supports
a
project
with
minor
changes
involving
the
reduction
of
some
corbels,
the
spacing
out
of
rafter
tells
throughout

building

simplifying
building
elevations
and
the
applicant
was
open
to
making
these
changes
and
are
reflected
in
the
revised
plans
before
the
planning
commission
tonight
next
slide.

proposed
site
plan
we
have
the
building
footprint
highlighted
in
blue
the
driveway
that
would
allow
the
project
team
to
satisfy
the
condition
the
easement
agreement
is
on
the
top
of
the
screen
and
we

see

it

It
is
a

wide
drive
aisle
that
would
allow
129
victoria
to
access
those
rear
parking
spaces.

view

There
are
two
elements
that
I
want
to
point
out
here.
The
first
one
is
a
wing
wall
circled
in
red
to
the
left
at
the
drc.
Medium
staff
was
asked
to
look
into
the
code
to
see
if
this
is
an
element
that
can
can
go
beyond
the
six-foot
height
limit
for
walls.

We
did
look
into
that
and
found
that
that
item
has
not
been
adopted
yet
or
the
code
has
not
been
amended
to
allow
those
wing
walls
at
the
moment,
but
it
is
something
that
seems
to
happen
in
the
future.
The
second
element
is
the
elevator
tower
here.
This
was
proposed
after
the
drc
meeting
staff
did
review
it
against
the
design
guidelines
and
found
that
there
is
still
some
consistency.

some
landscaping
landscaping
proposed
consists
of
drought,
tolerant
and
native
landscaping
in
areas
that
are
visible
in
setback,
areas
that
are
visible
from
the
street.
In
compliance
with
with
the
development
standards,
we
are
adding
a
condition
our
staff
would
like
to
add
a
condition
which
will
require
the
applicant
to
remove
the
three
trellises
furthest
to
the
north
of
the
east
property
line.

were
open

I
think
this
is
a
detail
that
was
missed
in
the
resubmittal
for
the
planning
commission
package.
So
we
would
like
to
add
that
condition
of
approval
and
and
as
planning
commission
approves
this
project
tonight

recommends

the
planning
commission
determine
the
project
is
categorically
exempt
from
the
requirements
of

approve

projects.

our

owner's
project

project

valencia
building,
they're
on
the
corner
of
the
old
top
tune
site
which,
hopefully,
in
a
few
weeks,
will
be
under
construction,
and
we
hope
that
it's
going
to
be
a
nice
gateway
project
for
our
community.

the

tonight
by

the
audience
we
have
the
owners,

owner

the
property.

just
quickly
point
out
that
the
project
complies
with
all
applicable
zoning
standards
and
we
seek
no
variances
or
exception
permits
at
all.

this
application
we
have
three
two-car
garages
with
direct
access
to
units
and
as
well
as
two
additional
covered
parking
spaces,
but
indeed
we
do
have
a
very
unique
ingress
and
egress
easement
recorded
on
our
property
and
our
neighbor's
property
and
with
no
definition
of
where
and
what
size
and
so
forth.

eagerness.

feet
connecting
back
of
their
property

avenida
rosa,
and
it
just
so
happens

took
advantage

that

easement

placed

garages
two

them

additional
parking
along
that
side
to
share
that
full

foot
wide
aisle,
and
so
it
worked
out
as
a
win-win
for
both
of

us.

we
addressed
the
issue
and
it
left
us

still
a
decent
building
pad
and
so
forth.

we
were
just
working
with
the
requirement
and
everything
hopefully
worked
out.

did

we

took.

we
were
proposing
to
restripe
their
parking
back
there,
so
they
can
turn
in
perpendicular
to
their
parking
spaces
which
allows
them
to
turn

get

to

pretty
easily.

since
we
designed
the
project

already

earnest
interest

unit

regard
to
an
elderly,
individual
and

beverly

they're
very
interested

purchasing
unit

families
looking
at
potentially
buying
the
other
units
as
well,

they
really
need
to
plan
for
the
future
and
have
access
to
the

the
multi-level
unit

want

be
able
to
have
access
to
the
rooftop
deck
to
enjoy
that
ocean
view
that
we
all
enjoy
in
town.

unique
thing
about
the
elevator
is
just
turned
out,

it's
kind
of
in
the
middle
of
the
footprint
of
the
building,

the
as
you're
along
avenida
roast
because
the
elevator's
in
the
middle
of
the
building,

hardly

because
of
the
way
the
massing
of
the
building
is,
and
so
you
hardly
notice
that
it's
there
from
the
street
scene,
that's
for
sure
you'll
probably
see
it
from
beyond
other
vistas,
but
on
the
street
street
seam,

probably
won't
even
notice
that
it's
there
we
worked
hard
to
address
the
unique
circumstances
associated
with
this
site,
and
we
hope

we

there's
some

creative
things

been
done
here
and
it's
you

terms

utilizing
the
site
and
complying
with
that
easement
so
that
both
parties
are
benefited
by
that.
I
think
it
works
out.

only

only
thing
we
really
took
exception
to
was,
I
think,
there's
some
really
there's
some
nice
features
within
this
style
of
architecture,
but
it
was
a
little
too
much.

was
a
little
too
busy.

thought

I

architect
has
done
a
nice
job
of
kind
of
trimming
that
back
the
scale
the
proportion,
I
think,
the
composition
of
the
elevations
and
really
what
you
see
from
the
corner
of
the
building.

know
you
look
at
these
elevations
and
you
see
this
elevator
tower.

agree,
and
I
can
see
that
I
mean
that
the
rendering
is
probably
more
accurate
in
terms
of
what
you're
going
to
see
from
the
street.

certainly
in
favor
of
the
project
it
looks
like
they
went
a
long
way
towards
making

elegant
and
acceptable
and
really
complying
with
that
style
of
architecture.
