
the
Town
provide
for
orderly
growth
and
development,
ensure
adequate
open
space

Recreation

to
be

backing

and

see
nothing

historical
large
oak
