preservation
board
accident

area

expanded

It's

this
is
just
a
site
survey,
showing
kind

where
things

located
on
the
property.

giving

context

character
districts

the
different
transects,
and
this
is
located
in
the
downtown
district,
which

intended
for
a
mix
of
uses
and
to
propose
support
the
retail
along
carpin
Avenue,

this

non-histole,
non-contributing,
non-historic
structure.

The
two
main
things
that
we
need
to
look
at
are
the
neighborhood
and
District
context
and
conformance
with
other
city
code
requirements.

as
I
mentioned,
this
property
is
located
in
the
downtown
character
District,
which
promotes
retail
establishments
and
a
mix
of
uses.
The
proposed
improvements
are
consistent
with
the
city's
comprehensive
plan
and
special
area
plan,
and
I
do
not
believe
that
the
proposed
improvements
would
adversely
impact
the
historic
resources
that
are
around
it.

thing
to
look
at
would
be
the
conformance
with
the
other
city
code
requirements.
Now,
if
they
were
fully
redeveloping
this
property,
they
would
fall
under
the
transect
code
requirements.
What
they're
doing
now
does
not
make
them
have
to
conform
with
that
code,
however,
I
would
suggest
staff
would
suggest
that
it
would
be
nice
since
they're
increasing
the
parking
to
conform
with
the
bicycle
parking
requirements
of
the
code.
So
just
a
suggestion
to
consider
adding
a
bike
rack.

then,
looking
at
your
guidelines,
design
guidelines
review
manual,
really,
the
only
section
that's
really
applicable
is
parking.
Lots
and
I
feel
that
these
plants
and
shade
structures
would
actually
screen
the
existing
parking
area
and
create
an
active
use
between
the
parking
area
and
the
street
and
kind
of
enliven
the
space
a
bit
and
then
just
again
bike
racks
or
are
always
a
good
thing.

Consideration
should
be
given
to
the
provision
of
secure
bicycle
parking
and
that
the
certificate
of
approval
will
expire
in
three
years.

the
required
permits
have
not
been
issued
for
this
project,
it
was
publicly
noticed

we
