property
management

maintenance
there

live

city

Binghamton

There,
we've
been
going
through
this
for
years,
there's

lot
of
underlying
problems
that
you
know
that
is
going
on
at
the
plaza
our
biggest.
Why
part
of
this
plot
is
not
in
stimulus?
Not
demoed
is
because
a
nice
day
we
have
a
gas
sign
that
goes
across
the
roof.
All
the
way
across
we've
been
begging
Nancy
for
over
three
years
to
remove
it.

can
demo
the
center
section
of
the
Hampton
Plaza,
the
theater
and
the
plot
and
the
old
dental
offices
did.
We
have
all

beds
everything
else.
We
spoke
to
everything
and
we're
going
to
condemn
part

it

we
could
do

so
we
need
to
go
through
all
the
asbestos.
So
nice
they
didn't
move
it.
So
this
hasn't
happened.
We
hadn't
really
get
no
assistance
from
the
city
to
do
this
and
all
the
tenants
want
to
stay.

our
tenants,
been
there

years

years

years,

think
the
city's
taking
on
a
big

problem
when
they
take
this
over

you
see
what
happened
with
Endicott.
You

what
spell

city

landfill

and
you

and
so
it's
they're
opening
a
big
can
of
worms
when
they
do
this.
It's
going
to
cost
the
city
multi-multi
millions
of
dollars
just
costs
us
millions
of
dollars

to
do
list.

need
assistance
from
the
city
and
from
the
government,
basically
to
help
us
do
something
different
with
this
project.
You
guys
were
okay
with
it.
When
that
help
was
there
and
we
took
a
bath
down
there,
we
had
to
clean
all
that
out.
They
walked
away
from
that.
The
plaza
was
the
greatest
place.
You
guys
all
said.
Oh
that's
a
great
place
to
have
this
this
hemp,
but
we
got
stuck
with
the
bill
cleaning
it
all
out
and
then
they're
going
to
bring
marijuana
grow
in
there.
That
never
happened.

Street

guys
got

really
think

invited
all

guys
to

inside
these
buildings

our
rented
out
and

couple

not
running

most

Center
section
yeah,
it's
really

take

the

fell

recently
relocated
back
to
Binghamton.
I
am
a
real
estate
developer
coming
from
Charlotte
North
Carolina
I
was
born
here
in
Binghamton,
my
mom,
my
parents,
my
family,
have
all
been
raised
here
in
Binghamton,
Carroll
Street
to
be
exact,
so
Binghamton
has
always
been
very
important
to
me.
I
spent
the
Summers
going
to
summer
camp
at
the
Urban
League
I
spent
many
times
playing
on
High
Street,
Mill
Street,
so
I
really
called
Binghamton
home.

I'm
really
excited
with
what
we
are
working
on.
So
I
am
going
to
be
doing
affordable
housing
Solutions,
which,
as
an
investor,
it's
really
really
hard
to
do
in
Binghamton,
it's
almost
impossible
and
it
does
not
make
Financial
sense
at
all.
But
my
passion
for
helping
my
family,
our
neighbors
and
our
community
is
driving
me
to
make
this
work,
and
so
I
wanted
to
share
some
things
that
I'm
working
on
currently
the
first
project
that
we
are
working
on
is
18
Carrie
Street,
which
is
on
the
north
side.

We're
super
excited
to
take
this
project
and
turn
it
into
affordable
housing.
Currently
we
are
doing
100
out
of
our
own
Pockets,
no
loans,
because
a
lot
of
loans
will
not
do
such
small
purchase
prices
because
the
purchase
price
is
37
000.
So
it
is
very
hard
to
find
a
financial
institution
that
would
fund
a
project
like
this.

In
addition,
what
we're
doing
is
there
are
three
units
in
this
property
we
will
be
making
two
low-income
units,
which
are
one
bedroom
units
and
the
third
unit
is
a
three
bedroom
unit
and
we
would
make
this
a
sustainable
property
for
someone
that
has
section
eight
our
goal
as
a
mother,
a
working
mother
to
be
able
to
have
quality
housing
for
her
children.

this
is
the
first
project
that
I'm
working
on
I
wanted
to
share
this
with
you
guys,
I
wanted
to
allow
you
to
ask
me
any

you
have

but
my
goal
is
to
work
on
a
very
large
project
in
Center
City,

this
is
something
that
I
will
need.

recent
newcomer

Binghamton,
having
just
lived
here
for
a
couple
of
years,
but
I
teach
middle
school,
so
I
feel
like
I
can
pretty
well
put
my
fingers
on
the
pulse
of
what's
going
on,
our
city
is
hurting
and
it's
been
hurting
for
quite
some
time
and
it's
a
shame
that
the
city
has
gotten
here,
but
this
is
where
we
are
right.

It
has
been
quite
interesting
to
revisit
old
historical
documents,
especially
from
the
mid
to
late
1800s
or
the
late
1800s,
and
and
watching
this
Town
and
County
grow
the
triple
Cities
area.
Just
really
amazing.
I
hated
history
as
a
child,
but
absolutely
adore
it
now,
and
this
county
is
Rich
with
so
much
history.
So
much
that
even
my
own
students
don't
know
so
we're
learning
this
all
together.

spent
Saturday
afternoon,
where
I
saw
both
councilwoman
Riley
and
Friedman,
picking
up
glass
and
needles
and
trash
and
the
fourth
in
the
fourth
district,
just
a
block
from
the
central
office
of
where
our
city,
schools
are
I'm,
really
embarrassed
and
ashamed
to
have,
walked
that
street
and
then
to
have
driven
that
same
street
last
night
to
go
to
the
school
board
meeting
and
to
see
that
we
should
probably
meet
again
on
Saturday.

might
need
to
be
a
weekly
or
bi-weekly
thing.
So
we
need
to
consider
our
future
and
where
our
resources
go,
we
need
to
increase
our
investment
in
the
community.
Listening
to
the
two
speakers
tonight,
I
think
we
have

lot
going
for
us
here.
There
are
a
lot
of
people
who
are
very
interested
in
helping
this
community
grow.

that

part

city

city
was
founded

a
person

even
live
here

land

county
security
guard,

Substitute
Teacher,
when
I'm,
not
working
as
County
Security
in
the
Binghamton
area,
I
tried
to
find
a
location
to
live
in
the
Binghamton
area,
but
I
couldn't
find
nothing
so
I
live
in
Vestal,
I'm
still
looking
to
live
in
the
Binghamton
area.
Just
because
I
was
the
assistant
coach
for
Binghamton
High
School
this
year,
I
got
a
connection
with
all
the
parents.
I
I
got
to
meet
all
the
all
the
younger
parents,
such
as
the
second
graders,
then
the
third
graders
that
I've
taught
in
the
Woodrow
Elementary,
and
it
was
fantastic
I
I
actually
was
so
good
that
they
offered
me
a
whole
rest
of
the
school
year.
For
the
second
graders
at
Woodrow,
High
School
I
mean
Elementary
also
did
time
out
of
Binghamton
High
School
or
physical
education.
I
This.
This
is
gonna,
come
up
as
very
cocky
and
very
confident.
I
truly
believe
that
I'm
going
to
change
this
this
community
for
the
best
it
starts
off
with
the
little
kid.

Even
if
I
gotta
run
some
programs
outside
and
find
it
with
my
own
money
to
make
sure
that
the
parents
know
what's
going
on,
I
got
a
a
mechanic.
That's
gonna
come
once
a
month
every
month,
but
a
whole
summer
to
teach
the
older
kids
as
well
as
the
parents,
as
well
as
the
younger
kids,
how
to
change
a
tire.

to
check
your
oils
and
how
to
do
anything
that
has
to
do
with
a
car.

Empire
banking.

They
gonna
sign
people
up,
but
they're
checking

savings
account
as

as
teach
them
how
important
it
is,

financial
literacy,

as

credit
card

a

teach

stay
in
shape,

they

to
do
during
basketball
and

stay

school,

they
can
accomplish
whatever
dreams.

vote
on
whether
to
have
the
city
of
choir

Binghamton
Plaza
property
via
eminent
domain.

one
we
are
currently
working
with
one
of
the
largest
affordable
housing
developers
in
the
country
to
construct
an
approximately
250
unit,
affordable
housing,
complex
on
the
BP
property.
If
we
are
successful,
the
owners
of
the
plaza
could
be
entitled
to
a
cash
tax
credit
of
8
to
10
million
dollars,
based
on
our
Brownfield
certificate
of
completion
dated
December
23rd
2014..

Three,
the
above
items
pushed
the
city's
possible
exposure
to
exceed
20
million
dollars,
based
on
what
we
heard
is
the
city
really
in
a
position
to
spend
that
kind
of
money
on
the
expansion
of
the
seven
acre
dog
park?

repeatedly
referred
to
a
new
commercial
development
for
a
portion
of
the
property.
Does
he
have
a
legitimate
end
user
already
interested?

such
an
entity
exists,
it
is
our
position
that

Mayor

people

obligation

inform
us
about
this
entity.

in
the

with
the
existing
character
of
the
area.

the
rezoning
is
supported
by
an
adopted

and
beneficial
change.

there

want
to
relocate
and
the

services
offered
by
the
city

potential
relocation
are
inadequate,
and
members
of
the
north
side,
assembly

other
constituents
on
the
north
side
have
reached
out
to
me
in
person
via
email,
on
the
phone
saying
that
they
don't
want
more
green
space.
They
don't

want
businesses.
The
pizza
parlor
is
the
last
place
around
that
area
to
get
a
meal
after
loopholes,
closed
and
McDonald's
closed,
and
they
said
they
have
enough
green
space,
but
the
the
north
side
is
metaphorically
and
sometimes
literally
bulldozed
over.

often
forgotten,
and
you
know
it's
a

a
sad
situation
where
a
you

this
property
has
been
allowed
to
fall
into
disrepair

Something's
Gotta

abjectly

to

lot
of
places
across
the
country
where
they,
the
renters,
aren't
there
anymore
they're,
not
bringing
money
in
so
the
place
becomes
in
disrepair.

It's
a
complete
eyesore.
It
has
been
for
a
long
time
if
the
owners
put
money
in
the
place.
I
can't
see
it
and
again
I'm,
not
faulting
them,
because
there's
no
money
coming
in
so
I
will
definitely
support
this
because
it
needs
to
change
it.
The
rest
of
the
north
side
don't
deserve
to
drive
by
that
place
every
day
and
look
at
that
mess
every
day.

98th
birthday
and
she
was
actually
moving
out
of
the
area.
Unfortunately,
we
lost
her
yesterday
and
so
I
stand
with
all
of
the
residents
in
recognizing
her
contribution
to
our
community,
to
our
sorority
members,
individually
and
collectively,
and
just
to
the
world
as
a
whole.
So
I
just
want
to
take
a
moment
to
pause
in
honor
of
what
she
did
for
Binghamton.
She
was
a
resident
of
the
second
district
had
her
her
practice
with
her
husband
there
for
many
many
years
and
so
I
just
paused
really
quickly.

Thank

for
that.
I
want
to
also
highlight
I,
know
last
time.
I
talked
about
this
is
STI
awareness
month,
but
I
also
want
to
highlight
that
this
is
also
mental
health
awareness
month.
So
we
need
to
work
together
to
support
those
that
may
have
signs
or
may
need
assistance
supporting
their
mental
health
and
not
be
afraid
if
we
do
need
extra
support
or
someone
to
talk
to
when
we
are
placed
or
stress
beyond
our
limits.

I
also
want
to
highlight
that
this
is
national
nurses
week,
so
I
give
kudos
to
all
of
our
nurses,
who
have
been
at
the
front
lines,
particularly
regarding
covet
and
and
everything
in
terms
of
health
care,
shout
out
to
all
of
the
nurses
at
our
two
institutions
of
care
here
in
the
city
and
then.
Finally,
this
is
teacher
appreciation
week.
So
again,
all
of
us
that
have
had
children
that
have
children
or
have
gone
through
the
educational
access
ourselves.

the
time
to
recognize
the
teachers,
particularly
those
at
Binghamton,
City,
School
District
drop
off
a
little.

youth
who

High
School
and
all
of
the
great
elementary
and
middle
schools
in
the
City
School
District
that
are
going
to
be
coming
up
over
the
next
month
or
so
so.
Congratulations

of

young
professionals.
