situation
with
sidewalks
on
this
property?

you

me

little
bit

they

sidewalks
adjacent

this
area
the
sidewalks
they
they
will
be
required
to
have
sidewalks
along
2nd
Avenue
and

not
along
the
private
Street.

the

the
area
to
the
north
that
they

not

sidewalks
in
the
front?
They
have
them
in
the
rear
and
that
was
agreed
upon
when
they
entered

development
agreement

area

area
will
still

have
sidewalks
on
the

applicant

better
configuration

development

meeting
the
IFC
standards.

responsible

bring

garbages
to

public
right-of-way

the

city
services

provided
from
the
public
right-of-way

we

want

snow
removal

mailboxes
will
be

not
as
big
of

deal,
but

heavier
equipment

snow
removal
or
garbage

up
the
vicinity
map,
so
the
concept
plan
included
this
entire
quarter
section
of
land,
and
that
showed
you

the
master
plan
of
what
this
development
will
be.

this
was
laid
out
as
phase
one
and
you'll
notice,
though
on
well
I
wish
that
I
should
have
pulled
up
the
map
of
the
concept
plan.
So
this
zoning
of
R1
doesn't
match
the
concept
plan,
but
it
is
in
the
Subaru
water
consent
decree.
So
we
have
to
get
it
platted
as
one
lot
before
coming
back
and
rezoning
re-subdividing
and
then
rezoning
to
make
sure
that
the
zoning
designation
does
follow
the
lot
lines
of
the
approved
concept
plan.

this
one
will
be
before
you
about
four
times
to
get
this
first
phase
of
the
project
complete
and
able
to
be
developed
when
this
once
the
zoning.
So
it's
the
annexation,
end
zoning
right
now
we're
just
doing
the
first
reading
of

zoning
once
it
comes
back
together
with
the
annexation,
end
zoning
and
then
we
submit
or
record
the
plot
we'll
have
on
the
face
of
the
plot
that
no
further
development
can
proceed
without
Inc
being
in
compliance
with
the
approved
concept
plan.

that
never
happened,

they

only
put
one
single
family
home

this
entire
piece

placeholder

we
have
less

that's
why
we're
going
with
R1,
because
it
is
the
most
restrictive

be
the
placeholder
until
we
move
forward
with
further
subdivision.
So

to

Highway
commercial,
which
is
this
red
area
that
is
adjacent.

it
is
good
in
that
respect
that
it

not
a
spot
Zone
and
it
is
appropriate
that
this
property
would
be
zoned,
C3,
Highway
commercial
rather
than
the
i1
light
Industrial,
and
it
does
meet
the
minimum
lot
size
requirements
for
that
District.
They
are
proposing.
So
with
that
I'll
