a
very
large
development
along
the

corridor.

valhalla
executive
center
office
buildings
to
come
down
to
change,

we

been
seeing

plus
units

mixed
use-
development

large
in
size,
but
it

continuation

some
of
the
great
buildings
that
we
see
there,
and
I
will
make
one
note
of
something

little
different
in
this
development
not
radically
different
but
different.

difficulty
in
securing
spaces
to
provide
programming
by
one
agency
or
another
to
members
of
the
community,
and
I
think
that's
a
little
bit
different
than
this,

commend

staff
for
working
very
hard

commend

with
the
staff
to
come
up
with
a
solution
that
is
going
to
bring
a
benefit
to
the
community.

think
that's
exciting
and
we'll
watch
this
unfold.

with
each

the

financial

have
joined

the

joplin

very
supportive.

legion
has
been
part
of
the
discussions
with
the
developer.

want
to
see
to
relocate

center
path
and
they're
happy.

is
going

happen

we're
really
shooting
get
this
done

worked
hard
with
staff
diligently,
both
housing
staff
and
planning
staff
to
address
both
built
form
issues
in
terms
of
tower
building
separation
and
providing
for
an
appropriate
sidewalk
along
tripoli,
as
well
as
housing
staff
to
provide
for
improvements
to
the
existing
building
and
undertake
community
improvements
to
the
site.
I
Following
from
two
community
consultations
that
we
had
as
well
as
a
tenant
meeting
and
two
tenant
surveys,
we've
worked
with
staff.
The
applicant
has
worked
with
staff
as
well
as
the
counselor's
office,
to
provide
for
several
several
improvements
to
the
property.
There
will
be
new
amenities
spaces
in
the
form
of
new
play
equipment,
water
play
areas,
a
community,
barbecue
area
introduced
all
the
indoor
and
outdoor
amenities
space
will
be
accessible
to
both
the
new
tenants
of
the
site
and
the
existing
tenants
as
well.
I
There's
been
improvements,
and
this
these
comes
as
part
of
what
was
discussed
through
the
community
council
community
consultations
to
the
existing
building
in
terms
of
laundry
facilities,
new
security
cameras,
new
lighting
in
terms
of
in
the
parking
areas
and
walkways.
I
The
project
also
contributes
through
the
section
37
contribution
to
improvement
of
parks
in
the
area.
There
will
be
a
bike
station,
a
bike
share
station,
as
well
as
some
funds
toward
the
community
action
center
in
the
neighborhood.
So
with
that,
I
would
just
conclude
that
we
are
in
agreement
with
the
staff
recommendation.
I
Compliments
to
staff
for
working
with
us
through
covet
and
in
an
efficient
manner,
and
you
know
the
project's
been
ongoing
since
2017,
but
we're
happy
with
the
result,
and
we
think
we've
worked
well
with
staff
in
the
counselor's
office
to
as
well
as
the
community
consultation
meetings
and
tenant
surveys
to
have
a
project
that
we
believe
is
going
to
be
a
great
one
for
the
area
and
bring
new
rental
housing
with
a
lot
of
new
family
size
units
with
that.

infill

compatible

context

the

and
fine-tune
them.

bit
of
comment
to
that
because

want
to
just
understand
a
bit
more

you

amenity
space,
it's
about
preserving
the
existing
landscaping

is
currently
on
site,
providing
obviously
the
amount
of
sufficient
amount
of
parking
and
just
to
build
up
that
community
within
this
area.

know
that
there

well
community
here,

the
tenants
of
all
the
three
buildings
gather
occasionally,
and
so
we
want
to
ensure
that
that
continues
to
happen
with
this
new
development.

provincial
policies

official
plan,

encourage
but
have
mechanisms

permit
these
infill
developments?

developer,
comes

reads

plan

prevailing
legislation,

says
you

growth
is
going
to
happen
in
toronto
and
these
are
the
types
of
places
that
it
occurs
and
then
you
as

planner

a
community
council
and
all
the
community
members
involved.

Originally,
when
the
application
was
submitted,
it
was
for
a
complete
eight-story
building
and

numerous
conversations
with
the
applicant,
we
were
able
to
increase
the
setbacks

plaza,

separation
distance
between
the
new
building
and
the
existing
building
in
order
to
achieve
more
sunlight
and
views
through
the
site.

fair
to
say
that
if
a
council
refused
it
which
happens
from
time
to
time
and

appealed
to
the
the
tribunal,
you

council
would
have
to
argue
that
despite
us
having
all
these
legislation

official
plan

rules

of
buildings,
we
couldn't
explain
why
we
refused
it.

different
scenario

it
was
something
like
adjusting
the
height

the

unit
types

some
fine-tuned
detail.

do
have
growth
expectations
in
the
provincial
legislation
for
the
city
of
toronto.
We
are
meeting
and
exceeding
those
targets.

them
specifically
in
front
of

this
application
is
you
have
to
remember
that
this
is
an
apartment,
neighborhoods
and,

sabrina

explained,
apartment
neighborhoods
aren't
a
growth
designation,
but
within
that
planning
regime

fit
in
buildings
like
this,
which,
as
sabrina,
has
described
as
modest
in
scale
and
provides
for

rental
dwelling
units.

is
investing

money

existing
building
and

been

conditions

wanted

make
sure
that
the
existing

going

maintained

Configuration
further
reduced

five
lot
configuration,
which
is
what

before
council

reductions
and
amendments
to

also
included
reduction
in
heights

concern
that
we
heard
from
the
public
as
well
as
safety
along
weston
road.
So
the
two
lots
now
located
with
weston
road
frontage
now
have
partial
hammerheads
to
accommodate
turn
around,
so
that
vehicles
exiting
those
lots
can
exit
their
homes
front
on
and
they're
not
backing
up
onto
weston
road.

also
resulted
in
a
slight
decrease
in
the
required
front
yard
landscape,
which
we
are
requesting
an
amendment
to

order
to
accommodate
that
partial
hammerhead
for
safety
purposes.

terms
of
the
overall
application,
it

reviewed

perspective
of
a
natural
heritage.
Stormwater
management
traffic
design
reports
were
in
fact
submitted
and
were
reviewed
by
the
appropriate
staff,
including

conservation

the

residential

the

would
mean
that

there
is
strong
community
opposition
to
the
proposed
applications
you
have
before
you
miss
gibson
set
out
very
well.
The
impact
of
the
proposed
development
on
the
established
nature
of
this
community
community
council
had
before
it,
of
course,
the
august
20th
2020
staff
report,
which
is
very
close
to
the
proposals.

They
run
counter
to
the
provincial
policy
statement
to
the
city
of
toronto's
own
planning
instruments
and
to
the
provincial
growth
plan,
and
community
council
and
councillors,
will
know,
of
course,
that
the
city
has
fairly
recently
implemented
new
policies
to
further
protect
neighborhoods.
To
make
sure
that
development
within
those
neighborhoods
is
compatible.

So,
for
the
reasons
that
are
set
out
in
the
staff
awards,
my
client
and
the
people
he
speaks
on
behalf
of
the
residents
are
very
opposed
to
the
application
and
are
very
supportive
of
the
staff
recommendation
that
city
council
direct

city
solicitor,
along
with
appropriate
city
staff,
to
appear
in
opposition
to
the
proposed
applications.

know,
this
is
presently
a
low
density,
generous
lotted
pattern
with
nine
existing
homes
and
it's
going
to
be
replaced
with
a
very
high
density
development
which,
as
I
noted,
is
not
characteristic
of
the
neighborhood.

client
and
the
people,
he
is
speaking
on
behalf
of
to
request
the
community
council
adopt
the
staff
recommendation
that
the
applications
not
be
supported
and
that
the
city
appear
at

appropriate
city
style.

homeowners

sidewalk
remains

configured

residents

should

problem
