Description
The City of Palm Springs Architectural Review Committee meeting, held September 6th, 2022
B
A
B
B
Thank
you.
Could
we
please
have
a
staff
report
on
the
posting
of
the
agenda.
A
B
Okay,
since
this
is
a
public
meeting
audience
members
are
permitted
to
comment
on
any
item.
That's
within
this
committee's
purview
comments
on
an
item
appearing
on
today's
agenda
are
made
at
the
time
that
that
item
is
presented.
B
B
C
D
Chair,
let
me
get
the
powerpoint
to
come
up,
be
able
to
see
it
full
screen.
Yes,
okay,
thank
you!
So
much
right
now,
swap
it
yep
there
we
go
so
the
arc
reviewed
this
project
on
july,
18th
in
2022
and
requested
some
changes,
actually
some
additional
information.
So
generally
the
arc
agreed
upon
the
house,
color
schemes,
the
landscape
plan
and
the
site
layout.
D
However,
there
were
several
things
that
you
wanted
to
see
further
exhibit
so
that
include
some
solar
gain
on
the
south
and
west
sides
of
the
house,
which
windows
could
open,
reduce
the
outdoor
lighting
and
then
provide
a
solar
plan
for
panels
on
the
roof.
So
we'll
go
through
these
quickly,
one
by
one.
D
So
the
applicant
added
some
details
over
the
windows
recessed
some
of
the
windows
so
we'll
go
through
some
of
these
3d
images
that
were
including
your
packet,
I'd
like
to
point
out
that
they've
added
metal
fins
on
the
ends
of
the
building
over
the
large
windows,
which
you
can
see
in
this
exhibit
on
the
south
facing
windows.
You
can
see
that
the
window,
the
square
window
has
been
recessed
and
then
they've
added
also
the
fins
over
the
the
sliders
just
going
through
some
of
these.
D
Themselves,
so
you
have
in
your
packet
two
pages
showing
how
these
solar,
controlled
panels
would
be
fins
would
be
added
to
the
building
itself.
D
The
you
also
wanted
to
see
what
was
natural
air
circulation
and
the
applicant
is
going
to
provide
that
information
when
I'm
finished,
and
you
asked
him
to
present
so
we'll
we'll
discuss
that
a
little
bit
further
on.
You
also
asked
to
reduce
the
outdoor
light
fixtures
and
the
applicant
provide
a
revised
lighting
plan.
This
is
the
revised
lighting
plan
and
they
reduced
the
number
of
units
by
12,
so
they
removed
12
of
the
fixtures.
D
D
Erc
also
asked
to
provide
a
roof
plan
showing
how
the
solar
panels
would
be
affixed
to
the
roof.
This
is
an
exhibit
from
hot
purple,
showing
possible
locations
of
where
the
panels
will
go.
The
applicant
has
also
come
back
and
asked
that
some
of
the
panels
be
added
to
the
center
portion
of
the
house
itself
and
that's
what
you'll
see
in
these
3d
images.
So
there's
two
rows
of
larger
panels
and
then
a
grouping
towards
the
middle
of
the
house,
so
just
going
through
these
quickly,
showing
where
the
panels
will
be
located.
D
Chair.
That
concludes
my
report.
We
recommend
approval.
I
do
have
the
other
exhibits
that
were
including
their
packets.
Should
the
percy
want
to
go
over
some
of
the
site
plans
and
other
plans
that
were
presented
previously.
B
Thank
you,
glenn
is,
I
assume
the
applicant
is
present.
You
now
have
10
minutes
to
give
us
a
presentation
about
your
project.
E
Hi
so
ready,
so
first
thanks,
we're
gonna
start
I'll,
be
talking.
While
we
show
a
little
video
one
minute.
Video
yeah
I'd
like
to
say
that
that
the
comments,
the
previous
comments
made
were
very
helpful
for
the
overall
design,
we're
very
happy
with
the
final
final
design.
E
Guys
push
up
a
little
bit
on
our
envelope
and
we,
I
think
we
were
able
to
achieve
something
that
we
are
very
happy
with.
So
we
worked
on
the
on
the
ventilation
of
each
of
the
rooms.
We
have
a
wider
windows
to
be
able
to
have
more
air
ventilation,
and
also
we
did
a
sun
study
to
cover
most
of
the
solar
gain,
the
solar
that
affects
the
basically
the
main
main
two
bedrooms,
which
are
the
the
work,
the
ones
that
were
more
critical.
The
other
was
the
other
ones
were
fine.
E
So
in
this
video
it
shows
the
overall
design
how
it's
how
it
is
right
now
the
plant
actually
shows
the
landscape.
Already
that
is
proposed
on
the
last
landscape,
the
lighting.
It
might
not
be
exactly
what
it
is
on
the
lighting
pen,
but
you
should
have
to
focus
on
the
lighting
plan
for
that.
So
we
can
also
show
you
how
the
sun
goes
in
the
right
location,
geo,
location
of
the
property.
If
you
can
open
the
file
of,
please
is
so
that
you
can
see
that
that,
in
the
can.
E
E
If
you
go
higher,
it's
10
a.m
in
the
morning
and
you
you
already
have
are
covered
with
the
shades,
the
eyebrows
that
we
installed
on
the
main
two
rooms.
If
you
go
all
the
way
more,
so
you
have
shadow
all
the
house,
basically
so,
and
we
still
have
a
sun
on
the
pool
so
that
that
helped
a
lot
the
eyebrows.
If
you
would
like
to
zoom
in
on
the
eyebrows,
we
are
thinking
of
doing
those
out
of
metal
attached
to
the
structure.
E
We
have
more
air
ventilation
circulation
on
those
upper
awnings
and
this
on
the
lower
part
on
this
one,
and
there
is
a
door
also
on
that
bedroom
and
then
on
the
other
bedroom.
We
have
another
big
sliding
that
that's
a
big
sliding
door
that
slides
to
the
right
and
then
on
the
upper
part.
We
also
had
some
awnings
there
on
the
left
hand,
side
on
the
other
side.
We
also
this
one
is
it's
operable
also
to
have
a
ventilation,
that's
for
a
for
a
bed
bathroom
and
then
all
the
skylights
are
operable
electric
skylights.
E
A
And
mr
chair
I'd
just
like
to
acknowledge
that
member
dozie
has
joined
us.
B
E
F
B
I
think
I
think
it
would
help
with
the
maintenance,
because
if
the
water
washes
over
that
edge
sometime,
then
the
outside
of
the
glass
has
to
be
cleaned
and
good,
but
I
will
say
that
I
think
the
you
you
have
all
listened
really
carefully
to
our
comments
and
have
given
us
a
very
good
presentation
in
response.
Thank
you.
F
G
Well
me
hey
john
yeah,
so
I
feel
I
feel
badly
gave
into
that
one
so
quickly,
because
I
think
the
glass
on
the
end
of
the
pool
can,
can
you
bring
up
your
site
plan
really
quickly.
E
D
Okay,
I
can,
if
you
I
can
pull
it
up
for
you.
If
you
I'll.
G
H
G
G
I
G
B
C
Now
you
just,
can
I
interject
something
sure,
but
I
think
the
way
the
the
sean's
kind
of
right,
but
between
the
tree
and
the
way
the
house
is
angled.
I
don't
know
how
many
people
are
going
to
be
affected
by
that
light
of
the
pool
and
maintenance
of
the
tile
given
the
water
out
here
is
going
to
be
just
as
difficult
as
the
glass.
B
Yeah,
which,
if
you
look
at
their
s
sheet
a100,
it
looks
like
that
desert
flower
just
kind
of
comes
to
a
hammerhead
right
below
the
lot,
so
it
wouldn't
affect
anybody
on
the
street.
It
would
really
only
affect
the
one
lot
to
the
south.
It's
kind
of
south
west
right
where
fear
or
where
sandboard
stamp
is.
If
there
was
a
house
in
there.
E
B
C
I
have
another
question
about:
the
solar
is:
have
you
considered
skirting
the
solar
at
all,
just
because
there's
so
many
homes
that'll
be
looking
kind
of
over
the
roof
line
of
this?
That
just
be
a
little
cleaner.
C
F
C
C
F
E
B
E
E
B
Okay,
do
we
have
any
public
comments
from
the
audience
you
can
identify
yourself
and
you'd
have
three
minutes.
B
G
I
I
just
realized.
I
had
one
more
question:
I
wonder
what
the
roof
color
is.
It's
just
called
out
as
a
on
their
legend,
as
doesn't
show
a
color.
F
B
Well,
like
I
said
before,
I
think
they've
responded
very
well
to
the
comments
which
we
made
last
time.
I
think
the
window
surrounds
added
little
extra
oomph
to
the
elevations
and
it's
a
unique
house
and
a
unique
neighborhood.
So
I
think
it's
a
success.
C
To
make
a
motion,
damn
I'll,
make
a
motion
to
approve,
subject
to
that
the
roof
color
be
a
gray
or
taupe
and
that
they
can
skid
and
consider
skirting
the
solar
system.
G
Can
I
amend
that
and
make
that
a
a
requirement
on
that
on
the
back
side,
whatever
the
upslope
side
of
that
is
that
it
could
say
some
type
of
break
metal
skirt
on
that
back
side.
Yes,.
B
B
J
J
So
they
are
again
continuing
their
16
pump
fuel
station.
This
time,
though,
instead
of
the
kiosk,
they
are
proposing
a
1440
square
foot
convenience
store
towards
the
south
of
their
proposed
site
with
adequate
parking.
They
are
still
proposing
underground
fuel
stations.
However,
this
is
now
located
towards
the
east
of
the
project
site
and
a
trash
enclosure
towards
the
north
of
the
project
site.
J
Just
for
some
clarification
vehicles,
especially
the
fuel
trucks,
would
be
entering
via
this
entrance
coming
up
and
entering
the
project
site
through
here,
dropping
the
fuel
down
below
and
then
exiting,
and
then
just
normal
customers
and
patrons
of
this
site
can
enter
and
exit
the
store.
I'm
sorry
the
project
site
via
these
two
access
points.
However,
this
north
access
point
is
is
exit
only
so
when
they
exit,
they
only
have
one
option,
and
that
is
to
go
right.
J
To
avoid
traffic,
build
up
here's
an
up
close
photo
of
the
trash
enclosure.
They
are
proposing
eight
inch,
cmu
block
walls
with
you
know
their
typical
metal
gate
and
wooden
pergola.
J
This
is
the
proposed
convenience
store
it's
going
to
resemble
the
existing
walmart.
It's
got
the
orange
finish,
stucco,
the
tan
stucco,
with
semi
block
walls
and
cobble
brown
panels
at
the
bottom.
J
Here's
a
photo,
that's
standing
from,
I
would
say
the
sidewalk
area
off
crossley
road
and
again
a
little
further
back
on
the
street
of
crossley.
They
are
going
to
maintain
most
of
the
landscape.
However,
they
are
proposing
additional
landscape
to
kind
of
screen
the
area
down.
Crossley
road
and
you
can
see
a
lot
of
the
plants
that
they
are
proposing
are
going
to
be
desert.
Appropriate
plants.
J
Are
also
incorporating
a
three
foot
high
berm
along
crossley
road
for
a
small
portion
of
that
to
screen
like
vehicle
lights
that
might
pour
off
on
off
the
project
site.
J
So
there's
going
to
be
seven
proposed
new
poles
light
poles
within
this
area
and
as
far
as
the
canopy
lighting,
you
can
see
it
on
the
on
the
bottom
right.
It's
just
your
typical,
like
led
canopy
lighting.
J
B
Thank
you
committee.
Any
questions
of
staff.
G
E
K
G
H
G
J
Well
right,
we
can
ask
the
applicant
that.
G
J
J
B
Alex
I
kind
of
feel
that
this
is
not
a
complete
application
or
submittal,
because
on
the
canopy
they've,
given
no
dimensions
for
the
height
of
the
building,
so
we
don't
know
the
height
of
the
bottom
of
the
canopy
from
the
ground,
and
we
don't
know
the
top
of
the
parapet
height.
Also,
they
didn't
give
us
any
roof
plan
of
either
the
buildings
so
that
we
can
see
what's
happening
on
the
roof.
And
there
is
an
indication
when
you
look
at
the
elevations
of
the
convenience
store
of
something
on
the
roof.
B
But
we
really
don't
know
where
it
is
and
then
finally,
on
the
drainage
for
the
roof,
they
show
a
continuous
gutter
mounted
to
the
building
along
one
of
the
side,
elevations
with
downspouts
coming
exposed
on
the
exterior
of
the
wall,
and
I
just
wanted
it's
unclear
as
to,
if
that's
truly
how
they're
going
to
drain
the
roof
or,
if
they're,
going
to
have
rough
drains.
So
there's
a
lot
of
information
missing.
G
Alex
if
you
go
to
the
one
of
their
renderings,
it
looks
like
it's.
It's
called
sheet
number
there
you
go
too,
like
the
building.
Is
it's
not
the
prettiest
building
in
the
world?
And
I
wonder
if
there's
something
that
can
be
done
to.
G
B
Yeah
sean,
I'm
agreeing
that
it's
just
too
plain
of
a
stucco
box.
If
you
look
at
the
existing
walmart
building,
it
does
have
the
cmu
kind
of
wainscote
coming
up
about
three
feet,
but
then,
on
their
large
plastered
masses,
they're
divided
with
a
pattern
of
screeds
fry
metal
and
also
they
have
accent
pop
outs
that
are
wrapped
in
a
split
stone
that
go
up
to
the
top
of
the
building,
so
you're,
adding
a
different
material
and
adding
a
different
depth
to
the
building.
G
Can
is
there
any
way
I
can
share
a
screen
for
just
a
quick
second.
G
G
C
Sean
drag
your
drag,
your
your
cursor
back
up
to
where
you
see
the
walmart
sign
on
the
wall,
see
how
it's
leanier,
rather
than
horizontal,
like
they.
They
have
it
with
just
a
big
blue
square
that
big
blue
square
kind
of
bothered
me.
So
I
went
and
researched
looked
up
all
their
other
convenience
gas
station
stores
that
they
have,
and
they
don't
have
just
that
painted
blue
square
with
that
logo
on
it.
C
It's
more
spelled
out
linear,
like
that,
which,
I
think
looks
better
than
just
the
way
it's
plopped
on
the
side
of
this
proposed
convenience
store
and.
G
It
looks
like
yeah,
okay.
Well,
I
don't
want
to
keep
cutting
on
it,
but
it
it
I'm.
I
feel
like
this
went
through
somewhat
of
a
rigorous
process
to
get
to
this
point
and
it
feels
like,
if
they'd
like,
to
do
an
addition
there
and
on
their
property.
Then
there
should
be
some
enhancements
or
at
least
keeping
within
the
same
language
and
integrity
of
this
design,
which
not
that
this
is
the
most
beautiful
thing
in
the
world.
G
But
this
this
looks
like
it's
got
some
articulation
to
it,
the
the
other,
I'm
just
gonna,
stop
sharing.
Sorry,
you
can
go
back
to
your
presentation
now.
A
B
I
Good
evening,
my
name
is
ryan
alvarez
with
kimberly
horn
associates
we're
the
civil
consultant.
We
also
have
our
architecture
team
available
to
add
some
further
description
to
the
architectural
design.
I
I
guess
kind
of
the
first
kind
of
background
on
the
project,
so
this
is
kind
of
walmart's
prototypical
design
for
their
fuel
stations,
with
their
kind
of
two
options
of
the
building
that
we
have
with.
They
have
chosen
to
come
back
with
the
larger
footprint
here
with
14
40
square
foot
building
in
order
to
kind
of
address
some
of
the
previous
concerns
from
from
this
fuel
station
site
we're
happy
to
kind
of
provide
some
further
details
on
the
existing
landscaping
and
trees
that
are
out
there.
I
I
know
we
are
showing
on
our
landscape
plan
for
that
east
side
of
the
building,
bringing
the
landscaping
up
closer
to
the
to
that
side
of
the
the
building,
with
just
a
small
kind
of
five
foot
walkway
along
there,
and
providing
some
further
shade
along
the
frontage
to
break
up
that
all
you
kind
of
use,
your
guys's
turn
the
hard
on
hard
features
there
for
the
site
and
in
terms
of
the
color
and
elevations.
I
We
can
just
make
sure
that
those
dimensioned
elevations
gets
to
all
of
us
city
staff
as
we
we
do
have
elevations
available,
providing
those
further
dimensions,
keith
or
lauren.
I
know
you
guys
are
on
if
you
guys
want
to
answer
any
specific
or
give
further
specifics
to
the
colors
and
materials
for
the
site.
I
Please
feel
free
to
jump
in,
but
thank
you
guys
for
your
time
tonight
and
reviewing
our
project
much
appreciated.
C
B
My
question
is,
if
you,
if
there's
two
cars
parked
at
a
gas
pump
and
a
third
or
fourth
comes
they're,
going
to
be
behind
those
cars
stacking
up
into
that
driving
lane
backed
up
towards
a
convenience
store
and
there's
almost
always
at
least
one
or
two
cars
waiting.
I
don't
think
that
that
35.5
feet
is
enough
to
have
cueing
space
without
totally
blocking
the
circulation
to
get
around
to
be
able
to
use
the
exits.
B
Now
it
looks
to
me
like
there's
a
lot
of
land
below
this
building.
Is
it
possible
that
this
could
be
brought
further
to
the
I
guess
would
be
south
so
that
that
35
foot
dimension
could
be
increased,
especially
if
a
fuel
truck
is
parked
filling
the
tanks?
I
think
the
circulation
again
is
really
kind
of
questionable.
I
Yeah
to
address
that
kind
of
circulation
concern
the
fuel
pumps
can
be
accessed
from
either
direction.
They
are
not
meant
to
be
cued
in
one
single
direction.
It's
more
to
be
utilized
as
kind
of
your
neighborhood
fuel
station.
I
We
have
run
those
circulation
studies
to
show
passenger
cars
at
the
tanks,
while
also
having
the
truck
delivery
come
in
and
just
making
sure
that
each
person
use
using
the
fuel
station
is
in
kind
of
a
safe
spot,
with
the
fuel
truck
moving
around
and
have
been
able
to
kind
of
meet
the
city
code
requirements
for
that
access
and
provide
that
each
kind
of
car
and
pump
can
be
safely
utilized
with
each
of
those.
But
yeah,
I
would
say
queuing
will
not
happen
just
directly
in
in
one
direction.
I
It
can
be
spread
out
and
accessed
from
either
side
of
the
the
fueling
area
and
brian.
I
So
there's
a
an
air
and
water
station
up
there,
so
we
wanted
to
provide
an
area
for
cars
to
kind
of
pull
off
away
from
some
of
some
of
the
other
traffic
and
whether
it's
pumping
up
their
airs
or
refilling.
The
windshield
wiper
water
in
their
their
car
they're
able
to
utilize
that
area
up
there.
B
G
Why
do
you
need
all
that
lighting,
and
I
might
ask
that
in
two
parts,
why
do
you
need
all
that
freestanding
lighting
and
a
I?
I
suppose
this
probably
has
building
lights.
That
may
not
be
shown
on
here,
but
but,
like
there's,
a
whole
lot
of
stealing
lights
up.
There
feels
like
maybe
use
about
25
of
that.
I
Yeah,
so
we
do
have
to
provide
the
kind
of
photometric
study
and
kind
of
the
in
the
foot
candles
and
proving
it
has
to
meet
the
city
required
code.
I
So
that
is
the
kind
of
what's
shown
on
here
needed
to
meet
those
requirements,
and
it
does
get
planned
checked
by
city
staff
later
on
down
the
line
to
make
sure
that
that
that
code
is
being
met
and
we
are
not
exceeding
it
or
underneath
it
for
safety
reasons.
B
K
M
I
I
think
they've
done
all
right.
Sorry,
I
don't
think
walmart
has
done
studies
to
see
what
types
of
vehicles
will
be
accessing
it.
So
if
an
rv
or
a
vehicle
of
that
sort
wanted
to
come
in
and
utilize
the
fuel
station,
they
do
need
to
provide
the
proper
clearance
for
those
vehicles,
which
would
kind
of
be
the
starting
point
for
determining
the
required
height
at
their
fuel
stations.
J
B
H
K
And
what
is
the,
what
is
the
reasoning
behind
changing
the
color
scheme
between
the
the
existing
walmart,
the
convenience
store
and
then
the
canopy,
which
is
kind
of
a
completely
different
color
scheme?.
H
So
that
is
part
of
what
they
call
their
swipe
up
branding.
They
just
wanted
to
keep
that
branding,
at
least
as
true
that's
what
they're
trying
to
roll
out
across
the
nation
is
just
sort
of
consistent.
You
know,
grab
your
attention
with
the
walmart
blue
and
then
the
arrows
are
supposed
supposed
to
guide
you
to
the
entry
as
well.
B
L
L
Yeah,
no
I'm
in
agreement
with
the
comments
that
were
made
about
the
the
facade
of
the
building.
I
think
there's
opportunities
to
give
some
relief
and
depth
and
shadow
lines.
L
Even
you
know,
we've
seen
before,
where
they've
done
the
blacked
out
paint
glass,
even
though
it's
storefront
and
they
have
to
do
storage
behind
it,
but
it
just
seems
like
there's
a
lot
of
hard
surface
there.
That
needs
to
be
mitigated,
but
the
other
comment
I
have
is.
I
would
like
to
see
the
landscape
wrap
all
the
way
around.
The
building
call
out
on
the
landscape
plan
that
there
is
some
existing
material,
but
there
is
nothing
that
actually
would
go
behind
the
building.
B
Unfortunately,
this
is
probably
shooting
them
in
the
foot
if
it
is
showing
more
lighting
than
is
actually
going
to
be
there.
So
I
think
the
submittal
package
should
be.
B
Reviewed
to
be
more
completely
precise,
with
what
they're
going
to
plan,
I
think
they
need
to
call
out
all
the
materials
more
clearly
and
I
think
the
photos
that
sean
had
of
the
existing
walmart
store
tell
a
wonderful
story
of
how
the
facade
of
this
needs
to
have
some
more
depth
and
texture
to
it
and
tie
in
better
to
the
existing
building.
G
And
and
the
fact
that
the
lights
don't
match
what's
existing
out
there
on
site
and
or
that
they
even
have
to
be
15
feet
tall
just
feels
weird
like
what
why
don't
they
match,
if
they're
not
going
to
match?
Why
do
they
need
to
be
that
tall
giant,
and
why
do
we
really
need
that
many
of
those
lights
all
around
that
that
whole
site?
Okay-
I
don't
really
want
to
be
drawn
to
this
area.
B
L
I'll
make
a
motion
to
continue
the
project
with
the
comments
that
have
been
noted.
B
J
So
the
applicant
is
proposing
a
5,
2,
500,
sorry
5200
square
foot
house
on
a
hillside
lot.
The
the
lot
is
surrounded
by
some
development
and
some
vacant
lots
towards
the
northwest
and
the
south
of
the
side
of
the
project
site.
J
J
Here's
an
view
of
the
site
plan
the
proposed
site
plan.
The
house
sits
as
close
to
mountain
ridge
road
as
the
natural
topography
and
setbacks.
Allow.
J
So
the
project
site
has
existing
grading
and
retaining
walls
in
place.
This
was
part
of
an
approval
back
in
2004
that
was
never
fully
completed.
The
architect
will
be
integrating
some
of
these
retaining
walls
into
their
new
proposal.
However,
the
existing
steel
columns
that
you
see
at
the
bottom
of
the
screen
pad
footings
some
concrete
forms
and
the
rebar
will
be
demolished
completely
for
this
new
proposal.
J
So
here's
the
site
plan
a
closer
image
of
the
site
plan.
You've
got
you
know
the
carport
facing
the
front.
You've
got
a
detached,
two-car
garage
off
to
the
side
and
you've
got
a
multi-leveled,
a
single-family
residence.
So
the
image
on
the
left
is
the
main
level
it's
going
to
consist
of
the
entryway,
the
fourier,
the
lounge
and
office
and
the
main
master
suite.
J
J
J
D
J
This
is
the
view
that
faces
east.
It
is
going
to
be
the
view
that
the
majority
of
the
homes
are
going
to
see.
J
J
The
house
is
going
to
consist
of
various
types
of
grays
and
whites.
They've
got
indiv,
indigo,
crushed
stone
chips
with
pebble
for
ground
cover
and
plastered
wall
finishes,
stone
veneer
finishes
a
plaster
ceiling,
finish
and
wood
panel
ceilings
on
the
exterior
of
the
patio
area
and
single
pie
roofing
in.
K
J
The
applicant
has
provided
two
sections.
This
first
one
is
section,
a
a
which
is
taken
from
east
to
west.
You've
got
this
dotted
line
here
at
the
bottom,
which
shows
the
existing
grade,
and
then
you've
got
this
slightly
larger,
dotted
line
at
the
top,
which
shows
the
maximum
height.
That
of
the
development
standard
allows
for
this
zone.
J
They
are
asking
for
an
amm,
so
they're
asking
to
deviate
from
that
slightly
to
do
a
small
addition
to
actu
sorry
to
exceed
the
18
foot
height
requirement,
so
the
max
height
is
going
to
be
22
feet,
and
then
you
can
see
way
down
here.
This
is
the
level
of
the
the
homes
to
the
east.
A
B
Yes,
and
both
of
those
comments
were
from
people
who
live
immediately,
adjacent
to
the
site,
who
were
concerned
about
screening
and
they
were
in
favor
of
the
palo
verde
museum,
palo
verde's-
that
the
client
that
the
applicant
is
proposing
to
create
that
privacy
between
the
two
properties,
the
applicant.
You
have
10
minutes.
Please
give
us
your
name
and
a
presentation
of
your
project.
N
N
N
N
So
the
first
photo
that
I'll
show
is
from
entering
the
development
down
below,
and
this
is
a
photo
through
their
entry
gate
so
upon
entering
their
development.
There's
a
pool
to
my
right
there's
up
above
what
you
can
see.
Let's
see,
if
I
can
see
my
cursor,
can
you
guys
see
my
cursor
floating
around
yep?
Okay
in
the
center
here
is
our
proposed
home
and
the
background
is
a
portend
steel
element
which
is
the
existing
home.
That's
already
up
there.
So
you
see
that
the
24
foot
stepping.
N
Within
this
development,
to
our
finish
floor
to
the
home,
that's
already
in
the
ridge
mountain
development
has
this:
this
cascade
of
massing,
taking
place
in
the
foreground
between
the
existing
homes
and
our
proposed
homes.
You
see
a
translucent
green
and
that's
just
our
simulation
of
the
palo
verdes.
N
So
the
24
inch
box,
palo
verdes,
we're
spacing
them
at
20
foot
on
center
and
we
can
get
those
planted
as
soon
as
we
start
mobilizing
for
construction
and
get
those
water
so
that
by
the
time
the
construction
finishes,
we
have
a
good
barrier
between
the
two
projects.
So
this
is
entering
the
development.
This
is
from
the
community
pool,
which
is
slightly
to
the
north
of
that
last
photo
and
slightly
west.
N
So
here
you
see
again
the
trees
that
we're
proposing
plant
the
glasses
as
much
as
we
can
we're
trying
to
screen
that,
and
obviously
these
are
trees,
so
it
will
be
based
on
maintenance
and,
just
you
know,
our
intent
to
keep
healthy
trees
and
have
that
barrier.
Well,
not
so
much
a
barrier
but
just
have
a
nice
green,
leafy
transition
between
this
development
and
our
proposed
home.
N
This
is
probably
the
most
impacted
pool
that
sees
you.
N
Unfortunately,
these
guys
have
been
living
with,
depending
upon
the
ownership
they've
been
living
with
an
unsightly
view.
Up
to
the
closest
thing
we
have
to
roman
ruins
in
palm
springs
since
1990
2006,
and
so,
but
the
home
intends
to
keep
the
existing
retaining
wall.
It's
11
foot
6
feet
high,
it's
12
inches
thick
it
over
these
intervening.
16
years,
there's
been
no
water
that
has
come
through
the
wall.
N
The
wall
wall
we've
had
structurally
analyzed,
so
we're
going
to
fully
utilize
the
existing
retaining
wall
and,
as
alex
mentioned,
all
of
the
steel
columns
that
were
placed
for
the
proposed
previously
proposed
on
are
being
removed.
So
this
shows
our
palo
verde
trees
at
the
condition
where,
from
this
pool
deck,
this
is
a
private
pool
on
one
of
the
homes.
This
is
what
they're
going
to
see
so
again
we're
trying
to
be
mindful
of
sight
lines.
N
Our
home,
the
design
of
our
home
site
planning,
was
to
orient
the
big
views
of
the
home
as
far
up
into
palm
canyon
as
possible,
so
these
are
actually
facing
south,
so
the
large
bar
is
facing
south.
Those
windows
are
facing
south.
On
the
opposite
side,
they're
facing
north
and
then
with
the
guest
casita
here
there
are,
there
is
one
bedroom
in
the
guest
casino.
That's
facing
this
pool,
which
is
facing
east.
The
other
guest
casita
is
also
facing
south.
N
N
And
then,
if
we
go
up
up
above,
we
can
see
so
we've
simulated,
our
design
in
the
center
of
the
home,
there's
a
little
green
swath
between
us
and
the
neighborhood,
but
it
was
more
just
to
show
context
so
the
context
these
two
developments,
while
we
they
share
a
common
property
line,
we're
some
65
or
70
feet
away
from
these
existing
homes.
So
there's
there's
a
bit
of
distance,
but
there
is
some
height.
So
there's
24
feet
that
we're
trying
to
screen.
C
B
N
This
is
a
large
parcel
over
two
acres.
Most
of
it
will
remain
undeveloped
and.
E
N
So
even
further
north
slightly
west,
and
then
this
is
a
view
from
far
up
above
in
the
on
the
development
site.
Looking
back
down
at
the
two
existing
homes,
two
homes
are
have
been
graded
and
obviously
this
this
site
that
we
have
the
fortune
of
working
on
has
just
been
sitting
idle
for
so
many
years.
So
we're
really
looking
forward
to
working
closely
with
the
committee
here
and
getting
this
home
approved.
N
A
We
see
slide
12
google
earth
overlay
perspective,
vignette.
N
Okay,
it
says
my
screen
had
stopped
sure.
B
N
You
go
david,
thank
you
for
mentioning
that
you
weren't
seeing
what
I
was
talking
about.
So
this
is
the
existing
retaining
wall
over
100
feet.
Long
11,
foot,
6,
high
12
inches
thick
poured
into
place.
It's
not
the
most
beautiful
wall
in
the
world,
so
for
most
of
the
wall,
we
are
incorporating
it
into
our
design.
The
design
proposes
to
have
the
two
bars
floating
off
of
this
wall.
We're
ledgering.
D
N
G
G
N
N
N
Didn't
exactly
follow
but
that
retaining
wall
does
this
apologize,
so
it
wraps
around
here
comes
back
up
and
then
extends
over
so
in
this
area
here
we're
leaving
that
as
a
void.
So
the
entry
towers
here,
the
larger
bars
here,
perpendicular
to
the
existing
wall
and
then
the
guest
house
is
here
perpendicular
to
this
portion
of
the
wall.
N
Landscape
plant
again
the
palo
verde
48-inch
box,
located
at
20
feet
on
center
down.
Here
we
have
citrus
trees
down
below
the
home
out
adjacent
to
some
existing
rock
boulders
that
were
stacked
and
then
our
outdoor
living
who
will
exist
here.
The
other
side
is
kind
of
a
passive
courtyard
in
the
outdoor
space
here
and
a
detached
garage
which
is
at
the
bottom
of
the
motor
cord.
N
The
this
is
really
it's
a
it's
a
roof
house
from
ridge
mountain,
it's
seen
as
a
roof
house,
so
we've
organized
these
solar
panels
in
a
way
that
they're
they've
been
placed
in
a
design.
N
So
the
solar
panels
here
are
placed
in
a
way
that
they're
they're
in
their
own
three-dimensional
mass,
which
then
becomes
the
carport
right.
So
that's
with
the
somebody
standing
on
the
street
they're
about
six
feet
above
the
roof,
so
we
want
to
make
sure
that
the
roof
isn't
a
really
well
organized
set
of
systems
and
then
the
other.
N
N
B
Thanks
lance
committee
members,
any
questions
for
the
applicant.
B
G
G
G
It's
fine,
can
we
zoom
in
just
a
little
bit,
so
we
can
see
those
trees
and
my
question
once
would
be
why?
First,
let
me
make
a
statement
to
me.
It
feels
very
unnatural.
The
way
they
look
in
the
renderings
and
the
way
they
look
on
the
on
the
plan,
and
I
wonder
if
that
only
shows
five
of
them,
but
I
think
there's
there's
about
14.
N
And
then
the
pool
that
the
photo
simulation
was
from
was
just
immediately
to
the
east
of
these
trees
and
then,
as
one
goes
further
to
the
south,
the
homes
that
are
further
south
other
than
the
two
that
are
most
approximate
to
our
site.
So.
G
G
N
Yeah,
you
know
sean,
that's
not
that's,
not
a
bad
point.
We
could
you
know
working
with
staff.
We
could
work
on
a
revision
that
shows
how
the
trees
could
be
removed,
upslope
and
some
kept
downslope,
while
still
maintaining
the
privacy
that
I
think
the
neighbors
and
our
clients
are
both
searching
for.
G
B
N
K
N
N
It's
already
carved
out,
so
you
know
we're
going
to
do
our
best
to
re-naturalize
this
whole
area.
G
N
J
N
D
N
Up
where
we
are.
B
N
Likely
just
used
as
a
hobby
shop
and
maybe
an
antique
car
or
something
most
of
the
daily
trips
and
cars
will
be
parked
in
the
carport.
It's
just
very
convenient
so
having
having
a
mass
that
book
ended.
Our
second
court
was
in
addition
to
just
having
some
distance
from
any
any
activity
that
might
be
going
on
out.
N
There
it
was
just
to
try
to
define
that
area
in
this
very
large
piece
of
property,
so
yeah
the
the
further
away,
the
better
plus
there
was
a.
It,
was
kind
of
a
flat
area
over
there
that
was
tucked
up
against
the
hill,
and
we
wouldn't
have
to
you
know,
push
out
into
into
an
area
where
it
would
just
be
more
visible.
B
And
lance,
I
have
to
tell
you
that
it
took
it.
Was
it
took
a
lot
of
concentration
to
really
discover
all
the
unique
things
you
have
on
this
project?
It's
really
interesting.
I
I
love
that
two-story
light
well
next
adjacent
to
the
carport.
That
brings
light
into
that
stairwell
area.
The
big
covered
area
underneath
the
guest
bedrooms
to
create
that
outdoor
space,
just
fascinating,
really
nice
stuff.
C
Hi
dan,
hey
lance!
How
are
you
hey?
Okay,
thanks
just
a
question
on
that
motor
court.
Is
that
adequate
space
to
be
able
to
back
a
car
up
and
turn
around
and
drive
up
that
driveway,
because
it's
a
pretty
slope
driveway,
so
they're
not
going
to
be
able
to
back
out
they're,
obviously
going
to
need
to
turn
around?
Is
that
enough
space.
N
Yeah
we're
going
to
have
to
do
a
little
bit
of
modification
in
there
to
the
contours
and
obviously
we've
we've
had
a
quick
little
conversation
with
fire
and
we
think
we're
good
with
them
pulling
hoses
from
above
and
not
needing
to
go
down
to
the
main
level.
N
So
yeah
we've
got,
we've
got
head
clearances
that
we
feel
are
adequate
and
we've
got
some
good
hammer
heading
maneuvering
area
in
there
at
the
end
of
the
day,
we're
hoping
to
not
pour
a
bunch
of
concrete
out
here
for
a
driveway.
But
again
it's
it's
bedrock,
so
it
is
a
little
bit
unruly
at
the
moment.
So,
where
it
exactly
goes,
you
know
we'll
determine
that
as
we
get
through
the
construction
documents
but
yeah,
we
do.
N
Maneuvering
and
we're
going
to
have
to
do
a
little
bit
of
cleanup
of
the
edge
of
that
hillside.
There.
C
My
question
or
concern
is
that
from
on
this
sheet
here,
when
you
pull
into
that
carport,
you
see
the
chimney
flue
there
and
it
kind
of
looks
it
kind
of
looks
like
just
a
pipe
coming
out
of
the
house.
Could
it
be
something
different,
maybe
a
little
more
angular
that
would
match
the
house
and
more
rectangular
in
shape,
rather
than
just
a
round
tube
coming
out
of
the
top,
because
it
looks
kind
of
odd
to
me
just
sticking
up
right.
There.
N
A
N
Here
in
that
well-designed
portion
of
the
home,
so
we
were
trying
to
keep
this
I'll
call
it
a
sundial,
it's
sticking
up
as
small
as
possible,
because
we
may
at
some
point
need
to
add
solar
panels
that
would
otherwise
be
shaded
on
the
back
side
of
that
thing,
so
we're
trying
to
do
it
as
a
minimal
design
concept
rather
than
trying
to
over
embellish
it.
But
what
we're
doing
right
now
is
we
have
the
spark
arrestor
covered
with
just
a
clean
metal
pipe
that
would
cover
the
spark,
restore
and
just
look
innocuous.
K
N
To
the
east,
so
they
have
a
development
wall
that
extends
all
the
way
down
the
length
of
that
that
eastern
eastern
boundary
and
then
ridge
mountain
is
a
is
a
gated
small
development
that
from
home
to
home,
I'm
not
aware
of
of
any
fencing
or
any
any
immediate
fencing
around
pools
that
that
may
come
up
as
we
go
through
the
process
with
with
regards
to
pool
safety
but
beyond.
I
N
Boulders,
where
we
may
have
something
that's
four
feet
or
four
six
just
start
to
re-naturalize
with
some
of
the
existing
boulders
that
are
there
on
site
and
do
as.
C
E
B
Any
other
questions
from
the
committee
for
the
applicant
at
this
point.
We
can
take
public
comments
if
there
is
anybody
from
the
audience
who
would
like
to
make
a
comment
and
noting
that
we
did
receive
those
two
comments
via
email.
But
if
anybody
wants
to
speak
to
the
committee,
you
would
have
three
minutes.
B
Okay,
I
think
then
we
can
move
to
our
committee
discussion
comments
from
the
committee.
C
I'll
go
first,
I
think
I
think
it's
a
really
nice
looking
project
and
it
certainly
improves
the
eyesore.
That's
been
there
for
as
long
as
I've
lived
in
palm
springs,
I
just
the
only
thing.
My
concern
is.
What
I
brought
up
to
lance
is
is
the
chimney?
Flue
looks
a
little
innocuous
sticking
up
from
that
perspective.
I
understand
his
point,
but
I
think
it
kind
of
takes
away
from
the
house
a
little
bit.
L
I
I
appreciate
the
presentation
that
lance
put
together
for
us
here
and
in
terms
of
the
landscape.
I
agree
with
sean
if
we
could
just
see
more
of
a
blending
or
transition
from
the
natural
landscape
where
there
might
be
nothing
but
the
native
plant
material
to
the
landscaped
areas
that
are
proposed.
L
I
think
they
would
create
a
nicer
environment
and
still
achieve
the
screening
effect
that
they're
trying
to
get
for
the
neighbors
as
well.
I
guess-
and
the
other
comment
would
be
that
they
restore
any.
I
was
trying
to
go
through
the
grading
plan
to
see
what
areas
you
know,
what
how
much
disturbance
would
occur,
especially
bringing
the
driveway
down
to
that
external
garage,
and
so
those
slopes,
be,
you
know,
re-naturalized
with
permian
or
other
materials
to
make
it
blend
with
natural
terrain
as
much
as
possible.
B
L
B
Play
off
your
comments,
tom,
I'm
wondering
if
the
trees
along
the
eastern
property
boundary
should
be
on
the
uphill
side
of
that
water
retention
basin,
so
that
one
it
would
screen
the
basin
from
your
clients
and
by
moving
those
trees
slightly
up
on
the
slope.
It
would
even
screen
the
house
a
little
bit
more
for
the
people
below
and
it
would
screen
their
brush
from
you.
L
Yeah
and
I
think
even
unless
it's
a
view
situation
but
from
the
renderings,
it
looked
like
it's
a
blank
wall
just
where
the
equipment
area
is
below
the
upper
level.
L
That
appeared
to
be
a
blank
wall
in
that
direction,
and
some
of
the
plant
material
could
move
further
to
the
north
to
kind
of
soften
that
blank
wall
of
the
structure.
G
N
Yeah
so
down
below,
if
I
may,
there
are
yeah
there
are
the
there
are
the
mexican
fan
palms
mixed
in
with
california
fan
bombs
and
and
the
two
that
are
at
the
end
of
the
pool
they're
also,
you
know
they're
close
to
where
the
hill
starts
going
back
up,
so
there's
an
existing
retaining
wall
that
ends
there.
N
So
there's
an
existing
retaining
wall
separate
from
the
11
foot,
six
retaining
wall
that
comes
out
along
the
base
of
the
hill,
the
two
at
the
end
of
the
pool,
the
two
pawns
shown
at
the
end
of
the
pool
are
anchoring
the
end
of
that
existing
wall.
So
there's
a
little
bit
of
re-naturalization
that's
going
on
in
there.
N
I
I
would
say
that
the
other
two
on
the
other
side,
maybe
you're
a
little
bit
disconnected
from
anything
and
we'd,
be
happy
to
restudy
yeah,
locating
those
somewhere
where
they're
a
little
more
nestled
up
against
the
massing
and-
and
you
know
creating
that
that
feel
that
I
think
palms
do
such
a
great
job.
N
N
It's
a
gray,
you
know
which
will
quickly
again
become
the
color
of
the
blow
sand.
That's
out
there
so
it'll
be.
C
I'll
make
a
motion
to
approve
subject
to
landscape
revisions,
as
suggested
by
both
tom
and
sean.
G
B
D
Thank
you
chair.
As
you
mentioned,
this
house
is
owned
by
or
properties
owned
by
kim
and
mark
dempster
to
orient
everyone
where
this
property
is
located.
It's
in
the
mesa
section
of
the
city
at
the
top
of
camino
el
torres
that
turns
into
camino
monte,
which
is
the
short
little
street
here,
the
dempster's
currently
owned,
and
this
property
here
in
1951
camino
monte,
and
they
also
own
this
vacant
lot,
which
is
in
the
red
triangle
or
box.
D
Here
previously,
a
house
was
approved
on
this
lot
back
in
2017,
and
I
the
drawing
of
it
in
your
package,
we'll
get
to
in
just
a
little
bit
but
to
orient
everyone
as
to
what
the
proposal
is
is
they
are
proposing
to
build
an
accessory
structure
to
the
main
house,
1
350
square
feet
consisting
of
three
cubes
450
square
feet
each,
as
you
saw
in
that
area
photograph.
The
red
box
is
around
this
pink
lot
here.
D
The
dempster
house
is
in
the
purple
and
in
order
to
build
the
accessory
structures,
they
will
need
to
merge
the
lots,
which
is
one
of
the
conditions
of
approval
that
it
become
one
overall
large
lot.
So
the
house
will
remain
as
the
primary
residence
and
then
the
accessory
structures
will
contain
a
gym
and
then
two
other
bedrooms.
D
This
is
a
3d
rendering
of
how
the
house
or
the
accessory
structure
will
look
as
you
look
up
to
the
house,
which
is
a
box
up
on
the
hill,
the
proposed
accessory
structures
will
sit
14
feet
below
the
street
level
of
camino
monte
in
looking
at
the
roof
plan.
This
shows
the
the
basement
level
or
the
the
under
the
slab
level,
which
includes
crawl
spaces
that
mechanical
equipment
will
be
located.
D
D
Once
again,
here
are
the
dimensions
of
each
of
the
cubes,
with
a
shared
utility
space.
Underneath
and
in
order
for
them
to
be
connected,
they're,
adding
a
roof
structure
that
will
provide
shade
and
then
connect
all
of
the
units
together,
they
provided
us
with
a
cross
section
how
the
property,
the
buildings
will
be
anchored
into
the
into
the
ground,
showing
mechanical
space
and
showing
height
limits,
which
are
here
ranging
from
20
feet
from
the
top
of
the
highest
structure
itself.
D
We
have
a
building
elevation,
showing
the
types
of
materials
that
will
be
used,
they're
proposing
to
use
corten
steel
panels
throughout
the
structure
and
then
some
stucco
on
the
interior
balconies
with
glass
tempered
railings.
D
D
Again,
a
landscape
plan
they're,
proposing
minimal
landscaping
staff
has
discussed
with
them
the
use
of
these
in-row
trees
at
the
bottom
of
the
the
parcel.
That
is
something
that
the
sea
can
make
a
recommendation.
If
this
is
an
appropriate
plant
type
see,
it
is.
D
This
is
the
house
that
was
previously
approved
it
there's
a
outcropping
large
rock
outcropping
that
they're
trying
to
save
and
this
rat
the
house
and
the
pool
wrapped
around
it.
If
I
go
back
one,
you
can
see
the
rock
outcropping
here
and
they
also
are
saving
that
unique
feature
to
the
site,
and,
as
I
mentioned,
this
is
the
grading
plan
of
the
previously
approved
house
and
it
extended
farther
down
the
hill
and
had
more
graining
than
what
was
proposed
so
looking
at
some
site
photographs.
This
is
the
terminus
of
camino
monte.
D
There's
a
gate.
That's
there.
Now
that's
open
to
a
driveway
that
leads
down
into
the
site,
and
this
is
not
the
dempster
house.
This
is
the
neighboring
house.
The
the
dumpster's
house
is
more
to
the
left
over
here.
D
D
D
B
Thank
you,
glenn.
Any
questions
for
the
staff
from
the
committee.
D
D
There
this
portion
of
communal
tourists
was
abandoned
at
one
point:
it
was
going
to
connect
here
and
the
city
abandoned
it,
I'm
not
sure
exactly
what
year
it
was,
but
when
that
happened,
you
can
kind
of
see
where
the
street
was
taken
over
by
the
1951..
D
So
that's
you
know
all
these
lot
lines
are
a
little.
B
So
is
there
a
parking
requirement?
Is
it
because
this,
the
lots
are
being
combined
that
there's
no
additional
parking
required.
D
M
Hi,
my
name
is
jim
schmidt,
I'm
the
architect
and
aaron
goldman
from
my
office
is
here
too.
He
wants
to
chime
in
we're
going
to
kind
of
tag
team.
This
he's
going
to
pull
up
the
drawings
as
we
talk
so
as
glenn
mentioned,
this
is
a
client
we've
worked
with
for
quite
a
while.
We
did
the
house
above,
which
is
a
hugh
captor
house,
1959,
hugh
copter
house,
that
we
worked
on
about
10
years
ago.
Our
concept
to
that
house
was,
we
were
adding
on
to
it.
M
We
didn't
want
to
add
on
and
make
it
look
1959
and
adding
on
to
it.
We
did
a
contrasting
edition.
I
looked
at
the
house
and
it
was
a
very
light,
delicate
poston
beam
with
a
six
inch,
thick
roof
and
two
by
four
posts
and
beams
on
an
eight
foot
grid.
The
addition
we
did
was
purposely
very
solid
with
steel
volumes
that
were
one
was
plugged
into
the
house
kind
of
sliding
through
the
roof
down
and
created
a
core
in
the
middle
of
the
house.
M
M
At
the
time
they
chose
ross
deal
that
rusted
I
was
pushing
for
corten
then,
and
I
think
they're
on
board
with
corten
now
for
the
new,
so
our
they
bought
the
lot
below
and
glenn
showed
the
house
that
they
that
we
had
done
for
them.
It
was
never
meant
to
be
a
spec
house.
It
was
always
meant
to
be
a
part
of
a
property
they
wanted
to
control
the
whole
thing
because
they
looked
down
on
this.
M
M
So
we
came
up
with
the
idea
that
to
combine
the
property
and
enhance
the
property
they
have
by
building
an
accessory
building,
which
we
maxed
out
at
the
350
square
feet
or
whatever
it
is,
and
they
just
added
more
program
to
what
they
had
so
we're
continuing
the
story
of
the
steel
volumes
down
that
in
this
case,
I
can,
I
sort
of
saw
this
as
an
italian
hillside,
town
cascading
down
the
hillside
following
it
down,
and
these
are
going
to
be
visible
from
above
from
their
properties,
so
the
roofs
have
gravel
on
them.
M
N
B
M
M
So
sorry,
if
I
keep
cutting
out
so
we're
continuing
the
story,
that's
already
been
started
here
and
we're
continuing
it
down
to
the
lot
below,
like
I
said,
the
the
volumes
that
we're
proposing
are
just
more
program,
a
gym,
two
more
bedroom
spaces
and
we're
turning
our
back
to
the
street
and
to
the
house
above
and
one
of
the
cubes
is
oriented
right
to
the
there's,
a
r
rock
outcropping
on
the
site.
That's
the
beautiful
feature
of
the
site,
so
one
of
them
focuses
on
that.
M
We've
turned
our
back
to
the
large
three-story
house
next
door,
and
I
would
think
that
the
neighborhood
would
be
happy
to
have
this,
because
we
could
have
put
a
very
large
house
on
this
lot
and
instead
it's
a
relatively
small
project,
straightforward
rather
simple,
actually,
and
we
are
connecting
it
actually
we're
not
connecting
it
via
a
roof,
we're
connecting
it
via
the
crawl
space
below.
So
it
sits
on
one
foundation
and
it's
kind
of
like
there's
three
towers
in
a
base.
But
it
is
one
building.
B
Thank
you
committee
members,
questions
for
the
applicant.
B
I
have
just
kind
of
a
technical
comment
on
your
roof
plan:
the
roof,
that's
over
the
gym,
it's
pitching
towards
the
I'll
call
it
the
courtyard
or
the
entry,
but
the
underground
drainage
pipe
is
on
the
opposite
side
of
the
gym.
I
think
if
you
were
to
just
pitch
the
roof,
180
degrees
from
where
you
have
it
now,
it'll
be
a
much
closer
connection
to
that
underground
drainage
line.
C
B
K
I'll
start,
I
love
the
concept
of.
K
The
little
individual
boxes
are
great,
but
what
the
one
thing
I'm
kind
of
when
I
look
at
the
render
it
kind
of
feels
like
it
all
blobs
together,
so
I'm
just
I'm,
I'm
not
sure.
I
I
really
love
the
concept.
I
love
it.
It
feels
like
it
may
be
a
little
corten
intensive
that
the
fact
that
everything
is
covered
in
core
10
may
make
the
whole
thing
kind
of
bleed
together
in
a
way,
rather
than
kind
of
stand
out
of
these,
these
three
individual
cubes,
which
I
think
again
I
love
that
concept.
K
C
K
The
other
thing
I'm
a
little
bit
concerned
with
is
detailing
the
edges
of
corten
can
always
be
problematic.
Looking
at
some
of
the
overhangs,
because
mostly
it
leaks
down
in
weather
and
can
stain
stucco.
So
it's
got
to
be
really
carefully
done
on
those
edges.
B
M
There's
a
direct
connection
from
the
motor
court,
there's
a
stairway
that
comes
down
to
where
that
airstream
was
which
we
actually
did
put
through
the
city.
It
has
been
run
through
the
city
and
been
approved
and
it
has
screening
around
it
palm
trees.
It
has
landscape
screening,
so
it
was
formally
put
through
the
city
several
years
ago.
So
there
is
a
stairway
right
there
that
comes
off
the
motor
court
down
to
that
little
area.
K
M
As
glenn
talked
about
there's
just
a
crushed
gravel
kind
of
court
there
in
the
front
and
that's
meant
to
be
able
to
pull
the
trailer
out,
which
I
don't
think
that
trailer
is
ever
going
to
go
anywhere
and
it's
sort
of
like
a
feature,
a
little
just
a
little
spot,
go-to
spot,
maybe
to
write
or
do
something,
and
it's
got
some
adirondack
chairs
sitting
around
it's
kind
of
like
a
little
campground
there
area
is
meant
to
be
able
to
pull
it
out.
If
you
needed
to
someone
could
pull
a
car
down
there.
M
If
they
had
a,
I
don't
know
a
caterer
or
something
that
needed
to
go
down
there
or
you
know
a
masseuse
came
for
the
gym
or
a
private
trainer
or
something
so
it's
can
be
driven
on.
But
it's
meant
to
be
feel
very
natural.
We
didn't
want
to
over
develop
this
site.
We
wanted
it
to
feel
like
it
just
kind
of
blend.
In
again,
we
were
really
after
the
big
feature
of
the
rock
formation.
M
No,
this
is
me
the
first
one,
the
one
nearest
us
on
the
okay
on
the
south
side
that
one
is
focusing
on
the
rock
formation
and
the
other
guest
suite
is
focusing
out
to
the
view
and
looking
down
sort
of
over
the
pool
and
the
gym
itself
is
focusing
into
the
little
courtyard
right
here
and
then
there's
a
view
off
to
the
city
lights
and
the
distance
in
the
city
in
the
distance
and
the
mountains
beyond.
M
Well,
we
didn't
want
any
windows
to
the
large
three-story
house
next
door,
so
we're
trying
to
screen
ourselves
from
that
and
also
there's
no
windows
to
the
street
up
here.
So
these
are
going
to
look
like
three
volumes,
just
kind
of
growing
out
of
the
hillside.
There
are
different
heights
and
yeah
they're
meant
to
be
sort
of
very
austere
and
simple.
B
But
I'm
very
familiar
with
the
lot,
and
I
think
this
is
a
great
concept
like
you
say
it's
underdeveloped,
compared
to
what
most
people
would
build.
So
it's
I
think
it's
very
neighborly
friendly.
I
totally
agree
with
steve,
though,
that
it's
so
corten
intensive
and
are
those
individual
boxes
from
a
distance
gonna
suddenly
breed
as
one
piece
because
of
the
similar
material
and
the
flat
scale.
And
it's
it's
not
a
complaint.
It's
just
a
comment.
B
M
Think
there
could
be
some
shadows
because
they're
kinked
and
turned
and
maybe
some
models
and
depth
between
them.
You
can
see
that
in
one
of
the
elevations
and
then
there's
some
landscaping
slipped
in
between
them
and
rocks
of
course,
and
we
couldn't
spread
them
too
far
apart,
because
we're
trying
to
we're
trying
to
say
this
is
one
building
connected
underneath
otherwise.
B
K
I
think
I'm
reacting
to
the
exterior
perspective
facing
west,
where
you've
got
all
of
those
it
looks
like
all
the
levels
of
the
paving
has
corten
in
front
of
them.
So
basically
the
whole
thing
looks
like
it's
kind
of
this
big.
You
know
metal
piece
that
goes
all
the
way
up.
So
I
think
if
there
was
some
yeah
so
some
break
up
in
those
materials
in
between
the
buildings,
then
I
think
it
would.
It
would
pop
a
lot
better.
C
C
G
G
Introducing
some
trees
in
between
would,
but
I
also
think
we're
reacting
to
this
piece
of
paper
in
this
elevation,
drawing
which
you
know
things
could
have
been
graphically
represented
a
little
differently
and
maybe
fade
out
some
of
the
buildings
in
the
background,
so
I
think
in
real
life,
it's
not
going
to
read
that
way,
but
I
think
the
the
landscape
in
between
each
one
of
these
introducing
a
tree
or
something
tall
would
help
with
that.
Also,
I
thought
it
was
a
good
comment,
not
offended
by
the
core
town.
I
think
the
odds,
look
good.
B
L
I
just
have
one
comment
regarding
the
landscape
and
the
staff
and
brought
it
up
regarding
the
row
of
trees
along
the
one
property
line.
Those
particular
species
are
semi-vigilant,
so
they
will
lose
their
leaves
during
the
winter.
So
I
think
if
they
created
more
of
a
mix
of
trees
along
there
and
staggered
the
locations
would
help
and
if
they're
looking
at
doing
some
palms
to
use
the
wash
and
tony
of
first
velifera,
the
robusta,
so
the
california
native
palm
and
again,
I
think
the
palms
could
start
at
a
very
you
know:
shorter
height.
L
C
B
A
Just
update
that
the
new
playing
director
started
last
month,
so
christopher
hadwin
has
been
on
the
team
now
for
a
month
and
look
forward
to
introducing
him
to
to
the
committee
soon,
hopefully
we'll
be
able
to
have
him
at
the
next
meeting.
He
is
actually
with
hspb,
which
is
also
meeting
tonight.
We
have
both
those
meetings
tonight,
so
remember,
walsh
also
had
something
on
that
agenda,
so
he
was
pulled
away
from
our
meeting
tonight
too.
N
A
Say
that
christopher
will
be
joining
us
at
future
meetings.
That's
all
I
have
mr
chair.
