A
B
A
A
A
C
Sure
yeah,
thank
you.
Gary
shoemaker
architect
submits
for
a
certificate
of
appropriateness
to
demolish
two
existing
detached
accessory
structures
in
existing
single
story.
Addition
at
the
home's
rear
volume
construct
a
new
two-story
detached
garage
construct,
a
single-story
rear
volume,
addition
in
the
same
footprint
as
existing
construct,
an
open
wood
deck
in
the
rear
yard,
and
alter
the
structures
south
and
north
elevation
first
floor
fenestration,
and
I
believe
I
saw
gary
gary-
are
you
here
to
present.
I
am
okay
and
let
me
gary
I'm
gonna,
stop
sharing
the
screen.
C
D
Okay,
so
yo,
I
my
name
is
gary
shoemaker,
I'm
the
architect
for
peter
and
helen
kelly,
the
owners
at
2118
orrington.
D
Our
proposal
here
is
the
demolition
and
is
the
demolition
of
an
existing
one-story
structure
at
the
rear
of
the
house,
we're
going
to
keep
the
foundations
and
rebuild
on
top
of
those.
That's
the
the
dashed
attached
area
you
see
at
the
top
of
the
site
plan,
we're
also
demolishing
the
two
rear
garages.
As
k
k
mentioned,
there
is
quite
a
bit
of
impervious
surface,
that's
being
removed,
as
you
can
see
in
this
in
the
demolition
site
plan.
D
If
you
look
at
the
lower
site
plan,
you
can
see
the
extent
of
the
construction
we're
proposing
the
new
wood
deck
is
larger,
extending
to
the
north,
not
extending
any
further
to
the
west
of
the
existing.
We
are
locating
new
mechanical
equipment
on
the
north
side
of
the
house.
The
new
garage
is
a
single
structure.
It's
currently.
Currently
there
are
two
structures:
one
is
roughly
roughly
the
age
of
the
home.
The
other
one
was
probably
built
in
the
80s
aggregate
of
four
cars
under
cover.
D
The
single
garage
to
the
north
is
not
large
enough
for
a
modern
car
and
structurally
has
failed.
It's
the
older
of
the
two
structures.
If
you
go
to
the
next
slide
for
me,
kade,
please.
D
These
are
some
photographs
of
the
existing
house,
so
you
can
get
an
idea
of
what
the
context
is
from
the
front
of
the
house.
The
main
portion
of
the
east
east
body
of
the
house
is
relatively
untouched.
D
The
previous
owners
have
done
several
have
made
several
alterations
to
the
house.
You'll
see
in
some
of
the
the
elevations
they've
introduced
a
number
of
dissimilar
windows
from
this
home.
There
are
some
stained
glass
windows.
There
are
some
oddly
shaped
windows,
we're
not
affecting
any
of
the
existing
fabric
on
this
house.
D
That
would
have
been
historically
applicable
to
this
application.
If
you
look
at
existing
view
number
three
of
the
south,
that's
the
corner
of
the
addition,
we're
demolishing-
and
you
can
see
in
the
foreground
of
that
image-
a
window
that
has
an
arched
top
transom.
D
That's
part
of
the
kitchen
renovation
that
we're
undertaking
all
of
that
that
window
and
that
addition
in
the
distance
will
all
be
removed.
In
existing
view,
number
four:
you
see
the
the
one
story
edition
that
will
be
demolished
to
make
way
for
our
new
addition
at
the
rear
of
the
property.
D
The
two
front,
elevations
are,
are
provided
here
to
give
you
an
example
of
the
existing
context
in
terms
of
materials
and
level
of
qual
level
of
detail
in
the
casings,
the
shingle
work
things
like
that
that
we
intend
to
replicate
throughout
the
additions
that
we're
proposing,
as
well
as
on
the
garage
construction
of
the
next
slide.
Please
thank
you.
These
are
the
two
garages
I
mentioned.
You
can
see
the
smaller
garage
in
the
distance
on
in
photograph
one
and
the
existing
in
the
new
garage
in
the
foreground.
D
There
again
there
are
four
cars
worth
of
very
four
cars
worth
of
parking
back
here.
The
smaller
garage
is,
is
not
usable
for
a
car,
it's
too
small
for
that.
You
can
also
see
in
image
number
three:
the
proximity
of
those
two
garages
and
the
the
contrast
and
proportion
between
those
two
both
of
those
would
be
demolished
in
this
project.
So
if
I
could
have
the
next
slide,
please,
this
is
a
rendering
of
the
addition
that
we're
proposing
to
the
rear
of
the
house.
D
I
want
to
point
out
that
that
tower
structure
with
the
hipped
roof
is
original.
Well,
my
apologies
original.
It's
existing
to
remain.
We
don't
believe
it
to
be
original
to
the
house,
there's
clearly
structure
on
the
lower
levels
that
indicate
that
this
was
that
this
was
added
at
some
point
over
the
over
the
course
of
the
life
of
this
home,
the
windows-
you
can
see
some
of
the
fenestration
on
that
tower.
It
goes
from
some
large
plate
glass
windows
to
some
uniquely
fenestrated
windows.
D
So
the
now,
as
I
mentioned
before,
the
main
body
of
the
house,
which
is
the
the
existing
gable
on
the
cross
cable
facing
south-
that's
all
believed
to
be,
and
as
accurately
as,
in
our
surveys
original
fabric
to
the
house,
we
are
replicating
details
from
that
portion
of
the
house
as
we
continue
that
around
our
addition
and
throughout
the
the
shed,
the
the
white
dormered
section
in
this
in
the
foreground.
There
look
at
the
next
slide
for
me,
okay,
thank
you.
D
This
is
a
view
from
the
alley.
Looking
into
the
property
we've
omitted
the
neighboring
house
there's
a
garage
there
that
obscures
part
of
this
view,
but
for
clarity,
we've
taken
that
away.
You
can
see
that
that
tower
on
the
rear
of
the
house,
I
think
proportionally,
is
obviously
not
an
original
element.
There
are.
D
So
we're
not
affecting
any
of
that
as
well
the
lower
the
lower
image
you
see
there
is
the
garage
view
from
the
alley.
What
we
have
attempted
to
do
here
is
to
take
the
proportions.
The
main
house,
the
gables,
the
high
gables
and
the
proportion
of
those
higher
those
taller
double
hung
windows
and
replicate
them
for
use
in
the
garage.
D
The
garage
does
have
a
north
facing
series
of
windows
that
top
light
a
studio
space
on
the
inside
there's
a
second
floor
office
space
and
some
storage
above
the
garage
itself.
D
We've
shifted
those
volumes
in
order
to
to
again
accentuate
and
create
a
compatible
structure
that
that
mimics,
the
higher
north
facing
gable
ends
of
the
main
house
itself.
The
addition
that
we've
proposed
off
the
back
of
the
house
picks
up
on
the
highest
possible
roof
line
running
past
the
existing
tower
structure,
which
we
want
to.
We
want
to
keep
and
extending
to
the
back
of
the
house.
D
D
D
The
gable
of
the
addition
below
one
thing
to
note
is
that
on
that,
if
you
see
the
on
the
north
side
at
the
rear
of
the
house,
there's
an
inset
section,
that's
where
the
air
conditioners
are
gonna,
be
tucked
away
to
keep
those
out
of
the
backyard
and
out
of
the
usable
space
for
the
family.
D
You
could
have
the
next
slide
for
me,
kate,
the
roof
plan
of
the
of
the
garage
pretty
self-explanatory.
I
think
the
next
slide
cade
a
few
photographs
of
the
existing
conditions
of
the
house,
the
door
that
you
see
that
existing
side
door
on
the
right
of
the
page
that
is
being
replaced
I'll,
show
you
in
the
in
the
flat
elevations
in
a
moment
where
that
occurs.
That's
the
north
side
of
the
house
toward
the
west
end
of
the
existing
structure.
D
The
arched
window
you
see
in
the
middle
image
is
a
window
that
the
previous
owner
introduced
to
the
house.
We
we're
retaining
that
to
reuse
in
the
in
part
of
our
renovation,
it's
dissimilar
from
the
rest
of
the
house,
but
it's
it's
not
so
not
so
dissimilar
that
we
want
to
take
it
away
at
this
point.
So
the
final
image
on
the
far
left
of
your
screen
shows
the
trim
details
that
were
applied
to
the
existing
structure
that
we're
demolishing
these
are
not
in
keeping
with
the
rest
of
the
house.
D
The
details
of
the
dental
work
and
the
crown
work
and
the
cornice
work
is
similar
to
this.
But
these
are
not
accurate
replications
of
the
trim
on
the
house,
the
images
we
showed
you
in
the
front
of
the
house,
those
the
details
that
we
intend
to
replicate
around
the
new
edition.
So
if
you
could
go
to
the
next
slide,
please
thank
you.
This
is
the
existing
facade
facing
north,
so
you
can
see
that
second,
that
one
story
addition
at
the
rear
that
will
be
demolished,
the
arched
window.
D
I
just
showed
you
the
photograph
of,
and
then
the
dashed
area
to
the
to
the
east
of
that
arched
window.
Is
the
area
we'll
be
opening
up
to
create
a
new
side
entry
into
the
kitchen
addition
on
the
into
the
kitchen
or
modeling
on
the
interior?
D
I
could
have
the
next
slide:
kate,
again,
here's
the
this
is
the
proposed,
so
you
see
that
the
recess
on
the
side
of
the
new
edition
at
the
rear
and
the
reconfigured
entry
on
the
side
of
the
house
so
we're
picking
up
a
a
side,
light
window
and
a
new
entry
door
that
in
that
lead
to
a
basement
and
gangway
entrance
of
the
house.
D
If
you
look
at
this
photograph,
I
want
to
point
out
that
the
very
the
varied
window
typologies
on
this
house
on
the
upper
story
on
the
left.
You
see
an
arched
window.
Those
are
a
series
of
stained
glass
panels
that
a
previous
owner
had
acquired
and
installed
in
this.
That's
not
an
original
opening.
The
original
opening
match.
The
large
double
hung.
That's
on
the
front
of
the
house.
D
The
the
grilled
windows
on
the
first
floor
are
original
to
the
house
and
you'll
see
when
we
go
to
the
other
side.
We
are
picking
up
on
that
in
our
alterations
for
the
kitchen.
I
could
have
the
next
slide.
Please.
D
This
is
the
front
of
the
house.
I
I
showed
you
the
photograph
of
this,
but
the
double
hung
window
you
see
on
the
upper
corners
of
that
front
facade
are
what
I
referenced
as
having
been
modified
on
the
north
side.
I
could
have
next
slide
please.
D
D
We're
doing
that
with
the
overhang
that
conceals
the
air
conditioning
units
and
also
allows
us
to
reach
to
increase
the
height
of
that
ridge
and
adjust
the
proportions
the
rear.
This
addition
as
it
faces
the
backyard
next
slide,
please
this
is
the
existing
condition
facing
south
there
on
the
left.
On
the
first
floor
is
that
kitchen
window
I
mentioned
earlier
that
has
the
the
arched
or
the
curved
top
transom
in
it
and
we're
proposing
a
new
window.
As
you
see
the
dashed
line
there
again,
you
can
see
the
difference.
D
The
varied
window
typologies
in
this
house
from
the
grilled
windows
to
the
to
the
decoratively
muttoned
windows.
There
are
a
series
of
stained
glass
panels
in
this
house,
the
ones
in
the
front
we
believe
to
be
original,
and
there
are
a
couple
of
other
ones
scattered
through
the
house,
but
the
bulk
of
the
stained
glass
windows
that
appear
on
the
exterior
of
this
house,
we
believe,
were
acquired
and
installed
later,
but
again
we're
not
removing
any
of
the
fabric
of
those.
Here
I
know
so.
This
is
the
south
facing
elevation.
D
You
see
that
the
introduction
of
the
new
window,
which
is
a
which
is
a
casement
window
in
the
butler's
pantry,
and
that
is
on
the
east
side,
just
inside
the
area
designated
for
alteration
and
then
the
large
casement
window
with
the
grilled
window.
Above
it
that's
also
part
of
the
kitchen
remodeling
and
then
the
casement,
the
casement
windows
of
the
breakfast
room
edition,
which
is
in
our
rendering
the
white
shed
roof
structure,
the
railings
hand,
railings
and
fenestration
of
the
of
the
porch
construction
are
gonna
match.
D
What's
in
the
front
of
the
house
that
we
believe
to
be
original,
or
at
least
maintained
as
original,
we'll
copy,
we'll
copy
and
replicate
those
details
around
and
we'll
continue.
The
cornice
work
from
the
main
body
of
the
house
as
it
transitioned
into
our
addition
in
that
shed
roofed
bay
structure.
D
If
I
could
have
the
next
slide,
please
elevations
of
the
garage
structure
itself.
Again
we
we're
we're
replicating
these
gable
ends
that
are
in
the
house
a
pro
approximating
them
we're
not
putting
the
same
level
of
detail
in
these
in
the
high
shingled
gables,
because
they're
not
large
enough
to
do
that.
But
we
are
going
to
shingle
those
gable
ends
and
we're
gonna
side,
the
rest
of
the
house.
D
The
garage
structure
will
be
simple,
same
color,
same
same
siding,
typologies
and
same
window
types,
double
hung's,
encasements,
look
at
the
next
slide,
kate,
exactly
these
are
examples
of
some
of
the
windows
that
we
believe
to
be
original
and
the
ones
that
we
are.
We
are
continuing
use
of.
You
see
in
the
front
facade
that
stained
glass
panel
above
above
the
plate,
glass
window,
that's
in
the
living
room,
and
then
you
see
the
the
grilled
window,
which
is
part
of
a
stair
hall
window
on
the
side
of
the
house.
D
Okay,
all
the
windows
we'll
introduce
on
this
house
will
be
landmark,
landmark
series
pella
windows
from
the
architect
series
line
with
the
traditional
malls
traditional
construction,
the
grill
work
will
match
what
we've
shown
in
the
elevations,
where
we
have
where
we
have
the
diamond
grilles
we'll
introduce
the
diamond
grilles.
Those
will
be
sdl
windows
as
well,
and,
if
you
give
me
the
next
slide
there-
and
this
is
an
example
of
the
casement
window
with
the
grill
above
it-
I
think
most
of
us
are
familiar
with
the
pellet
series
of
windows.
D
E
E
E
Okay,
because
I
think
I
I
I
think
I
saw
that
the
chimney
was,
I
think
I
my
map,
I
think,
showed
that
it
was
21.8
21,
feet,
8,
inches
and
then
the
for
the
garage
and
then
the
rear
edition
was
sixteen
ten
and
four
seven.
So
twenty
one
five.
So
it's
like
about
the
same
height
right
so.
D
They
would
be
approximately
the
the
chimney
height
is
is
based
on
the
flu
draw
and
the
constructability
of
that
masonry
chimney
mass.
So.
E
Well,
I
I
guess
I
just
have
one
more
question:
there's
a
currently
an
electrical
line
that
goes
to
the
main
house.
That
is,
I
think
it
runs
right
along
the
center
on
your
drawing
the
center
line
of
the
window.
On
the
garage
I
mean,
I
I
guess
that
that
would
be
moved
right.
I
mean
it's
a
minor
question.
Well,.
D
It's
quite
frankly,
that's
not
a
preservation.
Commission
issue.
We
you
have
to
be
with
you-
have
to
be
within
a
way
more
than
10
feet
away
from
a
roof
line
and
our
garage
will
require
that
be
buried
line
so
that'll
be
part
of
the
permit
application
process.
A
No
okay,
thank
you
gary.
I
guess
if
we
want
to
discuss,
if
there's
any
other
items
that
we
need
to
discuss
as
a
commission
or
if
you
guys
are
ready
to
make
a
motion.
F
F
C
A
G
As
long
as
you
put
up
the
agenda
item,
so
I
can
okay,
I
I'll
move
with
with
respect
to
2118
orrington
northeast
historic
district,
22
prez
to
zero
zero
one,
one
I'll
move
the
certificate
of
appropriateness
to
demolish
to
existing
detached
garages
in
an
existing
single
story,
edition
of
the
home's
rear,
construct,
a
new
two-story
detached
garage
construct,
a
single-story
rear
edition
and
the
same
footprint
as
existing
construct,
an
open
deck
in
the
rear
yard
and
then
alter
the
structures.
South
elevation
first
floor,
fenestration
at
the
proposed
kitchen
and.
H
G
A
I
A
C
Okay,
the
next
case
is
736
forest
avenue.
This
is
a
landmark
in
the
lakeshore
historic
district
case
number
22
pres-0012.
C
C
He
is,
I
can't
unmute
him
steven
you're
muted,
if
you
can,
if
you
can
hear
us.
B
Bottom
left
on
your
screen
all
the
way
at
the
bottom.
If
you
put
your
arrow
down
there,
the
mute
and
the
video
come
up
simultaneously.
K
So,
okay,
well
hello,
I'm
steve,
knutson,
a
mostly
retired
architect.
Very
few
of
you
may
remember
me
when.
E
K
Many
years
ago
tonight,
I'm
zooming
from
south
florida.
I
will
be
presenting
the
proposed
garage
remodeling
at
736
forest
on
behalf
of
susan
badard.
We've
worked
together
for
years.
K
The
purpose
of
the
garage,
remodeling
and
expansion
is
to
accommodate
the
cochran's
new
rv
in
in
in
designing
the
project.
We
kept
in
mind
the
now
silly
attitude
that
the
victorians
had
of
always
keeping
one's
best
foot
forward.
K
Street
facades
were
usually
elaborate,
very
considered
even
fancy
inside
the
house,
the
entryway
and
the
first
to
be
seen.
Rooms
were
embellished
with
special
details
and
finer
materials
as
one
pass
through
to
the
rear
of
the
house.
The
detailing,
in
a
victorian
house,
became
simpler,
more
ordinary
and
modest.
K
K
K
Our
details
are
rather
simple
and
very
similar
to
the
details
of
the
rear
of
the
house.
The
rear
elevation
is
visible
from
the
alley.
Let's
see,
I
guess
we,
okay,
could
we
go
down
to
some
more
drawings.
K
This
is
the
proposed
project.
The
gray
area
on
the
right
is
new
construction.
The
rest
is
on
the
existing
footprint.
Next,
please.
K
K
The
new
window
sash
will
match
the
existing
wood
sash,
but
the
garage
windows
are
single
hung.
They
are
not
double,
they
are
non-operating
and
not
double
hung.
The
reason
for
the
12
foot
high
garage,
the
height
is
requirement
is
obvious.
K
Okay,
our
expansion
and
addition
is
located
to
the
south
because
the
existing
garage
is
very
close
to
the
north
property
line
and
by
putting
our
the
addition
toward
the
south.
We're
able
to
maintain
lot
line
elevations,
all
along
and
also
the
taller
part,
is
further
away
from
the
south,
neighbor
and
lesser
less
impactful,
also
because
of
building
it
on
the
south.
K
We're
able
to
save
one
tree,
let's
go
to
the
next
elevation
by
the
next,
drawing
okay
existing
south
and
propose
south
next
elevation.
Next,
drawing.
K
K
K
A
That's
perfect,
thank
you
just
so
that
the
commissioners
can
kind
of
get
some
context
of
the
house
as
well.
It
is
a
landmark
home,
but
the
height
of
the
garage
is
within
the
limits.
Obviously,
for
a
garage.
B
The
north
facade
has
no
windows
in
it
of
the
garage
facing
the
yard.
Has
no
windows
in
it?
Is
that
correct.
G
I
B
Does
the
does
the
site
plan
show
the
adjacent
properties
at
all?
So
we
know
what
what
the
garage
the
sides
of
the
garage
face
because
steve
you
had
said
that
you
built
on
the
south
side-
oh
right
so
on
the
south
side,
so
as
to
not
block
the
neighbors.
J
J
K
A
F
I
make
a
motion
to
issue
a
certificate
of
appropriateness
to
construct
an
addition
to
and
alter
the
fenestration
height
and
roof
form
of
an
existing
detached
three-car
garage,
applicable
standards.
Alteration
one
through
ten
construction,
one
through
five,
seven
through
eight
and
ten,
through
thirteen.
H
A
C
Yeah
the
last
case
is
1514
judson
avenue.
This
is
also
a
landmark
in
the
lakeshore
historic
district
case
number
22,
pres-0013,
mrsa
architects
and
planners
applicant
submits
first
certificate
of
appropriateness
to
construct
a
second
story
accessory
dwelling
edition
to
an
existing
single
story,
four-car
detached
garage-
and,
I
think
mark
did
I
see
you
on.
I
am.
L
L
L
L
Very
nicely
done
renovation.
It
was
not
our
intention
with
this
garage
to
copy
the
front
house,
but
to
complement
and
the
roof
shapes
were
inspired
and
the
proportions
were
inspired
by
a
desire
not
to
have,
as
often
is
the
case,
with
additions
on
top
of
existing
structures
have
a
sort
of
a
muffin
top
topping
on
it.
C
L
Okay,
I
think
we'd
have
better
luck.
If
yeah,
let
me
let
me
just
see
if
you
could
add
the
one
I
just
sent
to
you.
Let's
see.
L
H
L
L
L
L
B
I
was
curious
about
the
head
room
at
the
perimeter
and
particularly
where
that
cross
cable
comes
down
below
the
top
of
the
knee
wall.
It
seems
to
be
that
the
little
square
windows
which
aren't
something
that
have
anything
to
do
with
the
house
are
practice.
It
must
be
practically
at
the
floor
and
I
was
wondering
whether
or
not
you
have
actually
adequate
headroom
to
get
into
the
shower
since
you've
supplied
us
a
plan
which
you
really
didn't
have
to
do.
But
it's
informative.
B
The
cruciform
shape
you
know
the
cruciform
shape
would
be
simpler
and
might
be
visually
improved.
If
the
you
know,
if
you
change
the
pitch
so
that
in
fact
the
fascia
at
the
eve
was
continuous
from
the
main
roof
to
the
cross
gable.
B
You'd
raise
you'd,
raise
the
inside
headroom
at
that
outside
edge
and
it
and
it
would
it
would
change
the
roof
pitch
slightly,
but
might
not
really
adversely
affect
the
aesthetic
that
you're
going
for
actually.
L
I,
like
the
tension
created
by
the
the
interruption
of
the
fascia
of
the
the
north-south
roof
versus
the
east-west
roof.
Maybe
it
doesn't
need
to
be
quite
as
pronounced
and
we
could
adjust
it
slightly
to.
I.
L
B
L
I
mean
the
intention
was
to
be
how
shall
I
say
it.
L
Well,
I
guess
I
just
we
were
trying
to
avoid
having
this
of
a
flat
ceiling
or
a
shape
of
a
cathedral
ceiling
that
would
feel
so
voluminous
as
to
not
be
welcoming
and
and
home-like
and
and
cottage-like.
That's
the
word
I'm
looking
for.
That's
that's
what
has
inspired
these
shapes,
but
we
are
well
aware
and
you're
you're
astute
to
point
out
the
headroom
conditions,
but
I
think
those
can
be
solved
if
there
are
any
tight
conditions.
Those
can
be
solved,
as
we
tell.
B
Us
about
the
camera-levered,
fireplace
and
exposed
chimney
flute
well,.
L
B
Looks
like
you've
created
some
a
huge
space
there.
It's
it's.
L
L
I
prefer
that
it
be
integrated
into
the
the
wall
itself
and
the
the
flu
was
intended
to
be
a
kind
of
a
jewel-like
element
on
the
outside
of
the
building.
B
I
have
one
more
question:
I
think
the
recess
balcony
is
a
nice
feature,
and
it's
even
cleverer
when
you
explain
to
us
that
it
that
the
footprint
on
the
first
floor
is
grandfathered,
but
go
back
to
the
plan
with
you,
but
that
the
the
recess
of
the
balcony
is
in
fact
on
the
required
setback.
B
But
I
I
don't
remember
exactly,
but
I
thought
that
you
had
a
limited
amount,
that
you
could
project
the
the
cover
or
the
overhanging
gable
into
the
side
yard.
Do
you
remember
anybody
remember
what
that
number
is.
B
L
B
C
C
Yeah
they
they
can
start
so
they
they're
in
basically,
even
though
that
that
first
floor
of
the
garage
is,
is
a
legal
non-conforming
condition
on
the
lot
line
yeah
as
soon
as
they
add
that
second
story,
even
though
it
doesn't
exacerbate
that
condition.
B
M
Mark
can
you
tell
me
about
the
projecting
gable
forms
cantilevering
away
from
the
the
first
floor
walls?
Is
there?
Is
there
an
inspiration
on
the
existing
home?
For
that
I
don't.
I
didn't
see
anything
well.
L
I
not
in
the
truest
sense,
no,
we
thought
it
an
opportunity,
because
we
have
this
existing
brick
structure
and
to
make
this
shape
work
proportionately.
We're
going
to
have
to
remove
some
of
the
parapet
wall
to
cantilever
out
over,
and
we
thought
it
would
present
a
nice
opportunity
for
some
feature
lighting
right
now.
The
garage
is
just
a
dark
box
in
the
backyard
and
we
felt
with
the
overhang
we
could
so
that
we
could
mirror
the
soffitless
overhangs
of
the
house.
L
E
Is
the
brick
on
the
existing
garage
currently
painted,
or
is
it
unpainted
right
now?
No.
L
B
L
L
L
11
000
square
foot
warehouse
converted
into
a
a
car
barn
if
you
will,
or
car
display
space
and
the
existing
building
had
previously
been
painted
and
was
spalling
everywhere
because
they
didn't
make
didn't
use
a
permeable
permeable
paint.
So
we
went
to
great
lengths
to
investigate,
find
a
product
that
would
breathe
and
allow
moisture
to
permeate
through
the
coating.
So
it
doesn't
take
the
paint
off
the
common
but
you're
spot
on
stewart.
It
isn't
something
to
be
taken
lightly.
G
L
L
A
L
Image
number
four:
looking
from
the
alley
over
that
iron
fence
towards
the
back
of
the
house
is
a
park
area
to
the
south.
That's
our!
Basically,
the
view
from
the
balcony
is
that
paver
driveway,
the
garage
is
again
a
little
further
to
the
north
to
the
northeast.
L
I
think,
as
a
part
of
the
zoning
variants
submission
the
neighbor
sent
in
an
affidavit
saying
he
was
in
complete
agreement
and
looked
forward
to
the
addition
that
that
is
the
neighbor
with
the
driveway
to
the
south.
G
L
G
The
chimney,
what
is
the
it's
difficult
to
tell
I
mean,
is
that
almost
looks
metal
from
the
yeah.
L
Well,
that
would
have
to
be
framed
and
we'll
look
at
either
siding
it
or
encasing
it
in
some
complementary
material.
I
I
don't
want
to
go
so
far
as
to
do
a
z-brick
or
something
like
that,
and
just
hang
it
on
the
side
of
the
building,
but
we'll
we'll
investigate
that.
Obviously,
there's
not
too
much
on
the
existing
residents.
That
would
best
and
inform
us
as
to
what
to
put
on
that,
but.
L
I
So
they're
a
a
cry
crystal.
I
I
I
G
I
I
mean-
maybe
it's
just
me,
but
I
certainly
struggled
to
get
a
full
picture
of
the
the
project.
The
you
know,
materials
not
being
specified
in
the
plans,
and
I
I
don't
know
you
know
I
I
I'm
sure
it's
going
to
be
fine,
but
I
certainly
don't
feel
confident
about
exactly
what's
going
to
be
built
and
what
all
the
materials
are
and
how
it's
going
to
work.
L
B
L
Well,
we
could.
We
could
look
at
ways
to
make
that
look
a
little
more
incorporated.
M
I
would
second
stewart's
concern
there,
and
the
same
applies
for
me
to
the
the
gable
projections
if
they
were,
if
they
were
brought
down
to
the
ground
or
had
some
kind
of
a
porch
feature
or
were
recessed
or
some
other
manner
than
the
hanging
in
space
as
it
is.
I
feel
like
this
isn't
quite
what
I'm
looking
for
in
terms
of
rhythm
of
solids
and
to
voids
in
in
facades
standard
number,
four
and
in
new
construction.
M
L
Let's
take
a
spin
back
to
the
rear,
rear
facade
for
just
a
second.
There
are
oh,
not
in
the
drawing
okay,
the
image
the
photograph
was
fine.
For
now
I
mean
you're.
Basically
looking
at
all
of
the
details,
we
would
execute.
We
didn't
add,
corner
boards
yet
and
and
exact
fascia
details.
L
This
was
all
scale
and
proportion,
but
you're,
basically
looking
at
what
this
the
details
that
will
be
transferred
over
in
substantively
substantively
intact
from
the
existing
residents,
so
that
hanging
cross
gabled
end
could
be,
I
think,
would
benefit
from
some
additional
trim
details
and
things
which
we
fully
expected
to
do.
B
Yeah,
let
me
make
a
suggestion
for
because
I'm
I'm
willing
john,
I
agree
with
john,
but
I'm
willing
to
ignore
that.
B
But
the
fireplace
what
if
you
were
to
enclose
that
fireplace
and
put
siding
on
it
and
make
a
vertical
shaft
yeah
that
went
all
the
way
up
to
the
to
the
underside
of
the
roof
projection.
J
H
H
Yes,
sorry,
this
is
jeff
cohen,
one
of
the
owner
homeowners.
We
really.
H
If
we
need
to
make
a
modification
of
the
fireplace
we
can
agree
to
either
not
have
the
fireplace
or
we
could
do
as
stewards
suggested
and
have
something
that's
more.
I
guess
boxed
in
you'd
call
it,
but
we
really
think
we
I
mean
we're
desperately
needing
to
move
this
forward.
L
L
Excuse
me,
the
box
volume
both
up
and
down
all
the
way
to
the
ground,
and
I
don't
think
would
would
impact
the
circulation
significantly.
We
have
about
five
or
six
feet
on
that
side
yard.
So
we'll
have
no
problem
getting
around
that.
I
think
that
would
actually
might
help
to
tie
the
two
volumes
together,
a
little
better,
if
that
were
a
chase
rather
flew
much
like
on
the
existing
residence.
A
Okay,
can
we
go
back
to
the
elevations
proposed
elevations
of
the
garage?
Please?
I
think
if
what
I'm
hearing
is
that
there
are
a
couple
issues,
though,
going
on
not
only
the
firebox,
so
if
we
can,
maybe,
as
a
commission,
discuss
these
to
find
out
what
exactly
are
the
the
issues
brought
up?
I
know
mark
you
brought
up
an
item
on
the
materials
that
are
going
to
be
used
stuart.
You
obviously
have
noted
that
you
have
an
issue
with
the
firebox
and
how
it
connects
to
the
gable,
and
then
I
know
john.
A
G
I
mean,
I
think
we
should
you
know.
I
mean
I
think
we
should
give
the
applicant
our
thoughts
as
to
things
that
may
be
objectionable,
but
you
know
perhaps
just
not
having
the
same
architectural
skills
as
other
people.
Do
I
mean
you
know
I
find
this.
G
You
know
one
of
the
least
elucidating
presentations
I
mean
the
applicant
is
verbally
telling
us
all
these
things
that
are
going
to
be
in
the
plan
that
aren't
in
the
presentation-
and
I
don't
I
mean
I
I
don't
want
to
hold
the
applicant
up
either
and
I
think
we
should
give
them
very
clear
direction,
but
so
much
of
it
has
been
verbal
and
not
in
the
plans
that
I
don't
know
you
know
I
don't
know
how
I
could
vote
to
approve
or
disapprove.
I
just
don't
know
enough.
L
L
We've
showed
you
the
direction
we'll
go
in
terms
of
these
materials,
and
such
I
mean
I
think
it's
a
little
bit
pejorative
to
to
suggest
that
this
was
the
least
illustrative
based
on
what
I
saw
previously
now,
the
first
fellow
hats
off
to
him.
I
mean
he
did
a
great
job,
but
you
know
clearly
his
project
had
a
significant
amount
of
information
to
get
to
to
transfer
to
you
to
illustrate
to
you.
L
This
is
a
simple
addition,
and
I
you
know
at
this
point
it
didn't
seem
like
it
would
require
all
of
the
details
to
be
illustrated,
especially
given
that
we're
mirroring
and
complementing
those
that
are
already
existing
on
the
house.
A
Is
what
it
is?
Thank
you
yes,
so
if,
if
we
can
just
maybe
have
you
guys?
Obviously,
if
we
ask
questions,
if
we
can
just
have
you,
let
us
discuss
as
a
commission,
I
think
it
will
just
help
us
get
through
this
process
and
and
try
to
find
a
resolution.
A
M
Do
and-
and
I
appreciate
wanting
to
pull
something
out
or
push
something
in
here
to
to
especially
with
the
change
in
materials.
I
think
there's
some
some
good
reason
to
do
that.
There's
just
something
about
either
the
extent
that
that
overhangs
or
the
way
it's
been
detailed
or
the
short
stubby
knee
wall.
That
stewart
had
mentioned
earlier.
That
proportionately.
